Well, when there is "mixture" usage (opis usage vs not opis usage) there is "dispute"...Anyway let them(buyers and/or dev) "sort it out".

Developer wont sort out lah..they know most buyers bought it for the purpose of resi stay.

Even one reputable developer just issued letters to owners disclaimed liability and said unut is strictly for opis use.....buy true to behold.....no one actually used it for opis.

Honestly for under 500sq....what kind of office you can use it for?

Commercial project from unproven developer.. read the SPA carefully... there are so many clauses will catch you. VP without CCC... billing upon work commencement ... GST ...etc etc

It is not apple to apple comparison. Just because the Apple is cheaper you think it is better than Avocado. biggrin.gif

For invest...personally like mutiara due to mature location and concept with clubhouse. usually this is use for those internet setup and some may use it as residential.
Thinking about the demand for such small size ofis, safer to go for metro cheras. With direct link to mrt sri raya, FF with carpark 300k...pay 5k till vp.

Not siding anyone.
Cheras is big and long, covering KL and Sgor.

Certain part like Permaisuri is really far off Jln Cheras...
Certain part, in general, may fetch better rental eg Maluli..

To be fair, l think if the search to be filtered to focus Cheras business center or Do as Aman, in terms of rental psf (preferred commi) as reference would be great.

Visited sales gallery last week, apparently there are still some leftover units available.

What you guys think about buying one for investment?

I am interested on the 800 sft for investment but the downside is only one bedroom. It is good for own stay but for rental, to be more realistic for one bed room the rental you can only get around 2k but installment and maintenance fee is like 3 - 3.5k. a lot need to top-up on a monthly cash flow.

Suggest to try asking if they have released bumi units.
This way you may have more options to choose from.
