But in your SPA is it stated there will be a guard house? If yes, does the plan also point where it is?

YES.IN SPA/SNP IT HAD BEEN STATED THAT THE GUARD HOUSE LOCATION IS EXACTLY AS PER EXISTING.

BUT SOME OF OPEN UNIT RESIDENCE THINK DEVELOPER SALES PERSON PUNYA SEMBANG MORE OFFICIAL THAN SPA/SNP.

Depend on project. Different project different offering.
PPAM Bayu Andaman and Amansuri examples those that come with condo facilities.

Also some like rumahwip as well. Some just nil facility apartment. Depending on project.

you all want know the story,

here the story, i don't know what developer promise to block b about the guardhouse. Actually the plan was approve by dbkl is only one guardhouse. eventho, if got 2 guardhouse, can u imagine where the location to build? the location developer was plan to build guardouse is really not suitable. blind spot. you really want someone mati katak at that side.

let say, you are talking jalan jem if one guardhouse.. Brother and sister, if got 2 guardhouse, exit location is still same place. still jam maaa..

we dont care about your facilities and not interested at all. because we know our limit what is included in SPA. Blame developer la still not provided acces card. then if you have acces card, you can enjoy with your facilities without worry block A.

Btw PPAM, rumah bebas and rumahwip...all sharing one master title or separate title? The buildings seem all sit on common podium.

The biggest s***w up not yet show face if all these components sharing single master title.

Then why would block B residents dissatisfied if there is only one guard house? Block A residents can go to their units/facilities.

But from the video, there seems to be more issues other than the guard house, such as the kawasan hijau.

All these projects I foreseen will have issue during JMC/MC formation...share units...maintenance fee and upkeeping and control of access especially to facilities that restricted to certain blocks.

thank god did not purchase a unit here...

as if the narrow road, traffic & poor access arent bad enough, there's a temple exactly beside the guardhouse...

imagine when there's a ceremony... lots of people will park everywhere they want outside, disrupting the traffic...

Heard that strata title already issued out.
So whoever with more number of owners completed title perfection will be able to control majority in the MC.

As a record at Parkhill / PPAM BJ, PPAM managed to vote in majority JMB members during the first AGM.

Knowledge is very important especially related to complex strata law.

All the best to purchasers of rumah bebas especially those joint JMC dominated by restricted (PPAM/Rumahwip) purchasers.

Big big lesson is do not just look at price point when purchase a property especially those with combo with PPAM/rumahwip.
