I think Penduline is 20x70, build up type A: 1771 sf, type B: 1898sft. Price from 644k and 663k onwards respectively.

The only property can be compare is Perwinkle, Rimbayu vs Semi Cluster at Precinct 11, Setia Alam.

Perwinkle, RB vs Precinct 11, SA

1. Title : Leasehold vs Freehold
2. Sq Feet : 2300 vs 2700
3. Storey : 2 vs 3
4. Both same Semi D cluster and same land size 32 x 70
5. Price RM 1million vs RM 1.2million

If compare sq feet price, seem like Precinct SA Freehold is cheaper, right? In fact Perwinkle, RB still have alot of units available.

On the coming soon to launch, if SA double storey price within RM 600 - RM 700, then Penduline, RB will be very expensive.

in fact, i found prices at Tropicana Aman also not cheap to for leasehold if compare to Setia Alam, freehold. Take note TA whole project are using sandbrick, means, the cost of their building are more lower compare to others....

But location wise rimbayu is very deep inside. Setia alam much more convenient.

Depends on how u look at it. Generally i think ppl don't feel current price match with the location. If developer reduce price by 10% sure the sales better. If reduce 20% sure BBB, lol.

Certain part of the cemetery extended up to the hill top. For sure the apartments can't block the whole view. But if price is low enough, can consider lah.....

The Circle Collection left over units are bungalows, right? Setia Damai are superlinks, clusters & semi-ds. How to compare? Believe mostly ppl will compare between bungalows of Circle Collection & Eco park.

Last yr i visited meru cemetery n was surprised at how close all this mid cost apartments are.. radius of 1km..

Theres even 1 sentosa apartment in precint 17 which is only a few meters away..maybe 100m?

Setia Damai is GnG, circle collection is not (it is part of Setia Impian).If buyer is considering landed GnG, the cheapest option is Setia Damai , followed by Anjung Sari, then Ecopark or Duta Villa. So depends on budget and buyer's priority.

GnG here means individual title with DMC and proper fencing and guardhse, not strata titled GnG like Duta Villa.

Nearest is the low cost Sentosa apartment about 100m away, follow by RSK 300m and finally MCA 500m. Actually, the entrance of RSK & MCA not too bad because can't see 'the view' at ground level. But those high floor units facing north for sure can see di.
