Yup there are 500 bungalows there built by Matrix in 2008 as a partial compensation to Felda settlers, this is good buy even though not G&G. The initial indicative market price for these mostly 3 rooms bungalow was around RM240k then, do you have any idea what is the build up?

The minimum distance for underground powerline is 3 meter for 66 to 275kV as per Australian government. This is costly but 3 meter underground is easily achieve as long as TNB is willing to do underground. BSS is lucky but not for Cheras Hartamas residents recently.

Based on Australian regulation, this is OK as long as the distance between the transmission tower of 132kV and house is 20 meter and above, I think the nearest Suriaman houses to the TNB substation are more than this distance

As for Kualiti Alam, I believe all the MNCs that set up their multi-million rinngit firms here do a risk analysis on it, they won't invest here if they sense this is dangerous.

Found this Hakka restaurant opposite Hijayu 1, got pond view, with duck swimming around, kid can feed and play with rabbits, ample of parking space and already open for business in Sendayan since 31/8/2015..

Fresh dishes but a bit expensive.

Thanks a lot for your sharing, SKLIA still remained as Cadangan, anyway it featured in Rancangan Struktur NS 2045, I think no need to wait till 2045 gua tongue.gif

SKLIA start from KLIA- E29 (BSS exit) -Senawang - Lekas Highway rclxms.gif

HSR seem to pass through between Felda Sendayan village and BSS before reach Labu station, its location seem similar with HCSs map.

Yup Matrix is expanding the road from tunnel to Ara Sendayan & BSS from one lane each to dual carriageway I suppose.

bank value give low is due to it's free to felda sendayan resident as matrix use their land to build bss township, and most unit is bumi lot and few non-bumi. most of them leave empty because 1 house have many siblings name due to 1 house compensate by matrix to 1 household in felda sendayan. and most of them still live in felda sendayan not yet move to idaman villa.

i live in felda sendayan more than 28 years and no problem at all

Agreed with u. I own a unit of this bungalow..bought it from the settler. House price for DS Terrace House in the same area is around RM500K..????

yeah i'm also selling new house in suriaman SPA price from RM500K, but we cant compare new house & subsale,somemore these bungalow is compensated product. they can sell from RM180K-1mil but no bank value only. if sell sky high price.

when idaman villa first get VP, menteri besar not allow us to sell within few years. then after few years most of villager sell to public for RM180K (7 years back) now of course price will appreciate. later on Icon Park, metropark build and surrounding is mature, the price will appreciate again.

Idaman Villa VPed in 2008, then people start selling in 2009 (2016 minus 7), for those selling earlier may regret sold too early tongue.gif

Is it true that Kualiti Alam burn the chemical at night time as alleged by certain forumner based on your experience.

I noticed that this is a sulfuric acid processing factory owned by Batu Kawan that release much more smoke than KA at day time.
