UNIFI is set for Sept / Oct for Anggun 1 and Anggun 2. For Streamyx, 8MB is supported in BCH/KE area.

Hmm seems like after GST the property price dropped due to a lot of people releasing the investment.
On last May I just transacted 480k for 18x70.
The agent said cannot get that price anymore, and starting from 490k onwards now.
But all is depends on location too. The units facing other houses seems cheaper.

i checked brickz.my and highest was 550K in Jan 2015 for 18x70 and 680K in Feb 2015 for 22x80. those are intermediate unit. current demand there soften due to surrounding new launch and subsale which is a bit larger compare to 18x70. Supply is growing more than demand in MR1 and MR2. I expect a stagnant price between 480-510K for 18x70 and 630K-680K for 22x80.

5-feet extension at wet kitchen for 22x80 shud be around 15-20K for ground floor only. Unless you want to extend 2nd floor as well. which could add up additional cost by 50% extra.

Hi,

Did anyone here doing renovation work in M Residence need approval from management ? What kind of document or procedure for this ?

I call customer care about this but he mentions need to fill some form and deposit RM 5000. He didn't mention what kind of renovation though.
My renovation will be building awning and cover backyard with tiles, kitchen cabinet, and changing sliding door inside master bedroom to window. No extension involved in here so I don't think need approval from local authorities.
My current house is quite far from Rawang so hopefully i wont need to travel back and forth because of missing documents or steps.

Appreciate if anyone can help. Thank you in advance!

I think u can find the form in the house owners manual. I think u need to put a small deposit then declare what u want to do.

But if no demolition, no need for rubbish bin then it is simple installation. But if no form, the contractor can't come in or bring things out at will. It is always good to follow the procedure.

I did 4K for phase 1 (18x70) intermediate unit. It's normal Painted Grill. NOT Powder coat or Stainless steel.

At least 3 months to complete the transaction. It's freehold and under MPS + Daerah Gombak. so, i think should be quite fast as there won't be much restriction. You bought End Lot or Corner Lot? There is difference between both.

End Lot = Unit that is side to a Small Lane which usually don't have any land. It only has extra windows.
Corner Lot = First or Last unit of the House at each road. It usually has extra land at the side. It could be 40x70 or 35x70 depending on the unit location.

If you bought corner lot, 650K is fair price. But if end lot, 650K is way too expensive.

Yes, go through management approval. Management has most of the Documents so you just need to supply your application form and money. The management should give you 2 copy of letter which 1 has to pass to guard and 1 to stick at your house. It is advisable for you to get approval from local Authorities which is under MPS. MPS is located in Selayang. If your reno is normal without external reno, then u apply for standard permit. Do take note if MPS came in and you did not have any permit, they can issue you a summon. I believe cover backyard with tiles mean you need semen, steel and sand which your contractor will leave it in front of you house. Therefore, you need both permit, MPS + Management.

Hi,
Thank you all for replying. Just want to share what happened.
I manage to go to management office on last Saturday, fill up the form with all renovation details.
They say no deposit needed since I don't have any extension for the house (only internal reno).
They will give a contractor form to fill in and send back to them (either before or on the same day when the contractor come).
This document can be photo state as much as needed (if more than 1 contractor involved).

As for MPS permit, the management office didn't say anything about this although i mentioned will have hacking in master bedroom and backyard.
I ask the general contractor, they say they only need 2 weeks to finish all the reno, while the grill have to wait after finish painting.
Hopefully nothing happen during the renovation *cross finger*

i think corner will cost more than 800K now. All MR1 End-Lot is with Extra Windows only. no extra land. It's applicable for Phase 1 Superlink and Phase 1 2-Storey.

I tot the MS wanna save costs and land for affordable and stratified landed units, but oso to individual title end lot units in MR1. Back then, the endlot units are RM 20k extra compare to intermediate units.

It should be allocated for hypermarket like Giant or Tesco. But nothing concrete and MS might change plan to build something else.

Upgrading is in progress. The stretch of AEON to BCH is in the midst of widening now by re-diverting the river a bit and reinforce the WALL to prevent future road collapse. works are on going. but be expect it to complete end of next year. I don't foresee it will complete so soon.

MR Entrance widening is under MS care. I haven't see any work yet but there is signboard stating Under MS Maintenance.

Anyone here had experienced Mahsing handover without power supply and water supply? the LAD charges only charged until the day i received my key, but the power & water supply are not available until today, roughly about a month from the day i received my key. Accordingly to them, they said S&P written there house is ready to handover whenever the power & water supply is ''ready to connect" which means house can handover without power & water supply.R they means they can handover the house without power & water supply forever?! this really make me hot tempered and unhappy as a MahSing client. I think it is not fair to buyer since the house is not usable! Shame with this kind of lousy services from Mahsing. I plan to complain to house consumer affairs. Anyone here know the procedures or steps? thanks.

LACK of proper signboards and streetlights along a stretch of Jalan Rawang-Batu Arang, between Rawang toll and Bandar Tasik Puteri, is making driving dangerous for motorists.

Daytime presents a different problem -- rush-hour traffic congestion.

Residents from Taman Velox, Taman Bayu Permai, Bandar Tasik Puteri, Bandar Country Homes, Kota Emerald, Kampung Sungai Bakau, Kampung Sungai Bakau Tambahan, Taman Desa Mas, Batu Arang, Puteri Heights, Desa Mutiara, Casa Ria, Saujana Rawang and Kota Bidari are facing these problems daily.

Bandar Country Homes resident S. Nahanthiran said the streetlights worked only for a few days.

“It is very dangerous as the roads are narrow and dark. There are also no proper signboards to warn motorists of the roadworks.

“So far there hasn’t been any fatal accidents and I hope it stays that way,” he said.

Sungai Bakau Village Security and Development Committee (JKKK) chairman Paul Cha said that during rush hours, it would take at least half an hour to travel from Rawang toll to his house in Kampung Sungai Bakau, a five-minute drive in normal traffic condition, and it was worse when there was a downpour.

Bandar Country Homes Residents Association chairman Soong Beng Khoon said people living in the surrounding area had to endure the daily jam and were left in the dark about how long the roadworks would take.

“I saw that the Phase Two of the project was done, but the main problem is at the bottleneck from Rawang toll to the Petronas station, where no construction work has started.

“It is very frustrating having to go through this traffic jam every day to get home,” he said.

Rawang assemblyman Gan Pei Nei met with Public Works Department and consultants.

“The road under construction stretches about 1.3km to Sungai Bakau.

Gan explained that the project to upgrade the road, making it a dual-carriageway with an additional lane, started in April this year and wasexpected to be completed by middle of next year.

“The RM250mil Jalan Rawang-Batu Arang (B27) expansion over a distance of 4.6km is under way and will take about three years to complete.

“Work is being carried out in stages. Once completed, motorists heading to Bandar Tasik Puteri from the NKVE Rawang toll will have a smoother drive,” she said.

The 4.6km road project is being undertaken by the state, assisted by Public Works Department (JKR) and developers.

Gan said the contractors had placed amber blinker lights to caution motorists and the developers involved had agreed to move some streetlights closer to the road.

She urged the people to be patient as residents in the nearby townships would benefit from the road expansion.

She said a total of 19 developers in the area contributed to the B27 Road Fund.

“Currently, the Gombak Drainage and Irrigation Department is looking into the alignment of three rivers along the stretch of Sungai Bakau, Sungai Kundang and Sungai Gong,” she said.

Phase One will stretch for 1.6km from near the NKVE Rawang toll to the Petronas station.

Phase Two of the project, which will be done by developers, will involve building a bridge from the Caltex station to Sungai Bakau.

They have to duplicate the batu arang/plus interchange at anggun to cope with future traffic. Free flow traffic to m residence junction as well

Adding another bridge deck over nkve is a MUST!

We as public has no idea of the design too

In a statement to Bursa Malaysia today, UEM Sunrise said the JV intended to develop freehold land measuring 243ha (608.63 acres).

UEM Sunrise and WCT had today signed a conditional subscription and shareholders agreement, under which UEM Sunrise proposed to buy a 50% stake in the expanded share capital of Jubiliant Courtyard Sdn Bhd (JCSB) for RM214.88 million.

Land owner JCSB is currently a wholly-owned subsidiary of WCT. Upon completion of the stake buy, UEM Sunrise and WCT will own 50% each in JCSB.

At the signing ceremony here today, UEM Sunrise managing director and chief executive officer Anwar Syahrin Abdul Ajib said the JV was a move to strengthen the company's position by expanding outside southern Johor.

"The contribution of this project is expected to come in from 2018 onwards. Over a period of 10 years, it will contribute significantly to our profit," Anwar Syahrin said.

WCT managing director Taing Kim Hwa said the development would contribute positively to the future earnings to the group too.

Taing said the 10-phase project was scheduled for launch in the fourth quarter of 2017.

MY FRIEND WORKED IN LOWYAT TOLD ME THAT THE LATAR-BTP WILL FOREVER BEEN SUSPENDED PROJECT DUE TO CERTAIN LAND ISSUES.

HOWEVER, SINCE THEY WANT TO LAUNCH AND SOLD OUT ALL THEIR PROJECTS FIRST BEFORE THEY MAKE SUCH ANNOUCEMENT TO PUBLIC.

Latest news I heard that only Streamyx coming to M Residence. Well better than nothing right.

from the way they progressed....it will take at least 15 years to fully completed the township.....

you cant use the same excuse every year....for the next 15 years......to sell your houses...

it take long due to several department involved. DID is involved to so call, "shift" the river so that road can be widening. Not to forget the underground GAS pipe relocation will involve another department. Then underground water pipe also involve other department. Besides, those existing tnb pole and street light also need to be relocated. that involve tnb and MPS. so, it takes time to construct that.

why want to worry about school open? It's been like that for some time. if worry about jam, then leave the house a bit early. That's what i did daily. cheers mate.

How reliable is the source? My understanding is, Anggun 1 and Anggun 2 already have UNIFI 30mbps. Emerald west like garnet, cassis, coris, coral, garden will soon to get it. Then follow by BCH. MR will not have to wait very long for their turn. I doubt 10 years.

Taiko aaa....emerald west already got UNIFI ma... today, i went to saujana rawang and pass by the serene residence and regency parc...from the dead road of serene residence towards regency parc, i can see clearly there were some sort of show houses built at the other side of land....waaaa...is it M Residence 3?

I think M Residence 2 still has some units available, Taman Sari BRDB just launched the 2nd Phase Camelia 2 days ago, many units to choose from...

I would like to comment that if after 10 years, the Jalan Batu Arang still have 4 lanes (2 in and 2 out), would it be able to cope the all the residents here?

Is there any more extra space to upgrade to 6 lanes?

4 lanes should be sufficient with T junction that offers traffic continuing along Jalan Batu Arang free flow without stopping at junction, something like the AEON Jalan Batu Arang junction.

I hope it will be a 6 lanes road in the future, seeing that the flyover at the Rawang toll gate has a larger than usual emergency lane and driving lanes

Anyone can comment that From Rawang toll to M Residence Sales is actually 5km or 10 km.

I metered it before.

from toll to MR1 is 5kms.

from MR1 to MR2 is 2kms (upon to main road...not MR2 gate).

You will feel like its just 2kms from toll to MR2 if they expanded the truck road to highway.....hihi tongue.gif

It's narrow (one way) and steep slope. It's for temporary solution only as Guocoland will construct a proper road in future which I dunno how many years it will take.

i don't see a major issue. I believe there's a ventilation fan inside it. many say not good for feng shui and so fort. but my understanding is, feng shui involve bigger aspect such as owner, direction and etc. Also, in Japan, toilet in the middle of the house with ventilation fan is common and norm.

I saw there is still development carried out in MR1 (ie Canal Link) during the Road show in AEON but the price is very high (ie RM868,888 less 5%). Is this worth to buy in Rawang such price? Can it be saleable later on ?

It's nice to visit but not a good place to live for me. I can't tolerate with crampy space. I'm not too sure about MR2 design. But MR1 - phase 2 or Phase 3 (can't really remember) has toilet in the middle (underneath the staircase).

Most people will extend the kitchen at the back, so even if the toilet is at the back originally, eventually after reno it will become at the middle.

Went to BRDB Taman Sari show houses, they also have toilets in the middle. I&P (Alam Impian) is also at the middle.

I even saw some modern houses/condos even put washroom at the entrance door.

I believe the reason why the newer houses designs have a toilet in the middle is to allow more natural light in from the rear of the house. if traditionally the toilet is at the back, there is only 1/2 width of house at the rear to put windows.

yes, that is correct. a long time ago we had a house with a toilet at the back, after pushing back the house to put the wet kitchen and laundry area, the toilet ended up in the middle.

Now they have to face with another new houses which initially not in Master Plan. They felt being cheated.

your information could be incorrect. I do see it in the master plan. its called phase 6b, one whole row. the show houses will be house no. 1-15, canal link houses (not mentioned as canal link houses) no. 17-71. the clubhouse is phase 6a. btw phase 4 is nowhere near canal garden..

even the website/brochure shows those houses in place.

Anyway, I dont konw the alfresco shoplex is replaced with low cost apartment. I thought the low cost apartment is located at MR2 (Selling price RM170K) known as cendana apartment project.

A lot of units for sale around my area (phase 1). Might come and see and then write down the contact number. Pricewise, looks like the trend for subsale house start to drop, my neighbour said her son just bought 1 for 450k (facing other house).
Do your homework to rectify the defects soon because DLP for phase 1 almost over. Most probably around feb or sep 2016 (not sure which one, but ultimately in this year)

Yes might be desperate because supply > demand. With the DLP almost over, the famous leaking issue, plus location surely makes the price drops faster. That house for 450k just recently bough around end of 2015. Note that the house has been for sale since i come viewing the area on May 2015 (or before that)

yes, shud be desperate sell. I received many offer for 470K mid of last year which i don't bother. besides, 450K could be the one facing west which is cheaper compare to other direction.

Standard reno or extensive reno? If you go to MPS, they will guide u to Architect Company. Pay the Architect company and the company will handle the Deposit and Permit. Here is the step that i involved last time 5 years ago. Not sure whether the procedure still same.

1. Go to MPS
2. Get Architect Contact and Location
3. Meet up with Architect and inform the architect of your reno. (advisable for you to bring your property plan)
4. Submit related documents + photo to architect
5. Wait for Drawing to complete (if you have the drawing from developer in softcopy, it will shorten the architect drawing time)
6. Once drawing completed, pay the full amount
7. Architect submit to MPS
8. If Plan rejected, architect will revise the plan (usually approve)

10. Paste the Permit in front of your house and you may start reno now.

I paid RM 2,000 back in 2011. Cost include, drawing, reno plan, MPS Deposit, Permit and etc. I'm not sure the cost now. But it's better you estimate RM 3,000 + GST.

I'm not sure about that. But if the Architect is not MPS Panel, they can't draw and submit to MPS. The Architect Firm has to be MPS Panel. Therefore, it is advisable for you to have a visit to MPS office to check with them and get the Contact for the Panel Architect.

Yes. But that also "if" you follow the plan and reno according to rules and regulation setfort. If you tend to deviate a bit, then it will take a longer time to get back ur deposit. What i suggest is to use the Deposit to pay for Tong Roro. Tong Roro is the bin to contain the reno waste. Each tong (depending on size) has different cost. MPS has it's panel for tong roro provider. They will claim the amount from MPS which offset again ur deposit. Do check this out with the Architect. Last time my architect advise me that way because my reno deviate a lot from the Plan. so, i didn't go back to MPS to claim back the Deposit.

Yes, you can treat it as normal deposit. But if your reno doesn't match the plan/drawing, then u can't get refund of your deposit until u rectify it.

just back from MPS to gather information.

for landed property, to extend backyard with roof, no need architect to draw plan, just buy form priced at RM25 and they will guide u step by step on the spot.

for landed property, to extend backyard with slab, mps will provide u the names of panel architect and once u have engaged one of them (after finalized the price with architect yourself), they will do from A-Z, i.e. draw floor plan and submit to mps and get permit. deposit of rm500 u will need to self-collect after renovation completed.

The Salesman told me if less owners want to pay the maintenance fee in future, the MC can increase the fee in order to cover up the guard services.

Also, if less owners want to pay the club fee, they will cut down the maintenence of pond, gym equipment etc.

That 120RM per year is only for guard, landscaping, gardener, rubbish service, and maintenance of security (cctv, boom gate, etc in the future).
I think this one quite reasonable, one house only pay 10RM per month for those services. While for club house, 10RM (some more shared with other services) then 1 house got 5-6 person, they will be burdened a lot due to maintenance of the club house (swimming pool, gym, etc).

That's normal. Cos Agent got the offering price from Buyer. And buyer think property bubble. So they can buy at lower price. The price of 450K was offered to me last year. which i ignore. Market is tough. But i don't think i need to sell it now. I usually take the price diff between my expected and current offering. Then, divide by my monthly installment. that's how long i can withstand without renting out.

I think the price went up to average of 500K-530K depending on facing. Some facing west will have cheaper price cos majority dislike facing west. i use the following website, Brickz.my to monitor the transacted price and i average it out.

if you are desperate to sell, 470-480K still can sell. If you are ok to hold, then slowly get genuine buyer.

i use the swimming pool every weekend. Not bad. my kids enjoyed it. The vending machine selling soft drinks are affordable. my only concern is, how to control non-resident from using the facilities. It seems like you can just walk in and simply write down any address. The guard not checking the details and they don't have source of information to cross reference check. so, it's Mah Sing who is to blame for this loop hole. Hope this is for temporary only. I don't want it to be another Tanco ClubHouse in BCH. Close shop.

+1, i agree with ur sentiment as well....rm450k is a ridiculous lowball offer....this price barely get u a 900-1000sqft condo/service apartment in klang valley

I don't blame the guard cos they do no have a source to refer to. MS should prepare a system or show the Resident Card for verification. Anyway, i think MS might implement it later.

Agreed on this too. Unfortunately I need to move on as I have vested into Bangi/Kajang. Sold last month at RM470k. I'll be reviewing Rawang again...maybe in the next 5 years or so as market here is slow.

i see. Q3 and Q4 last year is slow. But earlier this year, the sales pickup. 3 weeks ago, agent enquire my unit availability at RM 500K. I rejected it. smile.gif Anyway, all the best to you. If you are buyer on 1st launch, you'll get substantial profit which is just nice. My 2 cents.

Mine one Phase 1 18x70 cant use that port for astro. The ceiling point also not found.
Ended up have to pull cable from outside

For the dishes price varies with different sales person. So you can contact your sales and ask for pricing.

Update:
Today already engaged with Astro installer to confirm the point and install the dish, no additional wiring works. Tested on the developer's provided MATV port does support Astro, very good signal reading too.

As stated in DMC, RM30 is for club/facilty and RM90 is for Guard; total up of RM120 per month.

Called up Mahsing HQ, they mentioned will issue credit note for the club/facilty fee (since the club/facility is only ready somewhere mid Feb 2016, it should be still FOC). Thus, the amount payable (RM529.64) should be calculated as below:

14/2-29/2 = (90/29)*16+6% = 52.64
1/3-31/7 = (90*5)+6% = 477.00
TOTAL = 52.64+477.00 = 529.64

How long since you all moved in? Quite pricy at RM30 charges for club/facility unless they are being made use by residents. I guess the developer have a responsibility to ensure that they provide the best service for facilities if they want to collect money.

it was vp'd since mid aug 2014, and club house only open mid feb 2016.. well, the facilities are swimming pool, gym room and function room.. nothing to shout about i guess..

well, developer and residents need to co-operate to help maintain the facilities.

Just visited my relatives who are staying in MR1 last weekend. I can see that there is no tenant scrutiny here as some of the desperate house owners simply rent their properties to foreign workers. Gosh! They even bathing outside the house. This will certainly jeopardize the overall status as well as its market value.

This made me puzzled why there is no proper management by the so-called top developer ...

May I know if M Residence is all VP?

And dont they have something like a defect fixing period? So how do you get internet to that place? Must wait for election is it?

seems like most of the landed projects in rawang.... doesnt get good comments.... even puncak alam project also having unifi soon already... why here so slow one... RA din organize a petition to apply for unifi from TM?

defects by mah sing will it be plenty? or their workmanship decent?

TM has completed cable pulling at most of the areas in MR 1, just being hit by recent stolen cables especially at Jalan MR 1/29 and 28. i believe in another few more months most of the jalan will have internet access.

in the mean time, telco tower is to be constructed temporarily at clubhouse for Maxis connection. The real 30m telco tower is still in process of approval. please be patient smile.gif

Think of getting one unit 18 x 70 mresidence 1.
Contacted owner and viewed the actual unit during night time, realize there are few units rent to foreigner, going topless nearby garden area, chatting loudly
Hopefully those owner will not continue their tenancy contract

Not all rawang project failure la, anggun there very good. Just price abit high only. M residence not count fail also, just too much investor there, low owner occupied cause there not ong only. But it's still a peaceful & harmony place.

for now i think confirm one is maxis and digi, the rest will come depends on the complaints to MCMC

FYI, the permit is approved to construct the telco tower in M Residence today - so anytime the construction will commence

Owner of Jalan MR 1/14, please be considerate when you are choosing your tenant as this would impact the overall condition of the residence.

Your unit is full of foreign workers, please don't be so selfish.

Long time didn't go m residence. How the shop lot outside the residence now? Any Chinese restaurant open there?

Last year going there, just got a clinic, hardware shop, 99 speedmart... few shop is open only. Now OK? Any new tenant there?

Hi All,

Greeting here from newbie.
Not sure this topic already discussed but can I share my concern.

I have unit in phrase 3, but having roof leaking issue.
Been sent in defect few times and it's reoccur.
Anyone face the same issue here?

Still no unifi yet right ? I will be stay in soon … but just now checked with tm they said don't have any service for unifi yet , for streamyx have to check at tmpoint for my jalan got or not. By the way im at MR1/17.

For digi and maxis line coverage there still weak if inside the house.

would be nice if the developer would have done something to speed up the process on the fiber optic infrastructure.

the place is overall nice with a very quiet neighborhood which I like but the lack of 24 hrs shop (thank god for the 24hr doby) n internet kind of a bummer.

just moved last week smile.gif

ok so.. have already talk with tm and theres no power to the cable here (said the tm staff at the tmpoint rawang). Not even streamyx. Who the hell said that unifi lite is available here? can't even get a decent speed on mobile net too.

Been using Unifi Lite for the past (at least) 6 months, residents when talked to TM, some of the staffs just simply confuse between Unifi advance and Unifi Lite, they always thought applicants want to apply Unifi advance which is of course don’t have. But when applicants asked about SUBB Broadband or specifically Unifi LITE, then they do double check again. Anyway not all area in MR1 has Unifi Lite, some still suffering with Streamyx.

sorry if I sound hostile, went to tm point rawang, car broke down and at noon some more. Walk around like a madmen searching for mechanic and coincidentally found some uncle who knows a mechanic (yeah, I check google for nearby mechanic but damn, most of it are outdated)

im at Jalan MR 1/16. Apparently according to tm staff which my lil bro registered for waiting list on streamyx. The staff said that there is no power to the cable on my side of the block. I was baffled because the last time I went asking the same staff, she said there is unifi lite in my area bangwall.gif

now, I'm searching for alternative on mobile net, so far celcom is the fastest but sadly there is quota (heavy user here) so I might be leaning toward either webe or digi infinite.

isn't celcom the one that cover this area? I only tried it once on celcom for 4g ( using my sister's oppo phone) and 3g for 5-7mb variable speed throughout the day (note 2 phone the non lte version) Webe I can only manage 3g so... less than 2mb for me which is very dreadful.

still hopeful on at least 8mb streamyx (need a stable connection for the trade I'm in)


I noticed before the owner of the house puts window grills on the house, the connection are pretty lightning speed but after its on, the speed took a dive feels like a faraday cage for mobile network cry.gif

maybe its just me.

M Residence 2 no unifi yet. have to use wireless broadband (limited coverage too, so far Celcom have the best feedback in term of speed & usability)

Hi All,
I'm very interested in MR2 Caspia. Just want to find out what's the traffic situation like during peak hours as I'm working in KL City Centre. Secondly do they have transport to send kids to secondary school, SMK Taman Desa, Bandar Country Home.

Is okay, we're not picky about which Mresidence we choose to rent in.
In a nutshell how's the living situation there now? Safety, community ok?

I saw few pages ago someone saying there's bangla in the area, is it very serious?

If follow Waze, usually will ended up using nkve and exit Jln Duta toll.. and usually that exit is quite jam. Transport to school I guess you can ask by then.

Thanks for the feedback. Anyway have to go through Damansara Toll to send my wife to Bangsar. Hope to find transporter there.

i'm staying here, and work in subang too, as long as no accident at highway - smooth drive till subang toll (sometimes little jam passing sgbuloh exit)

Drop kid at sjkc Kundang, breakfast nearby school till 8am, leave Kundang to Subang toll, 845am could reach Subang toll.

Those who bought MR1 n MR2 really loss a lot in terms of depreciation due to the houses there being overpriced. Furthermore, with Scientex's launched of the afffordable double storey which is prized from RM 450k and strategically situated just opposite AEON, this puts another dent onto the aready suffering MR1 n MR2 price.

I have a friend who is staying in MR1, wanna sell the house, but upon hearing that she will be losing RM 100k in depreaciation, she cancelled her plan. I told her that MR1 is not gonna appreciate anytime soon because there are so many new launchings nearby AEON. In fact, these new launchings will further cause MR1 n MR2 to depreciate further.
she should have listened to me to get a subsale in Bandar Country Homes instead, at least the price is appreciating, not the other way round. Also it is so much cheaper to own a sub sale at that time.

But those cheap and cheerful days of getting a cheap house in Bandar Country Homes are gone. A decent 20X70 double storey landed house now cost at least RM 380K basic unit. It was RM 280K in 2014.

Recently i just bought 1 unit M Residence 18x70 from my friend.Suppose he and his wife move in but unfortunately both of them go separate way.I dunno is good buy or not RM450k fully renovated.Now vacant and those rental rate so low

450k fully renovated, should be good buy especially if staying own.. can share photos?
don't expect high rental in rawang area.. + the market is bad and has many vacant unit here..
unless the fully furnished is something the prospect very love it..

Anggun ciry shoplots are picking up at good rate. If roads are well expanded asap, then might see a good progress in rawang.

Hihi, im still going round and round around Rawang for subsale houses, like to ask for M residence 1, is the clubhouse fee mandatory, if so, how much?
And any updates on what'a MS going to do with the empty land beside the clubhouse?
And how is canal garden like?
