During joint inspection with developer upon VP must we submit the defect report on that day itself or can I tell the technician I will submit after a much thorough inspection by me.

You can submit at a later date. Just make sure it is within the DLP period as stated in your agreement.

In my personal opinion, the joint inspection is to enable the owners to have a view on the standard fittings in the house. They wont be able to have a thorough session with you to find out potential defects which is why you will need to do it and submit the list to them

The practical way to give you, the customer, control over defect rectification is for you to set a limit on the amount of work we can perform without your express permission.

This is a subjective matter.

Most of the times they will put the blame on SYABAS and will ask you to install a water pump to boost the pressure.

Low pressure after the tank can blame the developer.

Hi there.

Just to ask around the forumners here if there is a new policy by TNB that requires owners of new condominiums/apartments to get a guarantor in order for TNB to install the electricity meter?

I had received a sms from developer for my condo that they needed my guarantor's details to submit to TNB for installing electricity meter. I called the developer office to check if the sms was really from them and they confirmed it was and they told me this is a new policy from TNB but I am quite skeptical about this.

Need some advice from fellow experienced forummers. I have submitted my defects list to developer and they have started doing the rectification works but there was no activity for the past one week. From the list I submitted, most of the minor defects have been rectified but the major ones (doors and ceilings) have not been recifitied. When I called, I was told I am in the queue list. I am into the 3rd week from the date I submitted the list.

If there is still no activity resuming by the end of the 4th week, can I still write to the developer and tell them I will get my contractor to rectify the rest of the defects and billed to the developer?

Hi friends,

Developer called me tht my keys are ready to be collected. Few questions i would like to ask...

1. He will be giving me the defect form. If got any defect, by how long they need to fix it?

2. When do i need to change the tnb n water bills name? As far as i concern, its still under developer.

3. I asked the developer to add the grill at the bck door n wants the colour same like the frnt grill. I went to check n noticed its slightly different. According to them, they use the same colour coating, bt i see its slightly different colour.

Pls advise

Good afternoon to all, a few questions from a first home owner here :

1. May i know upon handing over of keys to us (owner) and we submit the defects list, do we also let them have a set of keys as they need to enter to rectify the defects?

2. If there are no water supply yet (no meter installed), how do we do water ponding test in the toilets?

3. Does anyone check on the electrical wirings as well (megger, continuity)?

4. How do we prevent our fixtures (tap, sink, switches etc) from being stolen since no grilled installed or do we call for grill installation right away and lock our units?

btw, its a double story house. non g&g
