Is 25k budget enough to renovate 1450sqft condo? I can stretch to 50k...

Main scope:
1. Kitchen cabinet (top + bottom) for wet kitchen, kitchen counter for dry kitchen
2. Wardrobe for 3 bedroom
3. Plaster ceiling in living hall
4. Water heater installation at 2 bathroom
5. TV cabinet at living hall
6. Lighting fixtures installation
7. Blind/curtain installation
8. Painting/wallpapers for feature walls
9. Minor decoration item

Sorry I don't have the measurement of the unit now...the purpose for this is to get the feeling of what 25k budget can do (can stretch up to 50k) to 1450sqft unit..

What is the reasonable rate (RM/sqft) for an all-in-one ID 3D drawing for whole house and consultation? Assuming we hire an a professional ID.

Hi all, would like to get your opinion on below quotation from ID, whether he marked up excessively or not.

I knew that his M&E work and plaster ceiling work is expensive compare to others. Already planning to challenge his quotation and if he cannot lower down the price, i will bring my own contractor to do that scope.

Lighting fixtures price i can control, I will buy myself not gonna let him buy.

Im not sure about the carpentry price though. Does the carpentry price is way too much or just slightly pricier? Im okay if the price is 10%-20% more than market as long as I get the quality and after sales service that ia expected.

Yup, balcomy, yard, entrance excluded. This only covers interior of the house (living, hallway, bedroom etc).

Anyway the rate is rm8/sqft which i find costlier than others. Im not sure what makes different plaster ceiling contractor charge more than the others. Is there difference in material? Workmanship? Design? Or just simply mark up?

Thanks bro. I managed to challenge his quotation and get his rate trim down from rm8 to rm6.

I agree with the point above. I did compare the carpentry price with others and I found it is just a tad bid pricey, but I am okay as they assured me with the workmanship and after sales service, the ID even bring me to the cabinet factory and I see they have proper equipment, workshop and even showroom so I'm quite satisfied with the price that he quote.

Depend on ur expectation and scope of reno..

U can built KC but ur reno money 50%-80% will be spend for the kitchen, depend on ur design.

If no KC then can cover other areas as well. But make u allocate fund for loose furniture beforehand, probably max 10k.
