Hi all sifus, what is the amount of saving on progressive interest if i take RM1.00m HL under SPS new 10 90 scheme?

Developer can claim money from bank and save interest on its working capital when complete this project earlier. Housebuyers like us are disadvantage in this situation bcoz the S&P price already factored in the developer's financing cost. 2ndly, our bank interest rate is mostly likely heading lower as BNM cutting interest rate in view of weakening economic condition now.

I see this 1090 scheme is not actually attractive; the S&P price is much higher compare to earlier phases.

Any opinion???

Well myBlanket, i agree with your point.

Now, just hope that the quality is not compromised. Nowadays, i understand many reputatable developers are benchmarking Conquas standard or trying to practice internally for thier QC inspection. Not sure SPS is following.

Edulis progress so fast, i think SPS is using IBS (Industrial Building System) to construct. Should be able to complete by 4th quater 2017.

The stickers on the board are only booking order and many have to get their HL approved.

I went there last evening and saw many stickers off from 18x65 DSTH launched.

Of course, i believe eventually all will be taken up.

It is the tactic of SP Setia. Front row normally are launched with smaller built up. The inner row will have bigger build up indeed. Of course price increase la with some little compensation of better spec and so on. It is standard SP Setia marketing strategy since day 1.

Bro, no worry i am also Type H purchaser. To me, this type is the best. Fully max up the layout.

Bros, any contractor "Pow Cheong" at P11? I mean you need to engage them to renovate your new house, otherwise they will ask for overriding sum if u use outside contractor.

Also depend on level of service! Like CCTV the IC before entering for visitors or confirmation by call with owners. Then the no. of guards on duty. No. of houese in the guarded area and also no. of contribution from owners.

The cost of operation can vary a lot.

The Wetland Lake location is on lower ground and that is where the water flow into; I feel we can't see the cemetery view unless we stand on roof top. If someone stands at the balcony, I think he is not tall enough to see the opposite view.
