Hmm seems like after GST the property price dropped due to a lot of people releasing the investment.
On last May I just transacted 480k for 18x70.
The agent said cannot get that price anymore, and starting from 490k onwards now.
But all is depends on location too. The units facing other houses seems cheaper.

Hi,

Did anyone here doing renovation work in M Residence need approval from management ? What kind of document or procedure for this ?

I call customer care about this but he mentions need to fill some form and deposit RM 5000. He didn't mention what kind of renovation though.
My renovation will be building awning and cover backyard with tiles, kitchen cabinet, and changing sliding door inside master bedroom to window. No extension involved in here so I don't think need approval from local authorities.
My current house is quite far from Rawang so hopefully i wont need to travel back and forth because of missing documents or steps.

Appreciate if anyone can help. Thank you in advance!

Hi,
Thank you all for replying. Just want to share what happened.
I manage to go to management office on last Saturday, fill up the form with all renovation details.
They say no deposit needed since I don't have any extension for the house (only internal reno).
They will give a contractor form to fill in and send back to them (either before or on the same day when the contractor come).
This document can be photo state as much as needed (if more than 1 contractor involved).

As for MPS permit, the management office didn't say anything about this although i mentioned will have hacking in master bedroom and backyard.
I ask the general contractor, they say they only need 2 weeks to finish all the reno, while the grill have to wait after finish painting.
Hopefully nothing happen during the renovation *cross finger*

Latest news I heard that only Streamyx coming to M Residence. Well better than nothing right.
All the tower and infrastructure ready, only need TM to connect to the main cable

A lot of units for sale around my area (phase 1). Might come and see and then write down the contact number. Pricewise, looks like the trend for subsale house start to drop, my neighbour said her son just bought 1 for 450k (facing other house).
Do your homework to rectify the defects soon because DLP for phase 1 almost over. Most probably around feb or sep 2016 (not sure which one, but ultimately in this year)

Yes might be desperate because supply > demand. With the DLP almost over, the famous leaking issue, plus location surely makes the price drops faster. That house for 450k just recently bough around end of 2015. Note that the house has been for sale since i come viewing the area on May 2015 (or before that)

That 120RM per year is only for guard, landscaping, gardener, rubbish service, and maintenance of security (cctv, boom gate, etc in the future).
I think this one quite reasonable, one house only pay 10RM per month for those services. While for club house, 10RM (some more shared with other services) then 1 house got 5-6 person, they will be burdened a lot due to maintenance of the club house (swimming pool, gym, etc).

Mine one Phase 1 18x70 cant use that port for astro. The ceiling point also not found.
Ended up have to pull cable from outside

That is a good price i think.
The contractor will come and check for you during installation.
