Oh only 767 sqft (20x70 land size) this is smaller than I can imagine but still can sell at median price of RM200K not bad too.

http://www.brickz.my/transactions/resident...ed/view/charts/

I think only corner can fetch more than RM300K, just now one forumner said SSL corner reserved auction price RM342,000

Yeah, I think that is the unit you mention the launching price about 88k in 2008.

Auction might have no buyer. If not buyer, the reserved price shall be revised in another round of auction. Those who bought auction unit mostly will go to land office to get the latest transacted price for reference before they place the bid I presume.

Would you consider a DSL of 1800sqft at 378k a good buy?
Anyone knows how much is the original developer price?
*
If you're working at Lukut or PD or S2, then fairly new DSL below RM400k is a good buy. If you're working at Seremban town or Senawang, no.
Current BSS residents complained about traffic jam heading to/from S'Ban town the most. Bottleneck at S2 flyover, near the tols, Jln Sg Ujong and Jln Rasah. Next is the lack of petrol station. Nearest being the Petronas at S2.
Just for comparison:
DSL at Ampangan, 22x70, very cheap finishing, MALAY reserve, RM360k. SOLD OUT.
Nusa Intan, SSL, near Paroi. RM350k, now at don't know 4th or 5th phase. Sold over 1000 units d.

generally agree on the rental yield... no matter what development will definitely negative... even condo in a prime location... anyhow... BSS need time like CJ used to be.... they are growing... if the sendayan tech valley can become another CJ... there will be hope for it... a self sustain township... not rely on any other matured surrounding township... still time is the essence here... i definitely believe in BSS capabilities given what had achieved in this 6 years after VP...

Its definitely not a failure... as for long term holding point of view... see holding power la... haha... but it will be best recommended for own stay...

That one got to wait for the township mature in year 2022/2023.

In fact, they intend to too, Icon Park even larger than One-U, but for the time being let the population grow first lah, otherwise who going to shop there.

Visited Sendayan Techvalley yesterday, saw many new plants under construction more job opportunities will be created. rclxms.gif

Among them notice that Fibertex Personal Care S/B also building its plant there,

Fibertex Personal Care is one of the world's largest manufacturers of spunbond/spunmelt nonwoven fabrics for the personal care industry.

The company's operations are concentrated mainly in Europe and South-east Asia, with direct sales to major international producers of diapers and other hygiene products handled by in-house sales organisations.

Earlier in the year, Fibertex Personal Care launched an investment to build another factory unit in Malaysia, which will increase the company’s total output capacity in the country by about 20%. The project includes a new production site 25 km south of the existing factory at Nilai outside Kuala Lumpur (ie Sendayan Techvalley tongue.gif ) . The new site may eventually have as many as four production lines..

Construction of the new factory building began in August 2016, and machinery installation is scheduled to start early in the second quarter of 2017.

The overall investment amounts to around DKK 400 million (ie RM251 million @ 22/12/2016).

Malaysia Vision Valley project to be launched by first quarter 2017 rclxms.gif
http://www.thesundaily.my/news/2107474

“The project is likely to be launched by the prime minister by the first quarter of 2017. We have done the master concept plan and comprehensive development plan but the prime minister will announce the details,” said Sime Darby Property managing director Datuk Jauhari Hamidi.

Vision Valley is expected to generate investments of more than RM417.6 billion by 2045, and is expected to see greater traction with the recent signing of the Kuala Lumpur-Singapore High Speed Rail, which will have one of its stops there.

..the government will develop Malaysia Vision Valley with an initial investment of RM5 billion in 2016.

For your information: the total cumulative committed investments from 2006 to 2015 for Iskandar Malaysia stood at RM190.29 billion ( http://iskandarmalaysia.com.my/newsletter/...Feb%202016.pdf), you can imagine the size of MVV and potential of BSS rclxm9.gif
