Huh, ok what, lower than what the agent quote me before. Strange.

Visited quite some time ago before the show room ready, only Tower 1 is open, so just 2 sizes of 750 sf and 1570 sq ft.
The SA quote me 1-13-5 at 677k and 1-22-5 at 704k, but I forgot this is gross price before discount or already net.

I like the high end condo 1+1 bedroom with small size and smaller balcony if possible, but I dislike this Park 2 layout because study room is separated by bath and powder room, the powder room too big for a unit of 750 sq ft.

I prefer Type B 933 sq ft because small size and 2+1 bedroom but only available at Tower 2, nobody call me since then.

They ride on successful of Pavilion KL, subsequently Pavilion BJ and Damansara Heights, but the problem is too many Pavilion right now and making it quite normal and no longer luxury brand.

I see some potential too but the mall must be successful and occupancy of The Park must be good, else very difficult being the most expensive in whole Bukit Jalil.

I think in long term yes, but wont be short term. Now is just VP-ing, some fire hand buyers wont feel the heat until they pay another few months installments without tenant. One agent already told me, there are units currently offer SPA price and nego.

But, I not sure what was the previous launch discount because the owner just lose a bit if they took 90% loan.

Lelong still needs RM807 psf, acquisition risk. Level 37 very nice floor, perhaps next round with 10% dropped, probably ada chansi.

Depends on developer selling price and terms on the defect liability and package.

If just few % additional compare to subsale' asking price, I will take developer unit in view of HOC 2020 which is not eligible for subsale. And the defect liability is 24 months from the date owner obtained their key.

Lelong still the best since it is still new. Wait after Moratorium ended and next year will see more lelongs are coming.

My goodness, keys not even collected yet and so fast already forced to auction by banks, it sums up the profile buyers of The Park, some are not strong.

Unfortunately, this one sure got financial problem last year before Covid-19.
