QUOTE(Jasoncat @ Sep 21 2015, 07:34 AM) That one I don't know but I think they may start launching part by part the Silver Square. This year they still have 2-storey shophouses (Brighton) to launch 46 units starting from RM1.7mil in Semenyih for a 2 storey shophouse is really mind boggling. My friend bought Taipan at Ecohill recently for RM1.8 mil but 3 storey 28x75. Is Ecoworld over pricing their shophouse just because there are good demand for shophouses in this new growth area? Heard Ecohill will also be launching their phase 2 commercial next year, next to Taipan, concept wise similar to that of Setia Walk in Puchong. Maybe they too will revise their pricing if Ecoworld is successful in selling their Brighton. Longer term, I think commercial got good prospect in Eco Majestic and Ecohill due to the large natural catchment area but with such pricing, are there better bets else where? In fact I am have been looking around for shophouses to invest. I hv checked Seremban 2, Sendayan, Melaka, Rawang, Melaka and now actively Semenyih. Now narrow down to Seremban 2 and Semenyih as both are new growth areas. Unfortunately prices have shot up in the last 12 months. |

QUOTE(MiracleLucky @ Sep 21 2015, 12:40 AM) Bro Jasoncat, Have such plan flashed in my mind if I still have bullets then but to some extent I share your concern. The yield could be depressed for quite some time with more competitive market ahead after more and more high rise flush in while Semenyih is still "transforming". Initially when I know about SEH plan to launch its inaugural medium cost apartments soon, I have thought about it. But when I know that there will be at least 1900 units there (3 out of 5 plots of lands designated for high rise), I a bit hesitate. Well, not that I don't have confidence with the township but just have a second thought whether the money spent there can work better else where. Similar thought applied to EM high rise. Having said that, I think the high rise projects in these townships have its inherent advantage - being part of the townships which are deemed to be the growth driver of the property market in Semenyih. R u planning to get one medium cost apartment? Worthwhile for investment? Can be rented out? Very doubtful on it as semenyih has not reached maturity yet. Have not made up my mind yet but I have registered my interest. Btw, you may refer to the following thread for the high rise units already / to be landed in Semenyih. https://forum.lowyat.net/index.php?showtopic=3651940&hl= |

Earlier heard the entry was RM1.6M Longer term, I think commercial got good prospect in Eco Majestic and Ecohill due to the large natural catchment area but with such pricing, are there better bets else where? I do share the same view on the prospect of the commercials in EM and SEH but I still have reservations on the location of the commercial units (Brighton) EM going to launch, more so when they price it higher than Ivoris which appears to me more suitably located. I have limited bullets - if to invest commercials in a already successful area, very likely it is beyond my capacity. So, commercials in a rather new township which I have strong conviction of its potential is a more possible choice for me. Relatively, 3-storey shophouses at RM1.8M seems a better deal vis-a-vis RM1.7M of 2-storey. Having said that, I still think that 2-storey is enough in Semenyih. Seremban 2 - Plazo, when they launched, have you thought about it? The next launch heard very likely next year... |

Looking at the list of high rise, Semenyih literally going to be flooded with many high rise units. With the influx of people and exponential population growth, commercial looks viable with potential high ROI. But it's out of my reach. Have not made up my mind yet but I have registered my interest. QUOTE(Jasoncat @ Sep 21 2015, 08:26 AM) Hmm... confirm starts from RM1.7M? Earlier heard the entry was RM1.6M From very reliable source, yes, it is starting from RM1.7mil. I do not know EM layout well enough to comment but many Ecoworld top guns whom I spoke to seemed to prefer Brighton location to Ivoris. Many of them hv reserved Brighton. I am really sceptical about the yield. Like u, I am only looking at new growth area as it is more affordable and better chance to make a bit more but prices are getting crazy especially from reputable developers. I do share the same view on the prospect of the commercials in EM and SEH but I still have reservations on the location of the commercial units (Brighton) EM going to launch, more so when they price it higher than Ivoris which appears to me more suitably located. Seremban 2 - Plazo, when they launched, have you thought about it? The next launch heard very likely next year... Would you consider buying Brighton if you are given one? I liked Taipan a lot due to the very cheap entry price and location. Unfortunately, cannot get one. Waiting to see how they price phase 2. For Plazo, Seremban 2, in fact I went to their sales office on the day of launch, very early in the morning some more like 6am. I saw a long queue for a limited units available. Was told that all units of the 2 main road and residential area fronting rows were all sapu by internal and their associates. My cousin, who has connection in IJM got a unit facing main road at close to RM1 mil per unit. At that time, I thought it was a very high price to pay but now it looks like a steal as I heard from my colleagues who are staying in Seremban, the location of Plazo is superb. I did not get one as I did not bother to stay on as the queue was long. Looks like demand for shophouses is still hot. |

Then the commercial owners will huat huat huat. At present, need strong holding power which I believe they do cos most of them are very rich tai kors |
