1. Taking commercial bank loan: Don't sign S&P unless you are confident you will get loan approval. Normally is a 1% penalty from the SPA price if you sign and need to cancel later on due to loan rejection.
2. Taking government loan: Yes, you need to sign S&P first before able to process with the government loan.
3. Government loan is a very slow process. For undercon project, yes the first 10% progress interest is charged starting once the S&P is sign. Unless you are willing to pay all the penalty for late payment, you have to cover the 10% first. If the project progress fast and reach the next 10%, and your government loan is not yet done, you have to cover yet again with your money. Don't worry, you can get back the money.

You are advise to prepare the RM5,000 bankerβs cheque and bring along your entitlement letter on 100% loan approval (if any) when you come for the balloting event on 16th May 2017 morning even though you will entitle for 100% Govt. loan approval later.
For your info, we shall only give the priority to those with RM5,000 bankerβs cheque and loan approval (with bankβs loan letter offer / LPPSA letter).
Further, we shall refund to you accordingly if there is any exceed payment after your 100% loan approval and loan disbursement from LPPSA (by written notice) .
Thank you.
Now we need RM5000 bank cheque or cash and bank loan approval offer / LPPSA letter?
I received an invitation email from Thriven last Friday (12th May 2017) around 4pm - can prepare bank loan approval offer / LPPSA letter before 16th May 2017?
