setia alam are divided into 2 parts, the bottom part which is setia impian, setia indah and setia damai are mostly occupied by Chinese. The upper part which is closed to PKNS and city mall are mostly occupied by Malay. Recently, more and more malays are moving into the newly built apartments, i am not surprise to see there will be more islamic banks in setia taipan area.

From my observation of my colleagues, Setia Alam is like the pivotal township for upper middle class Malays. All my colleagues if able to are rushing to BBB over there.

think the majority buyers for the apartments are still chinese? but tennants are majority malays as usual. yeah now with the gomen house schemes all expect to see more malays there. were talking bout sub 300k houses, its a dream for them to own one. not surprised if one fine day a big mosque to be built around.
Kinda unfortunate the taipan was not adjacent to the southern area though. setia impian have their set of matured shoplots liao. but not yet for indah. stuck with 2 rows of congested shoplots that gets boring after a while.
just feel risky at least for now to open up good quality eateries in low income majority area nearby

if you guys been going the shops around setia impian side.... i can see most of them are really doing well as I will always going to setia alam, kapar every weekend.... the house mostly occupied.... crowds always around the commercial area there.... Bukit raja residence also can come together... i do admit the other side (PKNS side) really need some time to grow.... the commercial lots empty or not sustainable... and the landed there all selling... but cant sell... only the affordable high rise have decent occupancy rate...

Most of the commercial bank located at impian side as well. Those who are from klang and jalan meru will choose to go to impian side because of distance. At least there is still sign of life at taipan....the pKNS shoplots 100% empty....an eye sore......dunno what happens there.....nobody even bother to open a nasi lemak shop....
