Commercial project from unproven developer.. read the SPA carefully... there are so many clauses will catch you. VP without CCC... billing upon work commencement ... GST ...etc etc

Certain part like Permaisuri is really far off Jln Cheras... Certain part, in general, may fetch better rental eg Maluli.. To be fair, l think if the search to be filtered to focus Cheras business center or Do as Aman, in terms of rental psf (preferred commi) as reference would be great. |

Visited sales gallery last week, apparently there are still some leftover units available.
What you guys think about buying one for investment? I am interested on the 800 sft for investment but the downside is only one bedroom. It is good for own stay but for rental, to be more realistic for one bed room the rental you can only get around 2k but installment and maintenance fee is like 3 - 3.5k. a lot need to top-up on a monthly cash flow. |
