QUOTE(aaron1717 @ Mar 1 2018, 10:34 AM) whats CG problem with developing project here? other than their projects in johor which cater to sell to foreigners... their diamond city in semenyih quite well received by the locals... sold 80% out.... now left bungalow and semi-D to sapu only.... Maybe they're afraid that the majority will be China buyers who will not occupy their units and simply rent out to any Tom, Dick and Harry (or even foreign workers). For those who buy for their own stay, then the problems will be that most of them tend to be rude and uncivilized. Not to say that all of them are like that, but most of them that I come across do behave in that manner. Of course there are some decent ones, too. QUOTE(aaron1717 @ Mar 1 2018, 11:40 AM) i think CG wont target for china buyers again.... looking at the policy of china government no... restrict outflow of RMB.... thats why they JV with DPC and hope to use DPC name to sell to locals at a more market price around the area.... i dont think this is danga bay no.2 or forest city no.2.... You're right, but I have heard from a developer sales staff at the Agile MK sales gallery that some of the China buyers find pretty creative ways to bypass the restrictions, tho, but not many. He mentioned one case where some smart aleck swiped his debit card to pay for the booking fee and d/p altogether. Or some even used the Chinese banks subsidiaries based here to withdraw the cash to pay for it. Not sure how true that is, but when there is a will, there is a way.

QUOTE(propertybbb @ Apr 29 2018, 10:33 AM) No sales office yet? Dont like to deal with agents. From the last time I paid a visit 2 weeks ago, it looks like they're building up a sales gallery in the project site. Like you, I also do not like to deal with 3rd party SAs. Always keep on spamming my whatsapp with projects I'm not interested in and some go as far as to do a hard-sell on me.

QUOTE(Ckmwpy0370 @ Apr 30 2018, 02:00 PM) sometimes u have no choice Depends if the developer have a sizeable sales team or not. I recall for Avara Seputeh, the developer only have 1 sales director while they assigned a 3rd party agency to handle the sales as its just a small company. I believe for CG's case, they'll sure have an internal sales team ready to assist just like in their Danga Bay and Forest City projects. This post has been edited by DesRed: May 2 2018, 08:29 AM

QUOTE(ahmai2332 @ May 2 2018, 11:02 AM) Already open to inquiry on the master plan? Or still need sales gallery ready? How they going handle the traffic at this area. Increased population but the road not able to fit those car. Best to wait until the sales gallery on site is completed, then you can enquire with the sales staff based there. They might have some info on what the developer plan to do there.

QUOTE(coolguy99 @ Jun 7 2018, 07:19 AM) We have a new govt that listens to the people's plight Yeah, hopefully they cancel that incinerator outright and drop the bidding. But now only left the landfill. I wonder if there are any plans to move it elsewhere coz I recall that those living nearby complained of how bad the smell is.

QUOTE(4eyes @ Jun 16 2018, 10:29 PM) Aiya PPSB got connections. DPC ex-mining land can be freehold, this one looks like going ahead. Follow Mah Sing, donate $3mio to Tabung lah. Sure can, but not much use when you're still being investigated. Given that Pakatan keep on touting the CAT (Competency, Accountability and Transparency) principle, I doubt that the latter is willing to bury this case or let it slide just by the mere act of sponsoring social events or donating to that Tabung Harapan. They will be accused of corruption and favouritism if they do that. Now just waiting for a response from both Country Garden and PPSB. This post has been edited by DesRed: Jun 16 2018, 10:43 PM

QUOTE(jsnhoh @ Jun 23 2018, 06:45 PM) Please stop this project while investigation is in process... They dy did in this article. An excerpt from that article: QUOTE “I have asked Ali and he has agreed to put the project on hold until an agreement is reached between all parties including the developer, the China-owned company, government agencies and myself,” said Lim. Now have to wait and see what the outcome will be later on. This post has been edited by DesRed: Jun 24 2018, 12:58 AM

QUOTE(coolguy99 @ Jun 24 2018, 01:10 AM) I don't think Park City is at fault here? It was the land dealing before between DBKL and UMNO crony that is shady isn't it? If they purchased it without knowledge that this kind of transaction occurred, then they'll be off the hook and only that UMNO crony, Ku Nan and Najib will be taken to task. All they can do now is negotiate between PPSB + Country Garden, DBKL and the residents at Taman Wahyu on the best solution to proceed since the land reclamation is done and the sales gallery is nearly complete. The last thing Pakatan will want is cancel this project and compensate PPSB and Country Garden with taxpayers money. But apa la this YB Lim. Said no public utilities but this project dy included parks, shopping mall(s) and direct link to an upcoming MRT station some more. What part of HOPSCA ( Hotels, Offices, Parks, Shopping Malls, Connectivity and Apartments) does he not understand? Sometimes these politicians like to talk out of their asses at times. YB Lim seems to have gone quiet on the 64 plots land sale expose after Khalid Samad revealed that 48 plots are legit and the 16 are still under review. Must be he passed the buck to the latter dy along with the 90 landplots. Last I heard, he's now training his guns on KLSC ( link).

QUOTE(aaron1717 @ Nov 24 2018, 01:01 PM) i think DBKL already approved and settled the konon nya issue liao... now i think left adpl to be obtain and they can sell jor.... I long suspected that DBKL must have notified the affected developers of the 43 plots (out of 97) that they are clear to proceed, and I agree that this project could be one of them. How this is done and which are the affected projects will be anyone's guess due to the lack of transparency on how this case is handled.

QUOTE(jsnhoh @ Apr 4 2019, 09:02 PM) Country garxxx is good in give u a nice dream... but what u actually get is nightmare. Try good danga bay @ johor. I stayed at an Airbnb unit at Baylaurel, one of their phases there, last year and I can tell you that the unit is in good condition. The only problem I had is the bathroom floor design where it does get flooded after a bath. Facilities wise, it's quite nice and the changing room is quite decent but the hassle is that if you're from Block A, you will only have access to the changing rooms and toilets there. You won't be able to access those at the other block, though.

QUOTE(Bjorn1688 @ Apr 26 2019, 11:52 PM) Hopefully this is a freehold development. Looks promising and definitely will have potential for growth. Probably be the next DPC within 10 years. Hope so too. That area really needs a good catalyst in this part of the city. Plus, it's connected to an MRT2 station. Not many township can boast that they're connected to public transportation.

QUOTE(blackrs @ Aug 4 2019, 08:24 AM) If that's its 1st phase, it looks like it'll be a long walk to the MRT 2 station. One thing to note: Ever since Lakeville is completed, I noticed that the barricades came up around the Tmn Wahyu housing area, including those roads entering into the shophouses across the road from this project + Lakeville and Residensi Wahyu. Must've been done to prevent the latter projects' folks from rampantly parking in their 'hood. This post has been edited by DesRed: Aug 4 2019, 10:19 AM

QUOTE(blackrs @ Aug 28 2019, 02:30 PM) 🏘 Phase 1 will complete in 4 years (roughly 2023) 🚝 MRT2 will complete and open to public in year 2022 🥂 Lake City Phoenix Club will complete and open to public this year (estimated - insyallah) 🏬 Lake City Shopping Mall will develop by ParkCity after MRT2 complete (estimate)🍹 Lake Promenade Soho Retails (macam Publika) will develop in the middle of lake (1st in Malaysia) Grab from random fb post, dunno how true For the shopping mall (as highlighted), I wonder why they will only build it after the MRT2 is fully completed. Wouldn't it make more sense to be completed at the same time as the MRT2 line along with the promenade retails? Assuming the above points shared are true, that is.

Just came back from its sales gallery yesterday. Pricing still tentative, but according to the sales staff who attended to me, the price for a 1,122sf unit is around RM 7xx k. 1,484sf is around RM 1 mil. Rebates are at 6% with an additional 1% if you place a cheque before the start of the balloting (TBA). Expected completion is 2023. As for the booking cheque itself, he did tell me that if during/after the ballot that you're not interested in this project, the cheque will be returned without any charges. The amount is RM 2k, btw. On commuting to the shopping mall/MRT2 Delima station, the sales staff mentioned that there will be a shuttle service for the entire masterplan, but it will be charged on a per trip basis. He couldn't divulge much details (costs, etc.) on it as the proposal is still WIP at this stage. As for that indoor inflatable theme park, it will only be temporary. After a while, they will dismantle it. This post has been edited by DesRed: Sep 3 2019, 11:16 PM

QUOTE(davwon @ Sep 6 2019, 12:14 PM) I know I'm going to be a stick in the mud here, but I really find it hard to sympathise with these folks when they themselves erected barricades near the shophouses and a few of the roads connecting to Jln Sibu. I recall driving around there 2 years ago prior to Lakeville's completion, those roads used to be unobstructed. After the latter is completed, lo and behold, those barricades started appearing. And did they ever raised complaints to DBKL when the retention pond was once dirty and the plot Lakeville is now sitting on together with Residensi Wahyu with its adjacent shoplots was once a rubbish dump? Don't recall ever coming across old articles of them raising complaints on this...

QUOTE(propertyowner @ Sep 18 2019, 03:07 PM) This booking is without commitment right? Meaning no penalty upon cancellation? Yes that is correct, even up till the ballot day itself if you decided to change your mind. I'd wager that most likely they filed the cheques in one folder and don't bank them in. If you decided to cancel the booking, then they'll just return the cheque to you. That's what Malton practised for their Duta Park project.
