Chill bro, I'm just stating my opinion. I'm still very skeptical if they are moving towards high-end shopping malls. Based on the list of anchor tenants currently, I doubt we can classify it as high-end shopping mall YET. But we shall see.

But why do you need a high-end shopping mall in Bukit Jalil? Don't think they ever mention that they are making Pavilion BJ a high-end mall? The luxurious stores wont be able to survive.

They ride on successful of Pavilion KL, subsequently Pavilion BJ and Damansara Heights, but the problem is too many Pavilion right now and making it quite normal and no longer luxury brand.

Doesn't seem to have any demographic to "rent to".

There are no hospital/international schools nearby..

There are also no convenient route to the airport either hence definitely not for pilot/air stewardess.

There are no universities/colleges nearby so... I don't there will be any students renting it

On top of that, the closest train station is not within walking distance.


The only demographic that I can think off is perhaps AirBnB for short events [national stadium bukit jalil / tourists maybe?]

Also, the park residences is 4 blocks with 1k units 700+ units from the park 2. This is not counting the building from LBS.... which consist of 1.3k units. All these are only confined to BJCC itself... within close proximity there are others including Treez jalil. And even that excludes other tiers apartment within close proximity like Sri Rakyat and Jalil Damai.

With that many competition and no demographics... you'd be lucky if you could even get somebody who wants to rent your unit.

The closest also the Tzu Chi school... which is about 2.6km

Traffic there is a nightmare getting in and out.

However, the biggest concern is also competition in renting. Like I mentioned, 1k+ units from park residences and 700+ from park 2. On top of that you have another 1k+ from LBS.... these projects are equal in terms of specification, tier and all of them are within BJCC. There are many other projects nearby as well.

How are you going to compete?

Maybe a brand new shopping complex infront of the LRT
