Trying to find a 80 acres land in kaptong. Really no where got such a big land...
Behind Public Bank... got a land but not so sure how much it occupied as there are factory at there.

I hope to announce it next year.

For now, let's make the guessing more exciting.

Unfortunately, it is not Kepong Metropolitan Lake as there are no more 80 acres there. The proper Taman area stays as it is.

By the way, the land in this KML already got Sinerjuta, JL99 Group, Jakel Group and a large parcel (25 acres) currently being tendered by a few parties with a winner expected to be known soon (i already know it).

Nothing to do with this.

This one is Jinjang to be exact. But is not Kepong Lake Metropolitan or even fringe of it.

It's a big lake.

I don't like the Taman Beringin at that area.
Incinerator project wouldn't start before all the house in that area completed and move in due to the influence of so many high end developer there.
Who know what will happen after 5 years when all wahyu/lakeside projects completed ?

Land is bot. Project wont b so soon la. But would they manage to create another mini lego land similar to dpc???

Hope so. But 80 acres to get 2nd dpc would need all high rises rather than landed.

Take a look at this old map from Street Directory. It shows the lake was much smaller then. I've highlighted the purple areas as possible reclamation areas.

Actually that 80 acres land include the lake itself. Got to know this From my discussion with lakeville project manager several months back. Certain part of the lake will have to do reclaimation process for the projects if im not mistaken. And certain part will remain as lake n landscaping project😊

In the beginning, DPC was also one big hole filled with water that nobody wanted. They then reclaimed and made the hole smaller like the lake you see now.

So jv with country garden?? I think DPC needs to clarify that or else many ll lose interest on this proj becoz of the association with CG.

whats CG problem with developing project here? other than their projects in johor which cater to sell to foreigners...

their diamond city in semenyih quite well received by the locals... sold 80% out.... now left bungalow and semi-D to sapu only....

Maybe they're afraid that the majority will be China buyers who will not occupy their units and simply rent out to any Tom, Dick and Harry (or even foreign workers). For those who buy for their own stay, then the problems will be that most of them tend to be rude and uncivilized. hmm.gif

Not to say that all of them are like that, but most of them that I come across do behave in that manner. Of course there are some decent ones, too.

i think CG wont target for china buyers again.... looking at the policy of china government no... restrict outflow of RMB.... thats why they JV with DPC and hope to use DPC name to sell to locals at a more market price around the area.... i dont think this is danga bay no.2 or forest city no.2....

You're right, but I have heard from a developer sales staff at the Agile MK sales gallery that some of the China buyers find pretty creative ways to bypass the restrictions, tho, but not many. He mentioned one case where some smart aleck swiped his debit card to pay for the booking fee and d/p altogether. Or some even used the Chinese banks subsidiaries based here to withdraw the cash to pay for it.

Not sure how true that is, but when there is a will, there is a way. laugh.gif

yea... but its too much a hassle for the big numbers to buy like this.... laugh.gif laugh.gif with this location... better to sell to local at decent price... at least sure will move anyhow... looking at the take up rate of lakeville and eco sky... haha

Danga bay and forest city were targeted at Chinese buyers. If they price at sub rm400 psf with heavy a&p, many will buy.

i think there is still difference between selling new and old one... if the new landed here comes with 99 years lease.... 900k or 1m above also will got ppl buy at 20x70... because malaysian still like new than second hand houses and lease period is something significant for them... other than the freebies and zero down issues.... those subsales mentioned dunno left how many years of lease only and hows the condition... look at the overwhelming reaction towards new landed by guocoland in alam damai then we know this location can do better....

If it really happen..i think DPC ll throw their brand name into to drain..it ll be super bad move to the new ceo joseph guy...CG involve sure high dense like HKG and low quality if cannot sell well..wats next cut cost on materials and etc lo. If dpc join the party i think the mgmt mus be losing their mind. For such proj and owning the pond kaka together their cash pile ..no reason to jv lo. Which local developer deliver actual/vacant unit exactly like demo/sample/staged/illustration?

sewage downpipe is designed by c&s consultant, not that it is blocked, is not any size fancy by buyers.

uneven tiles, hairline crack, etc are not uncommon minor defects.

developer is obligated to provide emergency or medical evacuation service?

more likely these buyers find their investment sour, looking for excuse to vent their desperation.

cg ibs, resources and management style could build high rise cheaper and faster than most if not all local main contractors. a few months shorter in construction period could save $$$ in bridging loan interest and cash flow.

12 to 15yrs jor after 1st launch of dpc rite? Where is their second project? Miri one started?

Both are former mining land. Reclaim eventually. Someone needs to do the reclaim. Americans did it for DPC but now they looking for a cheaper Chinese.

High skepticism will result in high appreciation if they manage to beat the bad perception. A trend and price setter it is.

There is 80acres of land. Launching 1000/sf for very 1st phase will be commit suicide themselve. Launching of RM500/sf will be more feasible for future growing/appreciation and attract further buyers & investers for coming plots & phases.

Same like Mah Sing Lakeville need to walk a big round to Sri Delima MRT station unless a bridge is built across the lake.

Lakeville is at least 800 meter walking under no proper shelther now. This project should be further walking distance then since is located further away.

This picture was taken frm ecosky last sunday. How fast they dumped earth on this reclaim land. Didnt know what project is this until i read this forum.

im sure other developer is eyeing on the factory land beside ecosky next to jalan kuching to build more condo with retail on ground. Then they link it to tesco extra. Ecosky in the middle! that will be awesome!

My friend, water from the not so Smart Tunnel always has been going to the Taman Desa ex-mining pool. It is miles away from here.

This place gonna crowded and hopefully give good sign for the neighbour

The way I see, this MRT 2 line is nicer than the MRT 1 line? Why? 1. Higher upside potential. MRT 1 line already ahead in terms of real estate values. That means this line will have higher appreciation. 2. Straight acccess to the KL -SIN bullet train. No need to walk so much compared to MRT 1. This is underground all the way to Bandar Malaysia. 3. This Sri Delima station is just 4 station to the Circle Line.

Currently is not walkable distance at all unless both developer mah sing and country garden build a direct link to cross the lake.

Do you think ppl renting at 2k for a 3 bedroom units willing to walk 800 meter unshelther to the MRT station daily?

Based on my conversation with the sales staff, the sri delima mrt will be connected to the proposed mall, which will be in later phases. Phase 1 will be quite far from the mrt station, but he told me that there will bbe shuttle bus provided.

It's 4th parcel fr LV. Its not within malai standard of walking distance. Kapchai maybe. Park at mall ride on mrt. Hoseh.

Mrt is directly linked to mall. But brem mall not doin well. Not sure how tis gonna turn out.

I believe after CG Completed the entire project, the lake now will probavly left with a quarter of its size nia.

Only 80 acres was acquired from DBKL. They cannot reclaim too much as the lake still has to function as a flood retention pond. If you measure 80 of the land around the lake, it's about there already. The lake will still have about 3/4 of its size.

If you look back to Google Earth in 2003, the lake was much smaller than now. I believe they dredged it.

From the last time I paid a visit 2 weeks ago, it looks like they're building up a sales gallery in the project site.

Like you, I also do not like to deal with 3rd party SAs. Always keep on spamming my whatsapp with projects I'm not interested in and some go as far as to do a hard-sell on me. dry.gif

I think the residential part are sold by country garden SA. Although they are jv, but the residential part will be built by country garden, parkcity will build the mall

Depends if the developer have a sizeable sales team or not. I recall for Avara Seputeh, the developer only have 1 sales director while they assigned a 3rd party agency to handle the sales as its just a small company.

I believe for CG's case, they'll sure have an internal sales team ready to assist just like in their Danga Bay and Forest City projects.

is there any reason to get all worked up? i don't think my concern is for nothing though, after all new govt said that they will be reviewing all unapproved KL projects and this falls into that category. Not sure if the land is obtained from DBKL but my guess is that it is.

this project most probably be ongoing... already gotten the DO from DBKL... DBKL mentioned they wont interfere those that issued DO already... as for those in planning... would be on hold for undefined period... haha

But how CG got the land is a big issue... The lake is used for water detention during flood... And now CG are going to reclaim the lake for this project... Don't u smell something fishy here.

a landowner can JV with developer also....you give land, I develop for you....also one form of JV.

They are treating the landfills, based on what I saw. I think, eventually it will go too as it's a big piece of land. Location next to MRR2, not bad.

The need of incinerator for dbkl is almost a certainty, even if it could be located at remote location in selangor, transfer center and foul smell will remain at current location.

Sure can, but not much use when you're still being investigated. Given that Pakatan keep on touting the CAT (Competency, Accountability and Transparency) principle, I doubt that the latter is willing to bury this case or let it slide just by the mere act of sponsoring social events or donating to that Tabung Harapan. They will be accused of corruption and favouritism if they do that.

Now just waiting for a response from both Country Garden and PPSB. hmm.gif

If ppsb bought the land at market price with no bribery elements, it should be fine.

The persons that kena is the one approved the sale from dbkl to 'middleman' and middleman resold to ppsb b4 even proper fee being paid to dbkl

If the developer has obtained development order, the gomen is unlikely to terminate the project. At most, macc will investigate the transaction.

Ok. Let's talk logic. Tin mines using water canons, less damage, so maybe freehold. But some use heavy equipment like Sunway and maybe this Lakecity, ok, leasehold.

But rock quarry, use explosives and heavy equipment, freehold??? Part of Damansara Perdana is a good example, closer to Forresta. Former rock quarry, leasehold.

Desapark is freehold but formerly was quarry mine with 473 acres a piece of wasteland ,ravines, ridges, a hillock

I don't think Park City is at fault here? It was the land dealing before between DBKL and UMNO crony that is shady isn't it?

If they purchased it without knowledge that this kind of transaction occurred, then they'll be off the hook and only that UMNO crony, Ku Nan and Najib will be taken to task.

All they can do now is negotiate between PPSB + Country Garden, DBKL and the residents at Taman Wahyu on the best solution to proceed since the land reclamation is done and the sales gallery is nearly complete. For certain the middleman has lined up buyers before securing the land from dbkl, and buyer has paid in full before title is transferred and development order is approved.

If the middleman didn't pay relevant tax or assessment then is the middleman liability.

YB Lim seems to have gone quiet on the 64 plots land sale expose after Khalid Samad revealed that 48 plots are legit and the 16 are still under review. Must be he passed the buck to the latter dy along with the 90 landplots. hmm.gif

Last I heard, he's now training his guns on KLSC (link).

I long suspected that DBKL must have notified the affected developers of the 43 plots (out of 97) that they are clear to proceed, and I agree that this project could be one of them.

How this is done and which are the affected projects will be anyone's guess due to the lack of transparency on how this case is handled. hmm.gif
