honest opinion the location is wrong in MK. it's the worst located (for "MK" condo) , which is right smack in kampung segambut. and worse, it's leasehold (i didn't even realize that until someone mentioned it).

for 770psf x 1000 sft = 770k++, you're better off getting MK Pelangi.

Drive to MK pelangi, and stand there on the roadside by the entrance to this condo. then drive to saville, stop the car, and stand at the road.

It is actually not a fair comparison as Pelangi is much better. It's freehold. And it's much lower density, meaning you own a lot more of that freehold land.

The building deteriorates over time, yes. But the freehold land value keeps going up. Furthermore, pelangi quality is still solid and common areas were recently refurbished. As for interior, nothing a basic reno can't fix. Your new condo furnishing will look old after 10 years anyway, so it's something that needs to be done (renovate or refurbish after a decade).

Anyway, I guess to each his own. Good luck for your purchase.

even savilles are doing an african ban as well. I live in one and while im not african i do have good african friends. I mean they even allow foreigners who cant speakany of the local languages to set up shops downstairs but dont allow a well educated african to stay and in some condos cant even enter.

yeah people tend to generalize when it comes to africans. it is not ideal but i guess they just want the best for their home, better safe than sorry. imagine going home at night as a girl you enter a lift full of african guys, would you want to continue staying there?

i am sorry if i offend certain people here but this is just the cold hard fact.

it is already unsafe in the streets in malaysia and the last thing we want is to feel unsafe at our own house too.

Can't compare like this lah..... Subsale for 800k, if don't have 150k cash... Don't dream loh
Should compare the new condo in surrounding area from MK to the segambut dalam, then more realistic

Haha.... You sure or not... Just beside million condo sefina, and beside Mont Kiara International school... You talk like located at Rawang.... If like this, all the 5xxk to 8xxk condo in segambut dalam and Sri Sinar will be motorcar??

But criminals come in all shapes and sizes, doesnt matter what race. a lift full of africans is the same as a lift full of bangla or even indians, would you feel, comfortable with either? And yet they only ban africans. Just do background checks on who you let in and i doubt you'd feel safe around a store owner whos so foreign and doesnt speak any of the local languages. One of the selling points of saville was actually that they were foreign friendly. I dont suspect the foreigners i see around and a blanket ban is just asking for UN intervention. I know because i just recently contacted them to expose a company that was abusing human rights. That property value argument doesnt make sense as its just a rumour spread forth because of the bias of those working in economics/finance because locals wont buy any property that have become a foreign town that isnt based on a western town. Heck even if you are a woman in a lift full of guy malays i doubt you'd feel comfortable either, i mean i get annoyed whenever a smoker gets in the lift but i tolerate it as its the guy's right to smoke, as long as not infront of me as i have asthma.

I can also say from experience staying in one of the saville, its not worth it. Parking is too tight that if you have a big car, suv or truck it wont fit, its too pricey for just 700-800sqft. Too pricey for what you get for both the size of the condo and the facilities. The halls are too small too and there are too few.

In the case where im staying the area is cheap and its near MRT but i thought walking would be alright, turns out paying rm 5 per way on grab is better than walking 1KM not because of the hot sun, but because of how dirty the path is.

Saville isnt worth your money, its just too pricey and offers subpar standards. Only redeeming features are its good electrical setup, near MRT and that the building is wired with fiber optics and rj11 (there seems to be rj45 but i havent checked). Its basically a good place if you wanna set up a personal server farm as that smaller area makes it easier to cool with aircon and good electricals for computers.

i am an owner here as well, and this is my second property...
Here's what i think when i decided on this property

first is developer -
1. MKH is a stable company, won't have much risk of going bankrupt.
2. Stayed in Pelangi Utama (developed by MKH). In terms of quality, no complaints.

second is price -
1. pretty affordable for a new project around "real" MK. dont have initial capital to buy subsale prop.
2. Sefina is quite unaffordable, even during presales period. (i went to the presales launch years ago)'
3. Sunway MK (JK5) is reaching 900+psf
4. Leasehold not an issue if you're selling within 10 years (debatable, but my honest opinion).

third - location
1. JK4 entrance
2. Potential linkage to JDK
3. Located in the real MK (i wanted a property here)
4. squatters will not be there forever (just look at Jelatek and Kampung Baru).

I asked this many times but all ignored it. To say it is JK4 entrance pls make sure Developer shows u the dbkl approval on the extension works. The current extension work is not up to inspirasi. I went to the sales office few times, they dont have it to show me. So i dropped it. It is from the experience from my mate who bought saville bangsar last time that they also marketed it with another new road but only havppen when IJM did the project recently. Also, if they are confirmed that entrance is at JK4, then why still put JK3 as second entrance? The road there is not bearable n terribly narrow with all kampung house. They could have just put one entrance at jk4 if everything is confirmed with dbkl approval and make it undoubtly jk4 mk prop rather than jk3 segambut dalam prop which is easily 30-40pc cheaper than real mk prop. Leasehold also indicative that is it is different from MK prop n whether it is real mk or not...only when the jk4 is done baru can confirm. If it happens then yes this prop ll be value buy at this level if not, then it is segambut dalam prop like aston etc which is gg.
