Saw a lot of shops empty and a lot of houses for sales and rent too. How is this township doing?

I have a friend who bought a semi-d in 2008 for 800k and it's fetching more than 2mil today. Another friend bought a shop but can't rent so just occupied it for own biz. Biz is not doing well also.

the commie here is doing suprising bad for big name township. apart from couple of banks... fast foods...franchises...most biz arent doing great. even the mall is always occupied but usually with lepakers i dont see much spending going on.

i see LOTS of empty houses with for sale. and the empty land around is testament that sps has much more supply coming. .

I know right. It's the early investors back then that are enjoying the returns now. Township township township.. You have the land and ideas but you don't have to people to fill it.

I don't really understand how and why some people see it as a success. It's so hard to dispose yr investment here in ecopark. Supply > Demand.

What is your definition of success?

Property for a lot of people is buying their home. You want security, you want to be able to bring your kids to school, sometimes have some entertainment, and if necessary you're not too far from KL or the airport.

It fits all those criteria.

Compare this with staying in somewhere like Kapar or Dengkil or Semenyih it's quite clear you get what you pay for.
*
Lol I never settle down for less. That's yr definition of success then I'm happy for you. Cheers smile.gif

But a lot of people here claims that setia alam is doing tremendously well which I strongly disagree with.

It's either we are blind or stupid haha.. idk why do they wanna hide the elephant in a toilet LOL.

If you notice those regular forumners who are bullish of Setia Alam since exit from the township already keep silent inside the thread...

This will happen to thread with V10, V17 version where the vested will keep talk up the township until the time they exit... And most not even plan to stay there.

As readers who buy for own use you need to understand what is your needs and wants. If you work in PJ or KL... you need to be prepare for the long commuting hour in order to exchange for "quality township and lifestyle" living.

The most winning comment in 2016. You deserve a cookie bro. So damn true

No way.. Even Puchong has LRT station now, you think everyone stay in Puchong can walk to the LRT station?

Traffic problem happens everywhere during peak hour, it is silly if to potrait it is the only problem for Setia Alam. If really want to have significantly less impact on traffic problem, don't stay anywhere more than 8km from city center (even so, also not a guarantee).
*
I leave home 8am and reach intermark 8.30am.

More than 8km. But cannot compare because it obly takes me 3 mins to Penchala then cut to either Duke or jalan kuching already. Very convenient

then same psf  pricing ppl can buy decent dsl landed compare to shoe box, whats the point keep on talking about traffic. brows.gif

Hmm maybe can consider vipod for 1.4k per sq ft as compared to the place I bought in kd for 1k per sq ft. Haha jokes.

I wouldn't even want to live in klcc even if I have the money. Convenience to work is not a person's main reason to live in klcc. I prefer the kampung I live in now because there are more things to do in this kampung than klcc.

Sorry la I cannot afford klcc. Need to buy far far away near u some more sad.gif

So you still use about 30 minutes for that 8km++ travel and self-claim it is very convenient. Comparatively, should Vipod, Binjai residents laugh at you need to use 30 minutes for jamming in travel while they only spend 5-10 minutes to reach the same destination?  brows.gif
*
Haha what makes u so sure vipod to intermark is only 5 to 10 mins drive at 8am? Trust me. You don't want to get stuck there once you are out of yr place.

Some people only know how to complaint about traffic and everything, and do survey based by own perception/preference . Wonder if they even own a property yet. People like that usually cannot buy a property till the end of the day. Matured township is too far for their pocket, and for new township, it is too far, less entertainment, or less business opportunity for them.

If you wait till the township matured then only join, sorry you are too late, you don't have the foresight, your investment plan failed. Why? First owner already earn more than 200%.

End of the day? You only can stay in pigoen hole (10min walking distance to nowhere?) in KL/PJ.

*note : the above statement not origin from me.
*
You rich ma can buy township. Some ppl can't even buy a shoe box. Most of ppl here like myself live in kampung only. Got roof also happy ady lor. But hearsay some big big houses in township far far away also touching mil mil sound. This mil mil sound can buy a decent landed in matured areas near mrt/lrt also ma..

i am a flipper, investment is not for me...? what u talking boss?? brows.gif flipper = investor no???

as i keep remind "long term investors", best investment means earning the most in the shortest time with least risk.

Think in Terms of Income, Not Appreciation

With my two small investments, I thought only of what the properties would produce and cared not at all about their daily valuations. Games are won by players who focus on the playing field –- not by those whose eyes are glued to the scoreboard.

If you instead focus on the prospective price change of a contemplated purchase, you are speculating. There is nothing improper about that. I know, however, that I am unable to speculate successfully, and I am skeptical of those who claim sustained success at doing so.

*Above is one of the strategy buffet old man used. Well according to him those 300% appreciation boom in a very short period of time is just pure luck. Duno la.. some ppl here seems to disagree with his idea but the buffet is like some billionaire. Maybe I should just listen to the some ppl here so I can move out from my kampung into townships lo.. Hmm.. it's only gonna be a dream to be a billionaire lile buffet... better don't listen to buffet

bro, people like you waitting for Real estate bubble like you will not own any property. This is for those people who cant afford to buy any property in KV as an Excuse only. Personal advise, Start save money now for own your own property and wake up from your dream .
*
Sigh maybe you are right. I should start realising that I can't afford anywhere in matured areas. I should move out from my kampung and live in setia alam or semenyih. Maybe I should start by renting trefoil. You aren't the first one who said this toe because some aunty here also said I wasn't even born when she started buying props. I need to learn more from u all.

Ya I'm still waiting for bubble to burst that is why I'm living in kampung. Bubble not burst yet meh? You fast fast pray pray setia alam has mrt/lrt so I can rent trefoil lor.. or pray pray gov build many many expressways so I can travel 30 mins to kl like how I go kl now from my kampung..

did a simple search n found out that the MAXIMUM salary for their project manager is 10k..

Can u imagine a project manager only making 10k?? many managers in other companies make much more than that let alone project managers..

Anyway I started off with saying my friend house and shop here then performance of SA township etc etc because I was merely comparing things. But somehow sometimes butt hurt township woof woof pack leader wanna kok kok sing song so others ma humble a bit let him woof woof lo

This I agreed with you, it is not easy to do business in Setia Alam. You need to be competitive, anything below customers expectation, you can say bye bye in one month time (considering the rental rate). This is how Setia Alam business work. I am also doing business in Setia Alam, that's why I understand.
*
My friend can't rent the shops so he opened biz with the shop. 3 floors some more. At least u r not like woof woof township pack leader. His place is a garbage yet he Polish it like diamond. Damn dog

Yes agreed, I think probably need to give away the FIABCI awards to the place that they vested in, Like "The best place to live in KL indisputably" or "The Best Master Plan Township in the World 2016"  rclxm9.gif
*
My kampung no fiabi or best best award la bro. Just a humble village with kampung chicken running around. Cannot compare to kok kok kai many many houses also. Kok kok kai houses big big nice nice mil mil even tho far far.
