QUOTE(restful increase @ Jul 11 2015, 01:47 PM) taikors, so u think majority of purchasers for merrydale and tenderfields ar flippers/investors or for own stay? New township needs time to mature. Flippers do not have enough holding power. SEH and EM not the flipper's game. We can see huge potential for this township to grow. Holding power is the pre-requisition. |

QUOTE(samkps @ Jul 18 2015, 10:57 PM) While people complaining the poor arrangement of the food catering (I only manage to get 1 bottle of mineral water inside the show house), the SA told me that EM perhaps will be aiming for the launching of Mellowood as early as end Sep / Oct... EM also will be launching the commercial shoplot in Oct.Can't remember the name. Anyone manage to ask the indicative price? There will be 2 types of layout, one is the conventional, the other one is park home (living room at the back), starting price should be 5-10% extra (psf) compare to Merrydale... |

QUOTE(treehill @ Jul 18 2015, 11:44 PM) Bro, got portable toilet.. Before the snow units there... Dunno got 3-4. The food station further away from the pop corn stall actually was OK. The queue wasn't too long. Get to try all food except durian. Anyway, the food quality wasn't that good. It is time for EM to improve. I hope they hear us.Total counter were 4... But since the method use here is prepare and refill it take awhile to replenish it. Dabao i saw it too but it was more like after 8:30pm... What they Dabao I no idea. Me and my partner were lucky enuf to reach the show unit there early so we managed to take our food. Once finished didn't refill food already.. Just refill drinks.. Queue for popcorn and candy really long... No doubt. Durian no need to say... Even worse...... For durian a it surprise they didn't ask the workers to open and prepare it first (at least 1-2 hours earlier)... Then the queue won't be that long. |

QUOTE(Jasoncat @ Jul 19 2015, 12:28 AM) Already missed the Ivoris boat. Brighton only has 48 units. I hope for ballot rather than 1st come 1st serve. At least, everyone has equal chance. If the price increase by 15% relative to Ivoris, the cheapest unit will be 1.6mil.Personally, I still prefer Ivoris as it sandwich between Silversquare and SEH2 commercial area. Taking 15% price increase per phase, the next commercial shoplot in Silversquare can easily reach 2mil. |

QUOTE(Jasoncat @ Jul 19 2015, 11:58 AM) Location wise I agree that Ivoris is more strategic than Brighton though I prefer the facade of the latter. Price wise, I think it should be comparable with Ivoris rathan than double digit % increase given the location, unless they have sth really value accretive. I just talked to SA. Tentative price starts from 1.6mil. My prediction is correct. Need to start to check my bullet. Need to fork out 10% downpayment. Hope EM gives good discount to Brighton buyers since the market is slowing down now. Ivoris buyers can smile big big already. |

QUOTE(bigmamma @ Sep 12 2015, 02:15 AM) Great analysis bro. Many thanks. During this trying time, rightly Ecoworld will not simply up the price. So Brighton which is priced at RM1.7 mil may have something different. Maybe the orientation. If I am not wrong, for Ivoris, the road facing units were priced at about RM1.7 mil too. If your guess is right, that is rental yield can achieve 4-5%, I think it is still a very good investment as upside potential is high in view of the development of the whole Semenyih area. I am in fact doubtful if can fetch 4% rental yield which is around RM7000 nett a month. Bro, would you consider buying this one since you hv missed Ivoris? Heard all 46 units hv been reserved for their associates or loyal customers. They may not even launch.... If Brighton does not have so many advantages relative to Ivoris, how EM is going to sell it at 1.7mil onwards? Ivoris was launched in Q1 this yr. Q3 and Q1 price so much different... Ivoris buyers really lucky. I think will open Brighton to public since they already announced it during windmill event. Hope they open the ballot to existing EM's buyer only. |

QUOTE(Jasoncat @ Sep 20 2015, 08:36 PM) One interesting thing found out from the Simfoni ground breaking ceremony - it was reported that the 1st batch of the commercial will be ready to handover in 2H2016! It means Ivoris will be ready by then! Two blocks low cost house complete in one year? It is too ambitious? I wish to see how EM do it.I thought Brighton is nearer to low and medium cost apartment. 1st batch of commercial shoplot refers to Ivoris or Brighton? |

QUOTE(Jasoncat @ Sep 20 2015, 11:58 PM) Oh bro, you have misinterpreted it. What reported is the 1st batch of commercial in EM will be delivered in second half of next year, not the low cost house. The 1st batch is Ivoris. I see.... Ivoris may become the 1st commercial in SEH and EM. Interesting to see weather Ivoris or Taipan can "drink the 1st scope of soup" in this township. |

QUOTE(Jasoncat @ Sep 21 2015, 08:26 AM) Hmm... confirm starts from RM1.7M? Earlier heard the entry was RM1.6M What's the size for Brighton? Larger than Ivoris?I do share the same view on the prospect of the commercials in EM and SEH but I still have reservations on the location of the commercial units (Brighton) EM going to launch, more so when they price it higher than Ivoris which appears to me more suitably located. I have limited bullets - if to invest commercials in a already successful area, very likely it is beyond my capacity. So, commercials in a rather new township which I have strong conviction of its potential is a more possible choice for me. Relatively, 3-storey shophouses at RM1.8M seems a better deal vis-a-vis RM1.7M of 2-storey. Having said that, I still think that 2-storey is enough in Semenyih. Seremban 2 - Plazo, when they launched, have you thought about it? The next launch heard very likely next year... |

QUOTE(mamaky @ Sep 25 2015, 05:05 PM) The Brighton, 2 sty Shop-Office (24x75)@ EcoMajestic launching soon. Please prepare RM50K cheque & letter of loan eligibility. Brighton will have the same process like Ivoris. Similar hassle, need to get pre-approve loan. Those are interested can get details from SA. This time will be a very very very competitive ballot since the ballot is open to 'public'. No privilege for existing EM buyers. Good luck!! |

QUOTE(Jasoncat @ Sep 27 2015, 11:22 PM) Not all but to those who have registered interest earlier. Reason: Ivoris are purely to existing buyers (of course plus associates etc), need to give opportunities to others this time round. Haiz, need to rebut Means SA will ask for the SMS for verification before buyer put in their ballot ticket? |

QUOTE(bigmamma @ Sep 28 2015, 06:21 AM) Wa lau leh! Starting from RM1.7mil in Semenyih still like it is going to be BBB. To get a gross yield of 5% per annum, we need to rent at about RM7000 per month for 2 storey. From long term rational investment angle, is it really a good investment? Those who are familiar with the area can advise? It is really very pricey though for that area. How much would an existing 2 storey shophouse at the quite matured Setia Alam worth? Can we use Setia Alam as proxy? I am attracted to this new growth area thus tempted to try luck this time. Missed phase 1 shophouses of both EM and SEH. Heard phase 2 by SEH is launching next year. Would it be cheaper compared to EM? Thank you! Starting 1.5mil, not 1.7mil. |

Would it be cheaper compared to EM? Thank you! For long term investment, I would say is a YES for Brighton looking at the agak-agak chronology below:Q4 2015 VP for SEH DSL, Semi-D and bangalow. Those P2 and P3 buyers are high income people. Upon VP, I think they hardly find any cozy lifestyle cafe to in Semenyih. 2016 News claimed that Ivoris will be ready in 2H2016. If it is true, good news for SEH P2 and P3 owners. Ivoris should be doing good medium to high end business. 2017 VP for Cradleton, Tenderfield and Gentlebrew. More crowd will be supporting Ivoris but not enough to support the owners. 2018 - VP for SEH medium cost apartment and Taipan Ecohill - VP for Merrydale, low cost apartment and Brighton At this time SEH Taipan will be supported by SEH DSL, P2, P3 and low/medium cost apartment. Ivoris will not be sufficient to support massive owners from Cradleton, Tenderfield, Merrydale and Gentlebrew. This is where Brighton should come in to support the community in EM. Weather or not Brighton can continue to do medium-high end business after Silver Square is launched, it is subject to support from Gentlebre or Noblegate. Should the business shift to Silver Square, Brighton can still support the low-medium cost apartment owners. Still it is a good for medium to long term investment. Looking at the potential of this township, I vote buy for Brighton. |
