Now I wonder what facilities are shared and what isn't shared since the info we have heard is like the some facilities not supposed to be shared or something.

Either way, developers screw up, they just let the purchasers fight among themselves, cepat2 cuci tangan whenever they can. My source (non purchaser who knows purchasers or something lah) tells me something along the lines that developer is trying to speed up the MOT progress as well, reminding purchasers to perfect POC POT or they would be charged some fees.

I heard the same thing too. Developer simply squeezed all the facilities (gym room, multi purpose hall, management office etc.) into residential units and don't even bother to put up fence to separate low cost housing from service apartments.

Now developer just want to cabut by going for listing ranting.gif

The issue is all components under single master title. Under SMA, all of them need to have standardized unit rate. On hindsight developer should subdivide the land (or they are aware but simply bet on uneducated purchasers) before selling each component. But the way all the component joint and sit on common area, I think the land cannot be split as well.

The only solution now is formation of sub-MC. Then each component can take care own common area and contribute to shared facilities such as guardhouse.

Block A and B common problems is built quality. Leaking is here and there. Built material terrible. Some part of the wall can be punched. Haha

Very bad planning by developer such as the facilties placing.. half ramp system that make you travel 3km down to the exits from level 7, glacier shot put from water drainage at lower level, tnb sub station at front side but shoplot facing backward…

The most funniest thing is their marketing. Clumsy and caca merba on how they divide the facilities. Its acceptable that the PPAM unit dont have the pools but very kelakar the taman outside are only for block B, while the surau is for all residence (which only can fit 10 people).

The marketing also very confusing that made block A and B comes into arguement about the entrance. Marketing team says there will be 2nd entrance for PPAM while there is no such thing in SNP.

Yes. Putting 3 scheme in 1 project is such headache as PPAM price is wayyyyyyy cheaper than RUMAWIP and wayyyyyyyyyyyy cheaper than OP vmad.gif

2nd lelong unit sold from here today.
at 3rd round reauction.

single bidder won unchallenged at 453,600.
for 1250sqft dual key unit.

first lelong unit also sold at this price end of last year.

good catch?

This is not the only nor first integrated subsidised and open unit development, only problem is that they didn’t follow to the initial “segregation” and making things worse
