QUOTE(edtai @ Jul 31 2016, 10:45 PM) You will be my neighbour unless you are flipper. Great to hear from you anyway. I also just took up a unit and signed S&P this morning. So want to join the community/club/forum. Probably not yet setting up. Buying for own occupation! Plan to move in end 2018. Hope more owners move in by then. |

QUOTE(edtai @ Aug 31 2016, 06:32 PM) Good bro, is yours for own stay? We will be neighbour soon. Look at the site progress I believe it will be VP by 3rd or 4th quarter next year. Damn... I just put down payment no long ago in July. Need to save money for renovation by then in this short period. Developer can claim money from bank and save interest on its working capital when complete this project earlier. Housebuyers like us are disadvantage in this situation bcoz the S&P price already factored in the developer's financing cost. 2ndly, our bank interest rate is mostly likely heading lower as BNM cutting interest rate in view of weakening economic condition now. I like H-type as 1st floor is living room instead of bed room for J-Type. But no choice. All units sold and I really don't have choice that time. Getting this unit is considered very very lucky. I see this 1090 scheme is not actually attractive; the S&P price is much higher compare to earlier phases. Any opinion??? |

QUOTE(myBlanket @ Aug 31 2016, 11:11 PM) For the 3rd launch Fusca, psf is about 340 after discount. Well myBlanket, i agree with your point. And this Edulis psf is almost the same too. It's just that the bigger built up reflected to higher price. So i guess your deduction of this 10 90 scheme already factored into S&P price is not correct. I see this as more to win win situation whereby buyer get to save interest, and develop complete project earlier so that they can claim their portion earlier. Well, i might be wrong but just my honest opinion. By the way I'm not Edulis buyer, Fusca owner here. So jelly that Edulis buyer get to save interest, I'm serving interest now, so expensive. ☹️ Now, just hope that the quality is not compromised. Nowadays, i understand many reputatable developers are benchmarking Conquas standard or trying to practice internally for thier QC inspection. Not sure SPS is following. |

QUOTE(edtai @ Sep 12 2016, 05:24 PM) From the top left of photo, Edulis is still under construction as well in which progress has already up to 3rd floor. Edulis progress so fast, i think SPS is using IBS (Industrial Building System) to construct. Should be able to complete by 4th quater 2017. From this angle properly the front row of Edulis still can view the lake but not facing the big lake. ![]() ![]() ![]() |

QUOTE(zeroexz @ Sep 15 2016, 10:38 AM) its also causing difficulties during renovation, aircons and wiring ppls often complain that more time needed to hack the side wall of intermediate units. For renovation, i think we can hide in plaster ceiling. Except the aircon hose.and personally i think its really hot too! |

QUOTE(klangvalleyrookie @ Nov 12 2016, 07:38 PM) No. of units booked more than that lah.... U have to go inside where unit selection takes place, there have latest sales chart. The stickers on the board are only booking order and many have to get their HL approved. I went there last evening and saw many stickers off from 18x65 DSTH launched. Of course, i believe eventually all will be taken up. |

QUOTE(edtai @ Nov 16 2016, 10:17 PM) Adui.. sometime we have no choice. I am considered lucky as this row facing small lake and nearest to wetland so it was selling like hot cake. Ocasionally after few months someone cancel it then I cepat cepat grab it. After grab it then feeling something wrong with the odd layout. Type J is slightly better than Type H but mine is Type H. So the only place I can complain is here lor... Bro, no worry i am also Type H purchaser. To me, this type is the best. Fully max up the layout. It is the tactic of SP Setia. Front row normally are launched with smaller built up. The inner row will have bigger build up indeed. Of course price increase la with some little compensation of better spec and so on. It is standard SP Setia marketing strategy since day 1. |

QUOTE(edtai @ Dec 4 2016, 06:30 PM) Yes. Bro. Saving money now for the renovation. Probably I will not got for renovation loan as high interest rate and don't want to add more commitment. Bros, any contractor "Pow Cheong" at P11? I mean you need to engage them to renovate your new house, otherwise they will ask for overriding sum if u use outside contractor.Better dont talk about this money saving matter anymore. Otherwise some forumers thought that I have money to buy house buy no money to renovate the house. |

QUOTE(kelchai @ Jan 6 2017, 03:26 PM) Based on my experience in SA property, 20 feet wide is just nice to park 2 sedan with some space like 2-3 feet spare both side. There is some trick on parking, but most owner will re-locate the refuse chamber to the side, make it more easy to drive in. My old house 20 footer with 13 ft width gate can slot in 2 sedan cars. |

QUOTE(edtai @ Sep 10 2017, 07:54 AM) No doubt the security is important but RM100/mth is kinda not worth for that service for only security. RM50~RM75 is the fair price. RM100 is over-charged. Also depend on level of service! Like CCTV the IC before entering for visitors or confirmation by call with owners. Then the no. of guards on duty. No. of houese in the guarded area and also no. of contribution from owners. The cost of operation can vary a lot. |

QUOTE(kswong77 @ Sep 14 2017, 08:30 PM) The Wetland Lake location is on lower ground and that is where the water flow into; I feel we can't see the cemetery view unless we stand on roof top. If someone stands at the balcony, I think he is not tall enough to see the opposite view. |

QUOTE(edtai @ Nov 3 2017, 01:32 PM) Wait for WEC interchange complete then the traffic could be relief a bit as resident from Meru and BBR could use it to access to NKVE via North Klang tol instead of SA tol. Connection from North SA to DASH sounds like mistery as it needs to route through or cut through the small portion of reserve jungle which is owned by PKNS or others. I don't see it can progress in short term period. If this connection really feasible then traffic at Persiaran Meru to NKVE will relief a lot. Hopefully SA will have hightway connection directly to DASH. This will enhance the overall township. 😀. SA ppl must lobby for it.Those involve in this DASH project or working in PKNS may able to anwer it. |
