16 Sierra...another cut throat proj, leasehold yet nearing 1M
been to bp bangi....looks ok but pricing nearing EM; hence we bought EM instead !!

IOI city mall is another added value for 16 sei lah...

well bought back then for the sake of bpp amidst all the booming of puchong; after a while realized its getting boring

for a change EM offers tranquility and promotes better living - getting old need some change of heart I guess

anyways happy enough for current bpp appreciation - guess will have to rent it out soon instead of selling .......

Commercial activity in BP Bangi still need to be boosted further.. Good is to have an upcoming Tesco.. But SiMonyet already have a Tesco 5 years ago... Way ahead from my perception..

just hope next 5 - 10 yrs can have an established mall like pyramid or even 1U....hopefully EW plans out well on silver square and even with SP on their Ecohill 2 commercial projs

I have high anticipation on the synergistic outcome by these 2 property giants on the commercial development in Semenyih..

I really hope EM will launch the Silversquare by announcing EW HQ to be based there, then it will be a perfect start..

to have EW HQ in EM ...that would be really a fundamental booster !!

True. 1U, pyramid and Mv is my preferred mall where I like to go.

and lastly 1 highway right towards KLIA...another right towards KL

If silver square success, EM able self sustain, no need to go other place, then no using the toll.
With corporates in silver square, can find job and work here. No need waste time travel to KL.
If mall well established like pyramid, weekend leisure also stay at EM.
