UNIFI is set for Sept / Oct for Anggun 1 and Anggun 2. For Streamyx, 8MB is supported in BCH/KE area.

i checked brickz.my and highest was 550K in Jan 2015 for 18x70 and 680K in Feb 2015 for 22x80. those are intermediate unit. current demand there soften due to surrounding new launch and subsale which is a bit larger compare to 18x70. Supply is growing more than demand in MR1 and MR2. I expect a stagnant price between 480-510K for 18x70 and 630K-680K for 22x80.

5-feet extension at wet kitchen for 22x80 shud be around 15-20K for ground floor only. Unless you want to extend 2nd floor as well. which could add up additional cost by 50% extra.

I did 4K for phase 1 (18x70) intermediate unit. It's normal Painted Grill. NOT Powder coat or Stainless steel.

At least 3 months to complete the transaction. It's freehold and under MPS + Daerah Gombak. so, i think should be quite fast as there won't be much restriction. You bought End Lot or Corner Lot? There is difference between both.

End Lot = Unit that is side to a Small Lane which usually don't have any land. It only has extra windows.
Corner Lot = First or Last unit of the House at each road. It usually has extra land at the side. It could be 40x70 or 35x70 depending on the unit location.

If you bought corner lot, 650K is fair price. But if end lot, 650K is way too expensive.

Yes, go through management approval. Management has most of the Documents so you just need to supply your application form and money. The management should give you 2 copy of letter which 1 has to pass to guard and 1 to stick at your house. It is advisable for you to get approval from local Authorities which is under MPS. MPS is located in Selayang. If your reno is normal without external reno, then u apply for standard permit. Do take note if MPS came in and you did not have any permit, they can issue you a summon. I believe cover backyard with tiles mean you need semen, steel and sand which your contractor will leave it in front of you house. Therefore, you need both permit, MPS + Management.

i think corner will cost more than 800K now. All MR1 End-Lot is with Extra Windows only. no extra land. It's applicable for Phase 1 Superlink and Phase 1 2-Storey.

for corner lot of 18x70 unit, i think u can get it around 750K. For corner of 22x80, maybe 900K. smile.gif

yes. the extra window cost 20K-40K depending on the row and facing. I would prefer corner lot which give an extra land.

It should be allocated for hypermarket like Giant or Tesco. But nothing concrete and MS might change plan to build something else.

Upgrading is in progress. The stretch of AEON to BCH is in the midst of widening now by re-diverting the river a bit and reinforce the WALL to prevent future road collapse. works are on going. but be expect it to complete end of next year. I don't foresee it will complete so soon.

MR Entrance widening is under MS care. I haven't see any work yet but there is signboard stating Under MS Maintenance.

it take long due to several department involved. DID is involved to so call, "shift" the river so that road can be widening. Not to forget the underground GAS pipe relocation will involve another department. Then underground water pipe also involve other department. Besides, those existing tnb pole and street light also need to be relocated. that involve tnb and MPS. so, it takes time to construct that.

why want to worry about school open? It's been like that for some time. if worry about jam, then leave the house a bit early. That's what i did daily. cheers mate.

How reliable is the source? My understanding is, Anggun 1 and Anggun 2 already have UNIFI 30mbps. Emerald west like garnet, cassis, coris, coral, garden will soon to get it. Then follow by BCH. MR will not have to wait very long for their turn. I doubt 10 years.

Emerald west should have it already cos Anggun 1 and Anggun 2 got it in Sept/Oct 2015. But according to bro Alan Chin, GAN PEI NEE FB mentioned 10 years to get UNIFi which i doubt. Anyway, not me to judge / speculate. Good to know EW has UNIFI now.

I don't think MS will launch M Residence 3. MR2 still have lots of unit not yet sell. Besides, MR1 still have phase 5 and Phase 6 which is next to Orchid Farm. I think MS will focus at MR1 and MR2 while waiting for economy to get better before launch MR3.

my understanding, phase 1-4 sold out. But potentially Phase 5 and 6 coming soon. You can see the land clearing next to Orchid Farm.

I don't think will be sufficient to upgrade to 6 lanes due to river and private land in between. The upgrading to 4-Lane also take longer time due to different department involvement such as DID to shift river flow and build tougher wall.

Taiko, sub sales indeed slow. Rental market should be quite good due to GnG vs non GnG in Bandar Country Homes and surrounding. Besides, with current economy uncertainty, it will slow down the subsales of MR1 / MR2 in 2016.

Weekend, it is heavy traffic from Toll to AEON. This is due to influx of ppl heading towards Cinema & AEON. You can use alternative route like EE-EW Bridge / Link which operate 1pm-7pm during weekend. PH i think shud be accessible as well.

It's narrow (one way) and steep slope. It's for temporary solution only as Guocoland will construct a proper road in future which I dunno how many years it will take.

i don't see a major issue. I believe there's a ventilation fan inside it. many say not good for feng shui and so fort. but my understanding is, feng shui involve bigger aspect such as owner, direction and etc. Also, in Japan, toilet in the middle of the house with ventilation fan is common and norm.

It's nice to visit but not a good place to live for me. I can't tolerate with crampy space. I'm not too sure about MR2 design. But MR1 - phase 2 or Phase 3 (can't really remember) has toilet in the middle (underneath the staircase).
