Open unit residence start to request to have SAPERATE entrance before vacant posession. They asked developer to built new one for ppam block. Not for them. Because the new entrance will be much simple entrance not like existing one. Not a proper entrance. this is not part of snp specification.

Then they blame block A residence who in majority not agreed with the proposal. main reasons why ppam residence not agreed are because safety issue and the condition of existing
Road is not suitable due to size and space. But the open unit residence think they have right to decide for ppam unit.

PPAM RESIDENCE NOT ASK FOR EXTRA. WE ASK FOR THE SPECIFICATION THAT BEEN STATED IN SNP. THATS ALL.

BLOCK B RESIDENCE BETTER BLAME THEMSELF WHO HAD BEEN FOOLED BY DEVELOPER SALES PERSON WHO VERBALLY PROMISE SAPERATE ENTRANCE TO THEM WHICH CLEARLY NOT AS PER APPROVED PLAN.

IF YOU ALL WANT SAPERATE ENTRANCE PPAM RESIDENCE WILL 100% AGREED. BUT ASK DEVELOPER TO BUILT NEW ONE FOR YOU ALL. AND DO NOT TO SUGGEST SOMETHING THAT
BRING BAD IMPACT FOR PPAM RESIDENCE.

Is block B that evil?

But in your SPA is it stated there will be a guard house? If yes, does the plan also point where it is?

YES.IN SPA/SNP IT HAD BEEN STATED THAT THE GUARD HOUSE LOCATION IS EXACTLY AS PER EXISTING.

BUT SOME OF OPEN UNIT RESIDENCE THINK DEVELOPER SALES PERSON PUNYA SEMBANG MORE OFFICIAL THAN SPA/SNP.

Why PV OUG?
Better go for Z Residence, Kiara or Casa Green

Depend on project. Different project different offering.
PPAM Bayu Andaman and Amansuri examples those that come with condo facilities.

Also some like rumahwip as well. Some just nil facility apartment. Depending on project.

Since got PPAM also, better wait till below 300k, else really over paying

here the story, i don't know what developer promise to block b about the guardhouse. Actually the plan was approve by dbkl is only one guardhouse. eventho, if got 2 guardhouse, can u imagine where the location to build? the location developer was plan to build guardouse is really not suitable. blind spot. you really want someone mati katak at that side.

let say, you are talking jalan jem if one guardhouse.. Brother and sister, if got 2 guardhouse, exit location is still same place. still jam maaa..

we dont care about your facilities and not interested at all. because we know our limit what is included in SPA. Blame developer la still not provided acces card. then if you have acces card, you can enjoy with your facilities without worry block A.

Interesting. Can share your SPA for everyone to see? Because sounds like developer at fault indeed but one party say this another party say that. So I'm interested to see SPA now see who the idiot is.. and I'm sure it's developer haha

Btw PPAM, rumah bebas and rumahwip...all sharing one master title or separate title? The buildings seem all sit on common podium.

The biggest s***w up not yet show face if all these components sharing single master title.

All on the same one master title. Not just this project but other combo project the same such as Harve / Jalilmas, Parkhill / PPAM BJ, PV18 / vista langkawi, etc.

Then why would block B residents dissatisfied if there is only one guard house? Block A residents can go to their units/facilities.

But from the video, there seems to be more issues other than the guard house, such as the kawasan hijau.

All these projects I foreseen will have issue during JMC/MC formation...share units...maintenance fee and upkeeping and control of access especially to facilities that restricted to certain blocks.

thank god did not purchase a unit here...

as if the narrow road, traffic & poor access arent bad enough, there's a temple exactly beside the guardhouse...

imagine when there's a ceremony... lots of people will park everywhere they want outside, disrupting the traffic...

very very difficult to resolve this, have to reconsider even bidding for the lelong unit...

PPAM
- feel discriminated because they unable to access to the play ground and basketball court, where is just next to them, can see cannot use.
- PPMP kid might ask their parent "why we cannot go play ground and basket ball court? why the kid at another side starring at us like we are monster? why the scold us thief?"
- a little of PPMP kid/ppl will confirm snip in to access those play ground/ basket ball/ swim pool / gym, then get caught, and people start fighting again.


Rumahwip + Bebas :
- they feel not balance because they paying for more $ for this property
- when they saw PPMP people using their facility, they will angry for sure, because this a act of thief
- if turn out unable to stop PPMP accessing play ground and basket ball court, they decide put up a sign board "no PPMP access to this facility" den GG create more conflict
- Bebas paying for 500k++ for this property.... this price top up a little bit can get a way better environment in same area in subsales market.

Imo...it is a bad planning from start.

Worst yet come especially after JMC formation especially related to share units distribution.

Heard that strata title already issued out.
So whoever with more number of owners completed title perfection will be able to control majority in the MC.

As a record at Parkhill / PPAM BJ, PPAM managed to vote in majority JMB members during the first AGM.

Knowledge is very important especially related to complex strata law.

All the best to purchasers of rumah bebas especially those joint JMC dominated by restricted (PPAM/Rumahwip) purchasers.

Big big lesson is do not just look at price point when purchase a property especially those with combo with PPAM/rumahwip.
