Hi,
Did anyone here doing renovation work in M Residence need approval from management ? What kind of document or procedure for this ? I call customer care about this but he mentions need to fill some form and deposit RM 5000. He didn't mention what kind of renovation though. My renovation will be building awning and cover backyard with tiles, kitchen cabinet, and changing sliding door inside master bedroom to window. No extension involved in here so I don't think need approval from local authorities. My current house is quite far from Rawang so hopefully i wont need to travel back and forth because of missing documents or steps. Appreciate if anyone can help. Thank you in advance! I think u can find the form in the house owners manual. I think u need to put a small deposit then declare what u want to do.
But if no demolition, no need for rubbish bin then it is simple installation. But if no form, the contractor can't come in or bring things out at will. It is always good to follow the procedure. |

Hi,
Thank you all for replying. Just want to share what happened. I manage to go to management office on last Saturday, fill up the form with all renovation details. They say no deposit needed since I don't have any extension for the house (only internal reno). They will give a contractor form to fill in and send back to them (either before or on the same day when the contractor come). This document can be photo state as much as needed (if more than 1 contractor involved). As for MPS permit, the management office didn't say anything about this although i mentioned will have hacking in master bedroom and backyard. I ask the general contractor, they say they only need 2 weeks to finish all the reno, while the grill have to wait after finish painting. Hopefully nothing happen during the renovation *cross finger* |

Back then, the endlot units are RM 20k extra compare to intermediate units. Corner lots definitely. Its with extra land and varies, be it the value got or not, it still got upper hand to let go. The choices are quite few. But end lot with only extra windows is not an issue, just prob of next to a small lane. |

Anyone bought the Canal Link M Residenec unit. Why the canal looks so small just like "Longkang' only?
Anyone know what is the construction beside M-Avenue>? Is this construction for Hypermarket as proposed in the Master Plan or shoplex? |

The stretch of AEON to BCH is in the midst of widening now by re-diverting the river a bit and reinforce the WALL to prevent future road collapse. works are on going. but be expect it to complete end of next year. I don't foresee it will complete so soon. MR Entrance widening is under MS care. I haven't see any work yet but there is signboard stating Under MS Maintenance. |

Anyone here had experienced Mahsing handover without power supply and water supply? the LAD charges only charged until the day i received my key, but the power & water supply are not available until today, roughly about a month from the day i received my key. Accordingly to them, they said S&P written there house is ready to handover whenever the power & water supply is ''ready to connect" which means house can handover without power & water supply.R they means they can handover the house without power & water supply forever?! this really make me hot tempered and unhappy as a MahSing client. I think it is not fair to buyer since the house is not usable! Shame with this kind of lousy services from Mahsing. I plan to complain to house consumer affairs. Anyone here know the procedures or steps? thanks.

LACK of proper signboards and streetlights along a stretch of Jalan Rawang-Batu Arang, between Rawang toll and Bandar Tasik Puteri, is making driving dangerous for motorists.
Daytime presents a different problem -- rush-hour traffic congestion. Residents from Taman Velox, Taman Bayu Permai, Bandar Tasik Puteri, Bandar Country Homes, Kota Emerald, Kampung Sungai Bakau, Kampung Sungai Bakau Tambahan, Taman Desa Mas, Batu Arang, Puteri Heights, Desa Mutiara, Casa Ria, Saujana Rawang and Kota Bidari are facing these problems daily. Bandar Country Homes resident S. Nahanthiran said the streetlights worked only for a few days. “It is very dangerous as the roads are narrow and dark. There are also no proper signboards to warn motorists of the roadworks. “So far there hasn’t been any fatal accidents and I hope it stays that way,” he said. Sungai Bakau Village Security and Development Committee (JKKK) chairman Paul Cha said that during rush hours, it would take at least half an hour to travel from Rawang toll to his house in Kampung Sungai Bakau, a five-minute drive in normal traffic condition, and it was worse when there was a downpour. Bandar Country Homes Residents Association chairman Soong Beng Khoon said people living in the surrounding area had to endure the daily jam and were left in the dark about how long the roadworks would take. “I saw that the Phase Two of the project was done, but the main problem is at the bottleneck from Rawang toll to the Petronas station, where no construction work has started. “It is very frustrating having to go through this traffic jam every day to get home,” he said. Rawang assemblyman Gan Pei Nei met with Public Works Department and consultants. “The road under construction stretches about 1.3km to Sungai Bakau. Gan explained that the project to upgrade the road, making it a dual-carriageway with an additional lane, started in April this year and wasexpected to be completed by middle of next year. “The RM250mil Jalan Rawang-Batu Arang (B27) expansion over a distance of 4.6km is under way and will take about three years to complete. “Work is being carried out in stages. Once completed, motorists heading to Bandar Tasik Puteri from the NKVE Rawang toll will have a smoother drive,” she said. The 4.6km road project is being undertaken by the state, assisted by Public Works Department (JKR) and developers. Gan said the contractors had placed amber blinker lights to caution motorists and the developers involved had agreed to move some streetlights closer to the road. She urged the people to be patient as residents in the nearby townships would benefit from the road expansion. She said a total of 19 developers in the area contributed to the B27 Road Fund. “Currently, the Gombak Drainage and Irrigation Department is looking into the alignment of three rivers along the stretch of Sungai Bakau, Sungai Kundang and Sungai Gong,” she said. Phase One will stretch for 1.6km from near the NKVE Rawang toll to the Petronas station. Phase Two of the project, which will be done by developers, will involve building a bridge from the Caltex station to Sungai Bakau. In Phase Three, the road will link up Sungai Bakau and the Bandar Tasik Puteri junction, a distance of 2.3km. |

KUALA LUMPUR (Dec 1): UEM Sunrise Bhd ( Valuation: 2.60, Fundamental: 1.50) and WCT Holdings Bhd ( Valuation: 2.40, Fundamental: 0.80) plan to undertake a RM3 billion mixed-property project in Serendah, Selangor, under a proposed equally-owned joint venture (JV).
In a statement to Bursa Malaysia today, UEM Sunrise said the JV intended to develop freehold land measuring 243ha (608.63 acres). UEM Sunrise and WCT had today signed a conditional subscription and shareholders agreement, under which UEM Sunrise proposed to buy a 50% stake in the expanded share capital of Jubiliant Courtyard Sdn Bhd (JCSB) for RM214.88 million. Land owner JCSB is currently a wholly-owned subsidiary of WCT. Upon completion of the stake buy, UEM Sunrise and WCT will own 50% each in JCSB. At the signing ceremony here today, UEM Sunrise managing director and chief executive officer Anwar Syahrin Abdul Ajib said the JV was a move to strengthen the company's position by expanding outside southern Johor. "The contribution of this project is expected to come in from 2018 onwards. Over a period of 10 years, it will contribute significantly to our profit," Anwar Syahrin said. WCT managing director Taing Kim Hwa said the development would contribute positively to the future earnings to the group too. DID is involved to so call, "shift" the river so that road can be widening. Not to forget the underground GAS pipe relocation will involve another department. I would like to comment that if after 10 years, the Jalan Batu Arang still have 4 lanes (2 in and 2 out), would it be able to cope the all the residents here?
Is there any more extra space to upgrade to 6 lanes? |

I saw there is still development carried out in MR1 (ie Canal Link) during the Road show in AEON but the price is very high (ie RM868,888 less 5%). Is this worth to buy in Rawang such price? Can it be saleable later on ?

Most people will extend the kitchen at the back, so even if the toilet is at the back originally, eventually after reno it will become at the middle.
Went to BRDB Taman Sari show houses, they also have toilets in the middle. I&P (Alam Impian) is also at the middle. I even saw some modern houses/condos even put washroom at the entrance door. |

I heard that those Phase 2 & 4 buyers facing Canal Link (new development) will take legal action against Mah Sing because initially they taught their units are facing canal garden/field without any development. Now they have to face with another new houses which initially not in Master Plan. They felt being cheated.

You are right, phase1 already know got 1 row 2.5 or 3 storey next to Canal Gardeneven the website/brochure shows those houses in place. the one they should feel cheated is the development of alfresco shoplex which they have replaced with low cost apartment. |

A lot of units for sale around my area (phase 1). Might come and see and then write down the contact number. Pricewise, looks like the trend for subsale house start to drop, my neighbour said her son just bought 1 for 450k (facing other house).
Do your homework to rectify the defects soon because DLP for phase 1 almost over. Most probably around feb or sep 2016 (not sure which one, but ultimately in this year) |

Yes might be desperate because supply > demand. With the DLP almost over, the famous leaking issue, plus location surely makes the price drops faster. That house for 450k just recently bough around end of 2015. Note that the house has been for sale since i come viewing the area on May 2015 (or before that)

Pay the Architect company and the company will handle the Deposit and Permit. Here is the step that i involved last time 5 years ago. Not sure whether the procedure still same. btw.. extend backyard for wet kitchen1. Go to MPS 2. Get Architect Contact and Location 3. Meet up with Architect and inform the architect of your reno. (advisable for you to bring your property plan) 4. Submit related documents + photo to architect 5. Wait for Drawing to complete (if you have the drawing from developer in softcopy, it will shorten the architect drawing time) 6. Once drawing completed, pay the full amount 7. Architect submit to MPS 8. If Plan rejected, architect will revise the plan (usually approve) 9. Once approved, go to Architect office to collect the Permit. 10. Paste the Permit in front of your house and you may start reno now. |

just back from MPS to gather information.
for landed property, to extend backyard with roof, no need architect to draw plan, just buy form priced at RM25 and they will guide u step by step on the spot. for landed property, to extend backyard with slab, mps will provide u the names of panel architect and once u have engaged one of them (after finalized the price with architect yourself), they will do from A-Z, i.e. draw floor plan and submit to mps and get permit. deposit of rm500 u will need to self-collect after renovation completed. |

That 120RM per year is only for guard, landscaping, gardener, rubbish service, and maintenance of security (cctv, boom gate, etc in the future).
I think this one quite reasonable, one house only pay 10RM per month for those services. While for club house, 10RM (some more shared with other services) then 1 house got 5-6 person, they will be burdened a lot due to maintenance of the club house (swimming pool, gym, etc). |

Update:

Just visited my relatives who are staying in MR1 last weekend. I can see that there is no tenant scrutiny here as some of the desperate house owners simply rent their properties to foreign workers. Gosh! They even bathing outside the house. This will certainly jeopardize the overall status as well as its market value. seems like most of the landed projects in rawang.... doesnt get good comments.... even puncak alam project also having unifi soon already... why here so slow one... RA din organize a petition to apply for unifi from TM?
defects by mah sing will it be plenty? or their workmanship decent? |

Think of getting one unit 18 x 70 mresidence 1.
Contacted owner and viewed the actual unit during night time, realize there are few units rent to foreigner, going topless nearby garden area, chatting loudly Hopefully those owner will not continue their tenancy contract |

Still no unifi yet right ? I will be stay in soon … but just now checked with tm they said don't have any service for unifi yet , for streamyx have to check at tmpoint for my jalan got or not. By the way im at MR1/17.
For digi and maxis line coverage there still weak if inside the house. |

no unifi is not AVAILABLE at all in m residence, due to svc unavailable. don't waste your time to apply unifi or unifi lite for now.

would be nice if the developer would have done something to speed up the process on the fiber optic infrastructure.

I'm very interested in MR2 Caspia. Just want to find out what's the traffic situation like during peak hours as I'm working in KL City Centre. Secondly do they have transport to send kids to secondary school, SMK Taman Desa, Bandar Country Home. |

Those who bought MR1 n MR2 really loss a lot in terms of depreciation due to the houses there being overpriced. Furthermore, with Scientex's launched of the afffordable double storey which is prized from RM 450k and strategically situated just opposite AEON, this puts another dent onto the aready suffering MR1 n MR2 price.
I have a friend who is staying in MR1, wanna sell the house, but upon hearing that she will be losing RM 100k in depreaciation, she cancelled her plan. I told her that MR1 is not gonna appreciate anytime soon because there are so many new launchings nearby AEON. In fact, these new launchings will further cause MR1 n MR2 to depreciate further. she should have listened to me to get a subsale in Bandar Country Homes instead, at least the price is appreciating, not the other way round. Also it is so much cheaper to own a sub sale at that time. But those cheap and cheerful days of getting a cheap house in Bandar Country Homes are gone. Recently i just bought 1 unit M Residence 18x70 from my friend.Suppose he and his wife move in but unfortunately both of them go separate way.I dunno is good buy or not RM450k fully renovated.Now vacant and those rental rate so low

If roads are well expanded asap, then might see a good progress in rawang. |

Hihi, im still going round and round around Rawang for subsale houses, like to ask for M residence 1, is the clubhouse fee mandatory, if so, how much?
And any updates on what'a MS going to do with the empty land beside the clubhouse? And how is canal garden like? |
