Cannot say useless, at least there will have certain level of security. Guard can always be replaced if they are under performs. During emergency cases, guard is the single point of contact.

During launch, setia staff told me guard fee for P11 cost around rm50 if not mistaken...confuse 😦

I thought the 1st two years are free then the resident committee to decide and agree the rate? However, I believe that we cannot change the security so easy as the whole Setia Alam F&G properties is contracted under same person. His background is "unique" one.....

The concept here is 'guarded' environment, the reason I bought setia alam house. I still remember how my house was burgled many years ago at Seri Kembangan. Good thing was I made sudden decision to sleep at a friend's house and that saved me from coming face to face with the thieves. But these people were creepy enough to go through my photo album and leave the pages open.

I am willing to pay the RM100 for an extra protection. You can't complain whether a guard service company is good or not until you pay.

I know some guards fall below expectation, but should you need to call someone urgently, it's better to have someone within metres rather than police's minimum 30 minutes.
Like someone mention, if you don't like the service, join the committee meeting and discuss.
So far the guards at my area are ok.

No doubt the security is important but RM100/mth is kinda not worth for that service for only security. RM50~RM75 is the fair price. RM100 is over-charged.

Also depend on level of service! Like CCTV the IC before entering for visitors or confirmation by call with owners. Then the no. of guards on duty. No. of houese in the guarded area and also no. of contribution from owners.

The cost of operation can vary a lot.

I doubt there will be confirmation by call with owners. CCTV capture the IC is common my area is using it now also. Perhaps there are two entrances lanes system which are for Resident and Visitors. Wishing now........

Can anyone share who are the developers in Setia Alam other than SP Setia, Ecoworld? The one I knew are PKNS, Sunsuria who developing the land in between Setia City Mall and Setia Alam North. Am I right? Looking for a landed terrace house. Appreciate if sifu-sifu here can share the recent/upcoming new launches other than the prescint 11 & 17. Thanks a lot

Would like to ask also the travelling time to KL city centre during morning peak hours.

As I know 1 more developer developing 3 storey terraces in setia alam is sazean which is under PKNS land. Or u can consider next to setia alam which is Bandar Bukit Raja and Laman Vista Alam.

depends on how many is really paying... like my area there... 50-60% occupancy rate... rm80 per mth... i think its justifiable... those buying for investments wont bother paying until its tenanted or sell on to new owner... its inevitable that we have to accept this fact... haha.... rm100 could be because setia alam landed always have more investors buying than own stayers....

depending on your budget... around here other than setia alam... other landed nearby would be at bukit raja... sime darby launches which always sapu habis during launching... and those precinct u mentioned is closer to the exit from setia alam....

cincai also 1 hour lo to travel to kl city center.... if gt more issues like flood, accident etc.... then 1 and half hour also possible....

Rm80 or rm100......also need to debate meh?

Extra rm20 per month is rm0.67sen per day only......am sure one's life or security is worth more than rm0.67sen.

Got flood got accident........how to avoid?

Worse one is fedhwy at icon bypass.....tns night time 11pm also fking jam from sec14 to icon city for no apparent reasons.......really tns...

well in klang valley.... sometimes no need reason to jam.... or once u got over of the jam...u will ask urself one question... wth just happened? no accident, no flood no rain.... but jam for 20-30 mins in one location.... lol

Hahahaha..... U are dam right Just TOO many car on the road. If you google Paul Tan on Malaysia car sales, almost average every month there are 40k - 50k new car on the road....... how is the current road going to cope?

Once Setia Northern FULL developed in the next 5 -8 years..... can't imagine the traffic in SP and NKVE in the morning....(hahahaha)
