The ground floor is not for sale as to control tenant mix and this will be fully managed by the developer.

First & Second are open for sale.

Ermm ground floor control tenant mix but second and third don't need to control meh?

Open Mah Kei and kai dau on the highest floor seem very legit.

Dear Sir.

Agents of Brownland Properties are not the regular REN. They are professional and responsibly agents who listen to directives to find targeted buyers.

Apart from that we will find these buyers, mid to upper end retailers. Basically, they invest and we help them make money with above average rental income.

The JMB will be the second level of control to ensure legitimate & proper business are conducted.

With these clear and definable goals, the Enesta (both the retail & service apartments) are bound to succeed........

Are u serious when you meant that you wont sell those second and third floor retails to any tom dick harry when if these Ali and muthu and ah hock want to buy? Means you will conduct an interview?

Dear Sir.

Yes you are correct we will not sell these retail outlets to any Tom, Dick & Harry unless we are deceived by them.

There again there are no guarantees that targeted buyers can be good landlords. At least we make an effort by looking for targeted buyers.

We are duty bound to make the Enesta a success.

The success of Enesta will also be the success of our future projects.

Does the developer had any good track record in attracting and maintaining new retails?

Why is developer keeping these units for own is good news?

Developer doesnt sell now doesnt mean it will hold on forever...

You have to be there to feel the aura. Distance is near mind you. And plus the size of the HTC tiang. You will have sleepless night if you buy without going to the site to see for yourself.

Budak sekolah menengah lari 100m dalam masa 15 saat and 200 meter dalam 25 saat. Jadi, 150m mungkin dalam 20 saat.

Berapa cepat you kata effect HTC sampai project ini? Rasa-rasa 0.0000000000001 saat, dan 24 jam sehari.

You have the perogative to listen to your SA who approached you on the Enesta.

As for me, the Enesta is a viable and very profitable based on the following:

- selling at present market value and not at future/projected values.
- low density
- direct mrt connection
- direct access to Jalan Kepong

With the above fundaments - this project is sound for good ROI.

Two days back one of the banks called me to verify on the pricing as the valuers ask him on two occasions to verify why this Enesta is sellling below the market price.

Potentially 258 people are in this position to make good money. However, like any projects there will be dropouts.

If you are keen to replace there rejected bookings do drop me a line. I will give the facts on this project and you make your decision. No loss for the both of us........
