Try imagine:

8,000x254= RM2,032,000

2,032,000 x 3%(interest) /12months x 3 months = RM15,240
(correct me if i wrong)

i did a similar calculation for poly ritz rumawip before :

RM15000 per head X 1000 booking = RM15 million

Then they put the money to do investment, assuming just put in Fix deposit at 4%p.a
= RM600k = RM50k per month.

JJPTR is illegal, this is legal. Means they are proudly to build more more RumahWIP, police not tangkap nobody kacau.
Even through at the end of the day, both JJPTR & this party return money to the investor/buyer.
Accept it, this is Malaysia ya.

Hi all,

I just got a wasap msg asking to attend balloting/SnP signing ceremony on 16 May.
As i'm already secured a unit why i been told that i only need to prepare 5k instead of 10% DP?
im i paying the "booking fee" or the "down-payment" for the unit? Anybody going to sign on that day?
are my unit already secured during balloting at putrajaya?
why there's additional document submission day and balloting event again?

pay deposit first then apply loan. maybe you unable to secure a loan then they re-pay u back deposit lo... why so rush to pay 10% dp? and u can go back
read the SPA page by page line by line before you sign and hand out 10% dp. this is the correct way. But u can also just sign the spa without have a look and pay downpayment on that day la. depend on your style.

i already a successful balloter.. they ask to come for SnP signing and pay the 5k on 13th may since i can't come on 16th may..

Guys,

If government servant why need to pay RM5000 by cash or bank draft to Thriven Amona Sdn Bhd?

Government housing loan is 100% (not required 10% down payment). How come need to sign S&P which falls on same day for ground breaking ceremony and balloting session?

Didn't get any queue number or successful balloter but received an email from Thriven - ask to attend the 16th May ground breaking ceremony and balloting session.


Please advise.

1. Taking commercial bank loan: Don't sign S&P unless you are confident you will get loan approval. Normally is a 1% penalty from the SPA price if you sign and need to cancel later on due to loan rejection.

2. Taking government loan: Yes, you need to sign S&P first before able to process with the government loan.

3. Government loan is a very slow process. For undercon project, yes the first 10% progress interest is charged starting once the S&P is sign. Unless you are willing to pay all the penalty for late payment, you have to cover the 10% first. If the project progress fast and reach the next 10%, and your government loan is not yet done, you have to cover yet again with your money. Don't worry, you can get back the money.
