Just done the kitchen cabinets melamine door with quaestone black galaxy table top .
and the customer follow exactly lighting proposal . thumbup.gif

some of the customer think sekali find contractor include all the renovation ,
perhaps contractor focus on hacking or tile or house extension , another furniture supplier , wiring , plumber all outsource .
but sure contractor will mark up either part of outsource .

Who wanted this kind of service _ foreigner _ Invester

Why I wanted to change solid surface instead ?
Another quotation around 10k can get the same material , same size , and free appliances .

How about the Carcase ? Your 15 Feet table top quartz stone how many joining ?
Is all will be Influence the price .

If they provide this 3D drawing and detailing drawing with this price the price is reasonable . rclxms.gif
If just do the partition without any drawing is consider price higher . sweat.gif

done before chinese New year , this wardrobe around 15 feet
the sliding door used tea glass can make interior look spacious and won't transparent colour of cloth
if sliding door make it clear glass will be transparent the colour inside the room will be look messy .
because of not transparent ,inner carcase use white chipboard the price can be lower .

Ya, normally those colour like light brown cabinet will make interior look spacious .
white and light brown is the perfect match, but majority colour must be white, then brown will be like secondary colour.
If u use black table top make sure got enuf sun night if not your kitchen will be gloomy .

Time for me to change my old outdated cabinet.

Plan to have some quotation before i decide on the contractor.

What is the price now to do:

1. 100" length x 33" width x 15" depth hanging cabinet with 5 panel doors using glossy formica?

2. A fridge cabinet with 33" width x 15" depth cabinet on top?

3. A build in oven cabinet. 100" height with 4 doors in top and bottom while oven sit on center.

4. 19' L shape black glass door (door only)? Standard 30" height.

Can anyone share the cost?

Hack the store room wall shown in red X. Build new wall shown in yellow line. Build sliding door at the blue line. You will have a nice large dry kitchen and also nice wet kitchen. Leave the toilet door. This will be better option as you surely need the space in the kitchen looking at your house size.

Idea is good but hack "red X " shud got pillar 5 inch x 9 inch right ? but sliding door 4 inch the balance 5 inch need use another design to cover pillar right ?

Yes you could cover it up with some design. If you do not want a sliding between the dining and dry kitchen, you could do some L-Shape breakfast table/or work area. The sliding door between the dry kitchen wet kitchen shouldnt be a problem as the former store room door (yellow line) is being wall up.

Sorry I dont have a photo. If you look at the picture I loaded earlier, I only propose to hack one wall of the store room so that your dry kitchen will have more spaces. Suggest you discuss with your contractors and they should know what to do.

because it use simple colour for the cabinet , then matching the colour glass to make cabinet look sharp and contrast.
this material is acrylic door , nowadays normally using queztstone / depend how heavy you are use .

Dear feifeikon,
I've just came across this websites and really like the kitchen cabinets that you've posted.

do you put a concrete base with solid surface? or concrete base only goes with tiles?

could you advise on the estimated costs for the kitchen cabinets if the top is
a) melamine (L shaped dry kitchen - measurement 3ft (base only) + 11ft (base & top))

b) solid surface (for dry kitchen only - measurement as above)

c) concrete base + tiles (and if you do the concrete base or I have to source a contractor separately and you only do kitchen cabinets)
and which is the best choice (but i'll be using the dry kitchen to wash dishes.. eg would the water cause the melamine top to spoil? or should i do a concrete top with tiles.)

for wet kitchen (measurement 6 ft + 2 ft - L shaped) and dry kitchen

d) granite - dry kitchen or is wet kitchen advisable?

i heard that for wet kitchen, instead of melamine board cabinet, you could combine with err.. is it glass?

Yes , we did before ,but the table will become too thick and it does not look nice . actually you don need the concrete table to support the solid surface but the cabinets itself will support . and can save concrete base cost .

could you advise on the estimated costs for the kitchen cabinets if the top is
a) melamine (L shaped dry kitchen - measurement 3ft (base only) + 11ft (base & top))
Actually the price always depend on design ,material and also accessories, so i can't Quote for you before I discuss with you about all that things.

b) solid surface (for dry kitchen only - measurement as above)
Solid surface is cost RM 160 per and Quart stone RM 220

c) concrete base + tiles (and if you do the concrete base or I have to source a contractor separately and you only do kitchen cabinets)
and which is the best choice (but i'll be using the dry kitchen to wash dishes.. eg would the water cause the melamine top to spoil? or should i do a concrete top with tiles.)
If you can find cheaper price ,Of course I'll advise you to take the cheaper Quotation .Actually it depend on how you take care of it .I believe most of the owners will not choose steel to do their cabinets just because they worry about this problem.just like you will not change all your glass windows to steel just because you worry you may break it .

Sure , Granite is Natural stone and it very long lasting material .

This small mosaic for 10ft x 5ft is around 1.5k...
Now the new type is the tile's size is 10 inch x 8 inch. But the surface of the tile look excatly like many small mosaic on it.

example :

I have the perception that ID usually will end up with super high cost.

interior designer do they have factory / own contractor for renovation ,
If out source sure they will charge for their salary ( not because of expensive material ) .
If Renovation + Furniture ,involve a lot of detailing / time / responsibility / idea / discussion / arrangement ,
maybe will took 2 or 3 month sure they mark up for their salary / admin fees .

normally suggest take LED tube ( light tube inside is Led ) damage easily to change .

Hi Feifeikon,

Do you do design work for a simple furnished condo? was rushing to move it hence only did a little amount of necessity for my home. The condo is fine but felt a little empty and would like to add some elements to the living and master.

Since i am living there now would prefer just adding furniture/items instead of renovation.

The total sqf is around 1800, however should be around 900sqf for master and living only. Please do PM me for the charges. Thank you.

That is total price, just pay 1k and the mosaic will be on your wall.
For the small mosaic, 1ft x 1ft i think around rm18-20..plus the tiling work fee..So total need 1k for 10ft x 2.5ft.
Erm....for 10 inch x 8 inch, how much per piece i don't know, never ask before. But cheaper and easier to install. That's why the total price is cheaper. suggest bigger tile, less groove line, easier to clean rclxms.gif

Hi, sorry been away for the weekend.

All the required normal furniture are in such as:

TV cabinet
Coffee table
Sofa
Dining Table & chairs

Same goes for the master room:

sidetable

What i need is the aesthetic side or should i say beautify the current room with more furniture/painting/lamp/features/etc.

You can choose smaller tiles to avoid this problem. Anyway, granite still will be the best choice for now.

Not only water seeping... its also potential kitchen biohazard! Its a perfect breeding ground for dangerous and harmful bacteria!

Actually Feifeikon, wouldn't Quartstone have the same issues although not as bad as concrete. Most quartstone have tiny microscopic holes as well.

BTW, I sent my floor plan to you on thursday.. today no sound yet...

He is informative and provide lot of idea for renovation .
Anyway I already take their design for my new house..
What can I say is, the price is quite reasonable and worth to take their service..

This is basically my rough design layout for my kitchen cabinet. Please ignore the ratio.

Top cabinet 12 foot length. Build until ceiling. Material aluminium body with 3G white color panel. Inner just regular 2 layer shelf. Use soft close hinges.

1 tall unit with 2 foot length. A space for fridge maybe 2 foot wide.

I'd like to use 2 types of table top. Can you join the 2 together. I dont have partition for my dry and wet area. But I'd like to use different material for different purpose. Is it ok? 8 foot galaxy black solid surface and 2x2 black tiles on 4 x 5 L-shape surface.

I dont like knobs on the panel. I like flat design with built in pull made of aluminium. I dont know what they are called.

Please quote based on this design.

Well, basically I read that aluminium can last for very long time. No termite problem is one thing. Also it is durable and light. But after getting quotation from one contractor I think I might need to choose other material.

yes , normally aluminium price will be 4 times chipboard material yes it can durable long time ,
aluminium cannot touch acid , if any leaking acid/ detergent aluminium body will get rusty.

hi feifeikon, do u suggest ppl to put a stainless steel sheet at d hood and hob area? to prevent oil spill at d tiles... or put tiles is better? do u sell this stainless steel sheet??

I would suggest using tiles...it's actually much much easier to clean compared to stainless steel. but if light cooking can use the steel...more appealing?

Hello, just bought a subsale condo, 1200 sq ft. Thinking of doing the following:

1. Redo existing concrete counter top, change direction for sink and cooker, L shape, 11 feet. Install gas hood, hob and sink.
2. Replace toilet bowl in 2 toilets. Another one need to remove and seal off.
3. Electric work to add power points (10 new power points) and replace existing fans (3 fans).
4. replace existing dry kitchen counter top with quart stone and open hole for sink. 7 feet. Install sink.
5. new wardrobe 14 feet, L shape.
6. new tv cabinet, 7 feet
7. new fridge cabinet, 7 feet

Can you please advise how much do I need to budget for the the above?

Ya, tiles 1x2 is good choice. Choose those smooth surface and it will be much more easy to clean it.
If you plan to have filter in future, fix the water tap on the table. When your water tap fixed on table, in case it is leaking, and you still can fix that. If from wall, you have to hack the tiles and do the repair work.

But if come from wall, it will be more strong and it will not loose easily. Perhaps you will have more space under the sink.

Hi keanyao , If purpose for panel to cover cable or wiring maybe you can take something similar design like this photo .
and can paint tv back wall then tv cabinet will be more obvious and solve the air cone problem and got design .

You can cover the ducting by plaster ceiling in front like photo below ,
now lot of showroom also do like this because door gap won't until ceiling look neat .

or you can make it full Height wall unit to cover the ducting.

but make sure u ask your contractor to quote a final price for u.
contractor they offer very cheap price in prf, when come to final total amount you have to pay, they add this and that.
Finally ur price is much more higher.
another type
contractor will quote cabinet cheaper to attract ,then will be mark up their wet work price to cover cabinet cost .

Contractor's attitube is very important. smile.gif

Just wish to clarify the above, that is just price per sq ft for the quartstone countertop right? Excluding any cabinets? Edit: in one of your posts above you said quartstone price was RM220 pfr. Here you said it is psf. So, is it pfr or psf?

hi feifeikon
i am looking to build a shelf to put buddhist statues of different sizes
one as tall as 5 feets and the rest is smaller similar to altar size. do not need incense area, just shelf that is sturdy enough to hold the statues.

any sample pix and also pls let me know the estimated cost.

Hi sifus,

Is 25k budget enough to renovate 1450sqft condo? I can stretch to 50k...

Main scope:
1. Kitchen cabinet (top + bottom) for wet kitchen, kitchen counter for dry kitchen
2. Wardrobe for 3 bedroom
3. Plaster ceiling in living hall
4. Water heater installation at 2 bathroom
5. TV cabinet at living hall
6. Lighting fixtures installation
7. Blind/curtain installation
8. Painting/wallpapers for feature walls
9. Minor decoration item

Sorry I don't have the measurement of the unit now...the purpose for this is to get the feeling of what 25k budget can do (can stretch up to 50k) to 1450sqft unit..

Appreciate your kind advice..

second hand house different procedure with new property ,
because come with existing cabinet dismantle / change tiles ,don have layout plan .
procedure :
1. extension
2. brick
3. wiring work
4. cement
5. cover tiles
6. install ligning
7. painting
8. install cabinet
9. clean house
10. arrange loose furniture
whole procedure take few month process ,

tips : 2nd house owner , if go exhibition don have floor plan can't get quotation better measure or capture photo ,atleast can get roughly quote .

25k do all thing bit difficult to make it , maybe can separate to few part just do the important part 1st .

10. plumber work
11. add on switch/ relocate switch for kitchen .
Lot of customer said renovation over budget .
example : like lighting and switch they wan add /relocate sometime here add 1 there add 1
final bill will be cost extra 1 or 2 k .
normally landed add on switch might 35 nos to 45 nos
Plan is important , start before you know how many switch and which position .

I am looking for a full design for a 1 bedroom studio around 800spf.
This unit did came with kitchen cabinet and closet. However not really like it, thinking is that possible to do some adjustment on it.

I dont have 2nd floor's floor plan as I buy this house subsale. But it is believe that there is a pillar at the 'red cross' after asking around a few neighbours.

Also, the extended kitchen area, there are 2 main hole, it seem like not viable for me to move the toilet to the back of the kitchen.

Could you please take a look at my single storey house layout and share some ideas where to place dining area, storage room, and a small study place (basically tables and chairs for 2 people).

I want to do partition for the storage room due to limited budget but my contractor has advised against it (reason: termites & ugly).

i suggest study Table put in dining table , between Living Hall and Bedroom 3 can Make it Storage cabinet for store all the stuff . If wan squeeze 1 more store room Living hall or dining hall will look small . Or either can make tatami can be study area and can storage aw well .

yes wet work done after come and install cabinet , but make sure all switch at the correct position ,
I suggest before renovation comfirm position appliances stove & hood & sink , if not later will be like this photo !

Hi pooj,

I suggest playroom and storeroom replace bedroom , current bedroom become wet kitchen and store room ,

and toilet door don facing entrance , Dry kitchen make it smaller proportion not ngam with your house .

because one of the house living hall is the soul for feeling and expression , must bigger then dry kitchen and wet kitchen

if same size or bigger , people will feel your house small , that why new house structure normally kitchen also smaller

because wan make you feel living hall spaces .

may I know whats purpose for your play room ?

this price is reasonable price , Rm 350 to Rm 400 is reasonable price ,

Actually is depend the sales person experience and sales talk ok with you or not ,

if the sales person selling RM 320 but he attitude / presentation not very well I think is not the price issue ,

If the sales person selling Rm 400 and he is good presentation ,

normally customer also will be choose the attitude /presentation and reliable seller .

ID will charge drawing from 5 ringgit per sqft to 10 ringgit per sqft , 1 drawing can change 3 times , more then 3 times got additional charge If 1000 sqft house will be charge RM 5000

Oh TQ so much for the answer, it seems not worth it to hire ID now as my budget constraint.

regarding electrical wiring and installation of Fan and lighting is the price quote for 1 point fan wiring and installation for RM90 and 1 point light wiring and installation is RM40 is it standard?

base Unit = kitchen lower cabinet

Quartz stone Rm 180 consider is medium low price in the market , it depend whats material they give and the person honest or not .

Roughly around 12feet length

Things to incorporate
1. Induction cooker built onto top (Trio Intelligent Cooker type)
2. Double wash basin (deep type)
3. Backsplash wall (easy to clean be it water or oil) - maybe arcylic or tempered glass?

Material wise best would be aluminium (for future without headache of cockroach, ants nest, etc), top may be granite or you suggest for longer lasting and less maintenance (waterproof).

can open fridge door 120 degree inside tray and drawer can pull out ,

what is standard height for tall cabinet unit?
i request quotation and KC maker mention tall unit height is 2100mm (include skirting height)
They mention this height is fix base on modular concept

Issue for me is i would like to to increase wall cabinet height
This wall cabinet height is matching or continue with tall cabinet
But KC maker mention tall cabinet height is fix
If more than 2100, side panel need to split/join
So, not nice

actually standard height is 2200 mm tall unit ,
from floor to bottom of wall unit we hang 1500mm height the rest 700mm for wall unit
700 mm height wall unit inside got 2 layer spread 2 and minus panel height of layer 326 mm x 2 .
326 mm one layer ngam ngam put 1.5 little bottle .
some of them make it 2100 mm price more competitive but not functional .

tall cabinet more thne 2400 mm got join , chip board size 6' x 8' laugh.gif
gypsum board 4' x 8 ' brows.gif

would like to close up the space under the staircase with a wood partition and make it a storage space. Door ideally hidden and push type.


walnut colour to blend with interior decor.


would also like a simple modern prayer altar that can be closed up when not in use. about 4 fit high and like a shelved bookcase to be placed on the floor.

Concrete and tiles. Cheapest and more durable, no problem with water leakage and anti scratch !

Guys.. is it true that 4G material is easily broken after some time compared to 3G? My contractor insist on recommend me to use 3G instead of 4G cause based on his experience 4G will broken and cause him problem due to warranty. anyone can confirm this.

i don't like Glass with Aluminum frames.

1st, the back area around the frame usually hard to clean because the back portion is not flat piece and has lots of gaps.

2nd, the frames edges are very sharp and poses a danger for cabinets opening at head height. even for lower frame i can scratch my legs if i forgot to keep clear.

New frames have somehow solved this issue by either using a Male & Female frame to ensure smoother edges, or add a rubber piece on the edges. the former one is the nicer way but cost alot more as manufacturer cannot produce the frame by simply cutting a long piece to their requirements.

4G glass come with no edge ,
3G glass come with aluminium frame
only diff in the frame, so if you say 4G easy to broken then 3G, but they are same material, I not agree with this

1st, the back area around the frame usually hard to clean because the back portion is not flat piece and has lots of gaps.

2nd, the frames edges are very sharp and poses a danger for cabinets opening at head height. even for lower frame i can scratch my legs if i forgot to keep clear.

New frames have somehow solved this issue by either using a Male & Female frame to ensure smoother edges, or add a rubber piece on the edges. the former one is the nicer way but cost alot more as manufacturer cannot produce the frame by simply cutting a long piece to their requirements.

Ply wood + laminated and Mieco melamine board ,
which more durable for cabinet body ?

my knowledge ply wood better then melamine board , but my carpentry told me Mieco melamine board different other normal board , it’s good quality , water proof , ply wood if water splash will expend compare with Mieco melamine board ,it won’t happen because surface done by machine .

Is he right ?

Do I start my wet work 1st then just find people making cabinet ?
Do I extend my kitchen 1st ? Then just ask people come and measure ?
Do I painting 1st Or Do wiring 1st or Install cabinet 1st ?

should get a ID or Interior decorator to discuss the position of the appliances and cabinet
Roughly have a Idea then They can Quote the accurate price for you some will provide Idea drawing ,
this will take 1 or 2 month progress , timeframe depend clients requirement

can someone explain if it's possible to have curved edges instead of sharp 90deg for cabinet doors that aren't made from Acrylic?

cabinets like tv cabinet, dressing table etc you know the drawers edge. i know laminated wood cannot do curved edges right?

Malaysia Normally customise Furniture we are using E2 board .

12mm should be okay if you are laying it on top of your wooden dining table. polish edges. Just make sure the tempered glass comes with a cop "tempered" usually at the edge. you might want to consider to protect the edges with a corner protection which you can get from DIY shop.

If you don't and won't have a maid you can consider changing the utility room behind to your new wet kitchen. Then you can also knock down the dry/wet kitchen area to get a larger living/dining area.

cook at yard , yes hack the wall make it look bigger , floor tiles different height make it same level and same colour with existing dry kitchen tiles make it look same area .
but depend on your budget If budget not allow Of course stick with original . laugh.gif
