when u do flood test, do u flood whole house including living room and bedroom all?
living room and bedroom floor suppose to have waterproofing just like bathroom floor and wall is it?

Hi guys,

what if developer takes like ages to repair the defect items that already reported during LDP? And they just playing the trick- next month and next month...even already passed the LDP

i understand that there is a new strata title act. anyone know anything about this? does it impact the defect liability period at all?

if i am not mistaken the new strata title act need the developer to hand over the strata title together or within a 3-6 months period from VP.

in contrast, old strata title act can be issues after 10years or more!

yup. you'll have to settle you MOT with a year from the issuance of strata title

so, for investors, this is a heavy chunk. especially in times like these when the sub-sale market is slow.....

it shouldn't be a burden on investor/speculator as they are the one whom have over the year inflated the price!

furthermore, with the earlier issuance of strata title, investor gain more advantages as property transaction is much quicker now.

on the other hand, genuine buyers that buy yo stay will suffer the most as having acquire the strata title do not benefit them in anyway, just burden them with additional cost!

hi, its not advisable to folld the whole house, it will spoiled all the wall laters.

only toilet like upper floor, balcony and flat roof have water proofing.

But if your ground floor is marble finish or timber finish, then u need waterproofing

no, they not allowed to drag the issue unattended. read your SPA, there are timeframe stipulated. from the date u lodge the defect, they still fail to attend, then write to SO and Developer that you will engage your own contractor to rectify. All cost will be deducted in stakeholder remaining money before DLP end.

Is this also applies to condominium?
Worried if i flood whole house it will disturb electricity etc all.
