Are you managed to grab one unit ?
Facing field is extra 50K which is close to RM800K .
And is only 20x70 .

Izit worth ? Budget of RM800K you have a lot option can chose and could be come with an end lot terrace

There are 3 types. 1900sf only 24 units. Rm680 after discount. Type 2 2010 sd extra 1 storeroom bout 50 units rm740k after disc. Type 3 2010 sf facing field 750k after disc.

Its a bit ridiculous that the diff between type 2 and 1 is a huge 60k and 70k with park facing .

Couldnt get type 1. So didnt bother for type 2 and 3.

But units all gone Saw many going for type 3. This is more of owner occupiers play.

Thot type 1 at 680k is quite a good buy as currently available subsale 20 70 is about 650 to 690. And this bywater at least have have some concept gardens and free solar and waterpump. And most importantly the nearest to Dash highway. The escape route.

All in all despite the very bad jam, i think sp setia landed are still worth buying. Its a complete township with everything in less than 15 years. Look at Elmina and bujit raja after 1 decade. Those who work from home will do best here. Nice house. Nice park. Nice amenities.

The only thing wrong is the house facade. Somehow sp setia landed does not move with times. Minimalist architecture like those enployed by Sime Darby Gamuda or even guocoland they are not. But these croceus architecture are atill alright as compared to the much earlier ones.

Note the earlier phase of Conicus 20 x 70. 2 types. 1900 at 673k and 2010sf at 700k.

The phase 22x70 Plenum 22x70 1900sf at rm720k and 2100sf at 740k. Plenum would have been the best buy

Sp saw plenum sapued habis and of course jacked up croceus type B significantly. Usually they just jack up 10k for a newer phase

Ah yes I was trying to figure this out as well. I saw a couple of near-completed 20x70 units being fitted with free solar, but I didn't remember reading about it anywhere.

Definitely a bonus if it's true.

It was in the brochure for plenum they send me the free solar heater and boosted pump is mentioned. Was also mentioned on the site as well as the conference call they had.

from what i heard is top floor 3 rooms, just the ground floor bath room is excluded from the solar power

Would it be? Would the older 20 70 ones be cheaper than 680k - you need to include stamp duty legal fees and cost of rectifyjng age related problems?

Maybe the very old ones like those older decelopements in the last 10 years or more.

Newer development area are now pushed much further inwards far from the main road and there's a bad jam at the traffic light everyday. Some can even see the crematorium.

Older development are nearer to the main road. Yes there's fees incurred and may require some cost to make good subsale properties but most subsale houses would have been renovated and you save back from there and you gain better accessibility.

Thanks for the insight. But the newer developments will be nearer to the new dash highway no? And comes with a urban park and a wetlands or thats marketing ploy? Haha

And nearer to the crematorium, low cost flats too. Not sure about the dash highway.

The new 20 70 are quite far from the cemetery. As for the medium cost apartments (well these are award winning apartments) yes they are in the same area.

As for dash, theres a new access road built by the developer connecting this northern part to jalan mokhtar dahari where the dash entry and exits are. Its a single carriageway already open. I supp ose this will be widen when there are more users If not for this new access I wouldnt consider SA due to the infamous congestion.

Ppl just like new house . And most of the ppl are not ready to buy house ( pay full month installment ) so they opt for project . At least during construction they can save more money and 2 year to get themself ready to commit
