Kasturi has slightly larger BU and comes with balcony. Location also better and has only 4 blocks.

Mutiara has 6 blocks n some of the blocks very near to the proposed mosque. If not mistaken, certain units on high floors could see the cemetery too.

What's the price difference between Kasturi n Mutiara? Imho if just 10-20k difference, better get Kasturi.

4 blocks but same number of units 600++ if i'm not mistaken. kasturi each floor 16 units how many lifts? mutiara each floor 12 units 2 lifts.

minus the balcony, i think living space is similar?

yeah certain block can see cemetery.

but anyways, i will try view kasturi and decide from there since some already suggesting kasturi over mutiara

Yup, u should view the actual units in Kasturi n Mutiara. Don't make judgement just by looking at numbers.

Unit layout is also very important cuz sometimes certain unit feels more spacious although BU seems the same. Get a feel of d inside n outside of d building too.

Looking at number because want to catch best price. Right now the apartment there RM3xx/sqft.

For medium cost apartment, i would say there will be a max price/sqft.

Based on experience by anyone here, i wanna know for medium cost apartment would it be possible for the price to go up to RM500/sqft?

My opinion is the price tagged as medium cost but the facilities offered somehow compareable to some condo in town area. Especially the spacious land area n landed car park. Transportation infrastructure and alternative assess road may be the main factor on the future pricing

main problem in keeping all this mid cost flat as such is the resident profile. its already REALLY showing in this few SA apartments.

The traffic after setia alam toll is getting worse now..i think it is because of the eco world construction..hope it will be get better back after the entrance construction completed.anybody knows when this will be?

No lah...jam started even before anything evo ardence surfaces...

It really is heavy traffic...but 3 lanes turned to 2 lanes is the bottleneck...after the bottleneck...which is not that far from the toll stations....

Its not like it jams for few kms.

Eco Ardence is one of the factor only contribute to traffic jam. The biggest factor is the stupidity of road planner and decision maker during the period for expansion the road in front if Tenby. The expansion work should be constructed all the way to the 1st ramp turning to Indah or Setia Eco Park. It is never too late if expansion of the road now can be done immediately rather than waiting the completion of all houses built up in SA, BBR, Eco Ardence and so on.
