Yr price already factored in the completion of mall...

Not like u got it under 300k.

Empire damansara even lower
*
ED selling price of course lower la, the units there are smaller bro.

But if u count in terms of sq ft then of EC is RM100 lower ^^
ED: RM265K / 345 sq ft = RM768 per sq ft
EC: RM300K / 462 sq ft = RM649 per sq ft

Its ok. Ultimately its your money.....you gain or lose it wont affect me financially.

Speaking of which...i do wish empire mall a success....because right now everybody is doing a mad rush buying pavillion bj and damansara projects....

Empire city is a forgotten past.

I dont think the mall will start operate for at least another year let alone 6 months from now but I suppose you have done ur analysis. Anyway 300k + is not some live or die huge risk too. Wish u luck. I hope the mall can open eventually.

The Developer said next year June and ice skating SEA games will be held there next year. So let's see if the Developer can meet its deadline for the SEA games.

Ya that amount is not considered huge and I'm getting a professional property valuer to check the value.

EC launched at 500psf. Now only selling 649psf?after deducting lawyer fees, bank interest, maintenance fees,etc..those invested here during booming time actually making a lost or most breakeven. So called property guru like Pai promoted this project. Think he got burned too.

That's why i would think it's time to enter into the market when the price dropped. So far there is only 1 owner willing I let go at that price I got.

You have to register with the guard.
I saw few awang hitam, but i dont think as they were there as tenants, maybe they were just looking around for a house to rent.
Hopefully the owners here are not that desperate. sweat.gif

Facilities? None. No gym, no swimming pool, no public area.
But, I'm good, as long as its near to my workplace. :claps:
*
How is the living environment there albeit without any facilities?

All investment come with risks. If one cant take it, just stay away. The mall progress at snail pace for the past few months but not totally stop. Eventually the mall will open portion by portion to generate rental income. I think this is the strategy.

In any project, no $ no talk. Until the developer secure funding, it will be only talk and hope, no supplier or contractor will move.

Got, Ampang Mall opposite KLCC. Remember the KLCC station where above it is the 'closed' mall? That's the mall, it was abandon ( the tower ) or something like this then open ground floor only for a few years. now i heard occupancy rate is good.
