local council requirement, if you need to provide G&G in advance, must go for strata title which some of the buyer don't like it and higher monthly maintenance fee.

So normally developer offer non G&G especially under MBSA, and some developer will offer to build the fencing and guardhouse after VP and RA formed, this is how they want to get individual title F&G. SD is one of the big player, so they wouldn't simply refuse to build those F&G if they promised, also they need to sell their future Elmina project. So don't worry.

Project kick-off already have guard house...freehold, individual title, etc. And most importantly show units are available before new house launching 😜. By the time for VP, all are ready..guarded and gated.

Majlis Perbandaran Kuala Selangor and Majlis Bandaraya Shah Alam requirements are different. In the end both got guardhouse.

Yes correct. Btw, I noticed that Tiana, Elmina Gardens is currently building the guard house. May I know that is how long after Tiana's completion date / VP? More than a year?

My friend in Tiana got key around end 2018/ early 2019. So a little bit less than 3 years.. maybe MCO has slower things down. But EV3 VP few months earlier got the guardhouse early this year. I would say in 2 years + after VP they build it.

I see. So indirectly for Elmina's housing area, does it mean that the developer need to gather the sufficient amount of some sort of agreement, DMC, etc from the residents first before they can form the RA and help to apply for the G&G from the council?

Yes true bro. Have to sign DMC along when buying the units in Elmina. By right, all first owners have to agree to set up RA, fence and guardhouse, otherwise cannot buy. After that, I don't know how for subsale.

I guess it is the same like BSC right? Because this is the only way for individual titles to get F&G. Otherwise have to go for strata.

Yup it's the same. But I wonder why it took quite some time for SDP to build the G&G compared to BSC area? Yes..different council does play some role on the timeline but the process shouldn't be too long since they already have all of the DMC signed by the residents when they sell the units right?

I guess councils do have a big role in this. My friend bought a unit from SDP in Serenia City near Sepang there. He got the permenant guardhouse already during VP, no need to wait. So it is out of developer control I guess.

Like UEM Sunrise their process for non strata is they will told you to sign up the form agreement to ensure you agree that dev is setting up the guard house before VP and putting up security for you first

They will handle the guard house and security for at least two years before RA is formed

If not agree you cannot proceed with purchase

MBSA is the most kacau one, they really inspect everything before approve, but the good thing is for MBSA, you can always make compliant and they will take action very fast. Pros and Cons, someone don't like MBSA due to higher cukai pintu and too strict, but someone like it because you can complaint many thing and they will take action.

you can't compare two different local council.

In term of distance to KL/PJ BSC and Eco Granduer is about the same,+- 5 minutes only. I can't comment on how the commute is like but depends on your tolerance. More than 45 mins during rush hour I guess.

The main difference is the type of house and whether you like strata or individual title. If want nice manicured environment go for Eco. If don't want to pay maintenance fee, just minimal security fee go for BSC.
