If u think u r so good n great then u alr a billionaires. Don't f ard here to show off u r very intelligence or smart A$$. I invested Rm 5mil+ in cyber only but I also never keep convincing or persuading ppl to buy. Like cyber - u buy. Don't like - move on. Over supply is everywhere not just cyber. Go to Klcc, mont liars areas n see, how many condo units with the lights on? Each buyer regardless own stay or investment or flipping knows what he is doing. Don't think you can call them herd as if u r the expert.

I don't know why? I fall in love with CBJ with first meet.
I like the new building, wide roads.
Totally difference with the area that I live now.
Last time may be wouldn't have a choice.
Need to stay near by working area.
But this is weekend home, than must choose a place that I like.
So I buy for my weekend home.
I don't like congested area.
I just need a place for me to enjoy the quietness.
I think many people invested at cbj also same as me.

If I may ask a few questions to all forumer here:-
The place that you stay now, is where you work as well?
All ppl live in mont kiara working in mont kiara?
All ppl live in Setia Alam working in Setia Alam?
All ppl live in semenyih working in semenyih? Or Kajang?
Obviously the answer is NO.
Same to cyber - what make ICE thinks that all projects built in cyber are for ppl working in cyber only?
I have been in this thread since 2012 n I can tell most of the ppl buying cyber do not work in cyber.
Ask bro noble baby - he paid half a million plus for a semi d in Beethoven symphony hill - Where does he work now?
For my group of friends that live in cyber - none of us actually work in cyber n not IT industry.
Yes, it may be a scary Number to see so many high rise however it doesnf mean cyber is going to be a ghost town.
If u r living in cyber, you can easily notice that diff to follow find parking in shaft bury sq,d pulze.... Just more n more ppl living here. I strongly believe, opening of SRJK C Union in 2018 will boost up more family staying due to better living environment, affordable n cheaper houses, world class infra n better school facilities.

You bought properties worth rm5m+ with down payment and bank loan or paid cool hard cash rm5m+ for properties?

Hi Ice, please move on to other places /threads and start to count the Towers over there , they need you more to tell them about the overbuilt.

We have more than enough updates from you , and we know now it is over built so u do not have to repeat . We thank u for that.

Same as investing in stock markets, investors know generally the market is down, it would be across the board matter. And yet they go ahead to buy let say Maybank , it is their choice. Every bank has bad loans , just more or less, but investors want to take the risks , they can buy..their decisions perhaps a good one in the long run.

People have the freedom to pick their own choices , eat what they like , do what they like to do, unless it is sometimes illegal. More so it is their own money, not yours definitely

As a student , it is better to spend more time on your studies, and study some personal Financial Planning too if u can , it speaks volumes on respecting other people choices. I know coz I went through the course. It is good.

So just move on ......

The fact, there are over 20 towers under construction remain unchanged. To occupy towers under construction and planning, cbj population will need to double and triple respectively.

If cbj population is doubled, will the tranquility many here treasured remain?

Just took the Cyberjaya survey. I do think if we have a convention centre here it will boost more people to come. On another note I notice a project name Radius (office, retail) being built. That location as commercial is a little off grid I feel. What u all think?

Malaysia could be a good strategic location for Europe/USA businesses for setting up their business centres to handle their Asia businesses. CJ likely is on the map for these group of business people, with airports and high infra structures around.

And to promote this, lot of efforts needed to put in by the Govt / private business partners . Things would not just come naturally in business, need to work for.

China and Asian countries have plans to build the land transport across the Asian countries , I heard soon India would be connected by land to Asia ( Thailand or so ). A new ball game is waiting.

The setback sometimes could be the current political situation, kinda discouragement in a way.

I cannot see the future but share a bit of what I read over here.

Yes, I can accept as more plus points than the negative aspect of it , perhaps in business opportunity as well.

No point to argue with student like u who thinks he knows everything under the sun.

Business sometimes is very dynamics and that is how China can be transformed in a very short period.

I am more concern about the political climate here than to doubt the abilities of business community to transform CJ.

Cyber was kuda live child and the master land owner behind it is kuda machai.

Politically speaking i doubt that current jibby govt care much about cj....

From the latest hsr stops u can see already. They rather opened up new township to collect more donation and put a stop there then to utilise existing infra.

Thats why i said just let cj grows organically.

The unfortunate part of cj is that its pricing was attached w premium...more so with landed projects...and those launched during the property bull run period such as seg and symp hills now back down to as good as lelong products. It could see as good sign for owners to pick up well priced units. But as investors that got burn 1st time around....they wont be coming back anytime soon.

Without investors and flippers....there is no where to grow a township....strictly my opinion.

One more thing...none of my friends that bought cyber projects actually moved into cyber...and i only have one friend that lived next to cj....bcos he works in serdang...it might comes as surprise to many but it was me that recommended him the place and he booked it first time he visited the sales gallery. So despite i dun look too well on cj..i know what people suit cj or close to it.
Most of my friends still stay in puchong and cheras.

On a personal level....i like live in a place where nostalgia and new collide. When u live therel...it reminds u of something old and something new. Basically it has soul. Therefore living in a complete new township from ground up is just not for me....i know many people like the new setup township....each to their owns...

Things could be lot more worse in or near KLCC areas ...so do not expect things would not happen in CJ such as a drop in prices and so on.

With banks are tightening their belts.......speculators would be hit hard, a trap i highlighted to business friends 2 years ago.

It is a property cycle per se...throughout the whole world is about the same, not just CJ alone. The problem starting with US printing unlimited of money to flood the whole world some time ago . Now they recall the money, Asia is hit hard.

Only thing, SJ is always singled out for a " property crash" as if it is an alien town from another planet.

The source of property problems come from US, not CJ. biggrin.gif

Whatsoever, each one knows their risk n award, entry n exit plan. Don't think ICE can simply call ppl herd behavior purely because he think he is right.
In property, no right or wrong. No 100% formula or book that you can follow 100% blindly. Not to mention a student with bad attitude that KPKB here. Like it, continue. Don't like it, move on.
