hi guys,

Tropicana Heights starts version 3,
so far this gems has already launched 2 phases,
namely Fairfield and Parkfield.

Fairfield has sold out, expect vp jan 2016.

Parkfield has partially launch batch by batch.

Do continue uphold this thread, be calm
and respect one another.

Personally looking forward to move in
one of the most premium development
in kajang.

Ok guys..fresh start here..no more heat up over here..remain control our emotion here..my fren just book 1 unit yesterday..th 2/6...not many units available rite now...price rm 859k..little bit diff with mine..rm851k...

Mine 890k now 830k. Don't know why so much discount. It was 890k to 850k then suddenly the SA revised again to 830k

FYI. Chapel Street is not in CBD itself.

Yes I am very sure students are the least proffered tenants there. Not that they don't add value (the fella says students add values to properties) yet they devalue yr property. I have broke those cheap plaster walls in Melbourne before. And it's a compulsory thing to do that you have to pay cleaners to come clean the place every week. Imagine yrself sleeping and the cleaners have access to yr units. He will be cleaning yr place while u r sleeping naked on the couch. No f**ks given. Simply cuz we dirty the place like nobody's biz

Obviously if you are an investor from Malaysia and u have vested yr interest in Melbourne, i would want to rent to anybody. However as an investor yrself, you will leave everything to the management. How the management manages yr property. Unless you are doing everything yrself which is rather ridiculous.

If you are not aware of this, most service residence in melb is managed by estate managers. There will be a hierarchy where the most preferred tenants will be the locals followed by PR followed by foreigners who has working visa then lastly students. They know very well how to manage and add values to those properties they manage

If only you have tried sleeping in your friend's couch in Melbourne while waiting for a place. Try waiting for 6 long months.

Nvm. You can say or think what you want or like. I have been there, done that. The list for not renting to students there can go on forever. If you think renting to students add values to the properties like what the other guy said, that's good for u.

Overseas market is not so much of capital appreciation. It's more of a rental market. The quality of tenants play a significant role in a rental market. Coerect me if I'm wrong

When did you place the order? As I know last week they have discount 5%+1%+1.5%. That is why the price so much different. The SA never explain to you why so much different? >.<

Friends..it seems there is a delay for the bank lawyer to advise the bank to release the fund due to outstanding documents from master chargee. Quite a number of buyers are involved. Any idea anyone?

This is for a number of banks probably impacted. The assignee bank I believe Ambank has not released some important document. Unless the lawyers have this document, they will not be able to advise our bank to release the fund. I heard that the developer and the lawyers are chasing for this already.

Spoke to the lawyer today. They have received the required documents from Ambank - developer's bank. With this, by next week they will start advising our banks to release the loan as per required by the developer. My lawyer firm is Tiong Woon...i foresee my first disbursement by bank by end of the month.

The Lelong case is regardless with the developer.
As a developer, they know how to play with the market as this is not the first time market is slow down to them.

The sales is going good according to the SA. At least 70% of what's launched has been sold/ awaiting SNP to be signed. Was a good crowd yesterday.

No news on the mall yet...I see the land for phase 3 has been cleared and just awaiting to be developed.

Also rumours is that those who purchased and signed SNP will be able to use the club house once it's ready. No need to wait for the VP smile.gif ...but again still rumours only.

Probably another 3 months. As the poto, it looks like 70% near to completion but to complete interior etc might take some time. I think realistically might be Nov.

Thank you for the launch of the
central park. Still need a lot of improvements
to be done. merely compare with
exxhxxx, exxmxxxxxxx. Let's keep the excellent
points in Th, and top up with better
condition when compare with others.

The sales is good, even though it is bad times
now. Trust that the whole parkfield
will be sold , before the opening of the
clubhouse.

What is next phase? High rise? Commercial?

Seems like there wil be an expansion from the current plot Kajang 2 is sitting on now.

Could it the plot of land below yellow colour (mix dev)?

Let's hope for more commercial developments so the price of TH will UUU!! Well it should be mix development because there are so many residentials around already

Dear Sifu,

I'm looking at Parkfield and realise that it's actually a Freehold Strata title.
I have this concern on whether potential buyer will actually get their own land title, or all will be parked under master title?

This is the first time i come across landed strata title, appreciate any help from sifu over here.

Kajang should be alright. Got commercial and industrial activities. Now the industrial activities are shifting to Semenyih.

Anyway.. how much are the shoplots in Kajang 2 selling for?

I think the show house is to display the upcoming launches because I felt that those launches will be harder to sell as they consist of semi-d and bungalows only. Besides, they can also display their service apartments.

Townhouse might not appropriate for the theme. Based on the last brochure that I get it seems they will extend the number of double storey unit facing better landscape.

Yeah, I think sooner it will not be affordable to many people. Semi D Cluster unit is already starting from RM 1.1 millions. Those facing the park is from RM 1.3 millions and onwards.

Current entrance is on the blue circle.

If the future entrance is not the road between the Parkfield and Fairfield, then most likely you will need to pass through the Rafflesia international school to reach the Jalan Kajang 2 Utama already..

Flyover to Persiaran Bangi should be connected back to Kajang 2 main roundabout.

This is weird, so they will extend the current entrance (red line) till behind Nadayu (rafflesia interantional school) and connect back to Jalan Kajang 2 utama again? Pity to the Parkfield residents, need to go all the way down to exit the taman and go back to Jalan Kajang 2 utama, make a big round turn (almost circling the Fairfield) , omg.. sweat.gif sweat.gif

went to the new Sales Gallery yesterday. A bit of let down the way TH arranges baggy car from the gallery to the show units, and what more discouraged is the ID of the so called special unit is quite similar to what I have seen at the Eco Majestic. Can't TH come out something on its own? Copycat is always the easy way out, isn't it?

I was there too those come with baggy need to walk quite a distance, not suitable for older people and kids. Most of the visitors were fetched by van which is stop at the door steps.

Entrance from persiaran bangi will be heading near to fairfield..red colour line...

Railing need to be changed using glass😭😭😭..funny balcony is up to you..maybe can do small aquarium over there..😁😁😁

Lol..

1.) That's info SA told me, because according to him, the current entrance point will be closed and they will build another road connecting to Kajang 2. If tropicana closed the currrent entrance and build the connecting road according to the red line, then it looks to me not "strategic" at all and quite funny. Parkfield residents would need to make kinda big U-turn (circling Fairfield) to reach Jalan Kajang 2 utama. Green line is a straightforward road to reach Jalan Kajang 2 utama, more "friendly" to both Fairfield and Parkfield residents for commuting.

2.) There will be single entry to Fairfield and Parkfiend precint for sure. However, to enter into Tropicana Height, there will not be single entry, at least according to the masterplan now. There will be two entrance points, one is near the fairfield, another one is neighbourhood school in future.

3.) OMG, still waze and GPS doh.gif doh.gif doh.gif I have clearly shown the time capture by me and also by waze is about tally to each other. From those 4 major job hubs to Setia Ecohill welcome center is about 1 hour, even during the peak hour (6pm weekday). I still remember you mentioned want to upload the waze report to show us on last Monday evening, finally I have shown it in the SEH thread, but you, bayang pun tak de.. tongue.gif tongue.gif

As per SA said one entrance but from persiaran bangi and from semnyih..need to go through the fairfield..i am not sure if there is any other entrance..cause what the SA said is the approved one..maybe there will be another entrance but as long as there is no approval and only verbally assumption, we can stick to the approve one..😊😊😊

While SA brief us through the pricing and deposits session, a girl will come out from no where saying "Unit XXX sold"...after 20mins the same girl come out again and say "unit XXX sold"...Is this their new tactic to let the buyers have the feeling it was selling like hot cakes?

I think this is depend on the feng sui where your house located. The time when I asked for double storey is RM 870k which facing south. Facing north is about RM 20k cheaper plus minus.

Low quality brick. Unlike SHL red brick with 3 holes.. that one damn good. SHL imports their bricks to singapore because singapore now has a minimum requirement for their bricks.

I noticed quite often theses comments about bricks.

The "red bricks" are nice, but is tropicana heights that premium? These "red bricks" cost a lot more money, and require higher cementing skills. Were you promised red bricks instead of white or whatever?

On the other hand, to say that "white bricks" is low quality is also not true. many types of bricks are white or light grey in colour. many are commonly used in less than premium housing, because it takes less skill to cement them properly. The end product is the wall. Frankly, I would be more concerned about their foundation laying methods.

Don't worry about the bricks guys, it's really not the whole product, and the impact is not as you imagine. Also cos there is zero you can do about it, except to check before you buy, and walk away if it is not as you want. And if you do not want it, there is precious little affordable housing you will be willing to buy.

On another note, the Parafield final phase was launched at more than 900k for intermediate lots. I see quite a few reddish stickers. Total take up is now at 70% for the whole of Parkfield. That is not bad at all.

Bro, if you are investing, I advice you look into sale clauses for strata lot titles. There are certain requirements that may take more time to work out for title transfers and successful sales transactions. It will certainly do you good to prepare for this challenges as well.

There is a big development model at their show gallery in Tropicana Heights itself, that shows all the phases in tropicana heights. There is a satay festival this weekend I think, nice time to go look at the show houses and check out the gallery. Loads of SA there, the one who worked with us is Lisa, she is very good and we are very happy with her.

what is the design and material difference
compare with earlier launched phase
in Parkfield last year,?

That's ok, bro. I think I might go back to the show house this weekend again. Need to check the pillar due to bathroom movement.

Visited the show unit today.

The masterbed room look smaller in comparison to phase 1. Part of the reason is due to the placement of balcony at the side, as well as the oversize of washroom.

Anyone feeling the same like me?

Well think it positively from another perspective. Stratified title ensures uniform facade and color which makes the houses look neat and tidy.

Many years ago, this area used to be black area and dead taman due to road excess. Heard a lot of pecah rumah. If u did survey around here, u will c taman harmoni setting up own security community. But now getting better due to a lot of taman developing and better road access. Many ppl think that those small factory is an eyesore but for me still ok. Wait till u go bukit angkat(jadehill) , those are big heavy factory compare to bandar tek .the only setback i felt wasted was those shoplots opposite the factory. Its old and didnt tsken care off. Hope some big player come and do something on it.
Been stay there for 3 years only and kajang 18 years. Nothing much in kajang except famous for satay, hot soup and tolls. Lol , be prepare for tolls unless u know those small route that can skip tolls and suggest only do it during offpeak. Avoid jalan reko during peak.

Just for sharing, currently i am staying taman beside Jade hills..just for comparison, for jade hills only have 2 access road..1 from kajang silk and another one from gita bayu which the road currently looking horrible..for TH hopefully after completion of the flyover and also bridge from bandar tek kajang, hopefully TH will be the right choice for me..in terms of starta title..for me i dont mind cause they want our taman to look exclusive without changing any exterior of the house..many regulation but for me i can accept it..😊😊😊

KAJANG (Sept 29): Tropicana Heights Kajang’s second phase, Parkfield Residences, has seen a take-up rate of over 70% and 50% for its 2-storey terraced houses and 3-storey linked semi-detached houses respectively, said Tropicana Corp Bhd executive director Kelvin Choo.

The 2-storey houses have a gross development value (GDV) of RM308 million and were launched in March, while the 3-storey linked semi-dees have a GDV of RM 190 million and were launched in June.

The 2-storey homes have a built-up area of 2,203 to 2,977 sq ft with prices ranging from RM 835,800 to RM 1.82 million, while the 3-storey linked semi-dees have a built-up area of 3,079 sq ft and are priced between RM 1.23 million and RM1.64 million.

Parkfield Residences is expected to be completed in January 2018.

Meanwhile, the developer is currently working on their third phase, said Tropicana’s head of sales and marketing Ung Lay Ting.

“Our third phase which constitutes townhouses and exclusive semi-dees will start its preview in the second quarter of next year, and so far our dates are still as planned,” she told theedgeproperty.com.

Commenting on the slowdown in sales due to factors such well-regulated loan requirements, Ung noted that in the case of Tropicana, the rate of converting bookings to sales has been encouraging, even if loans generally take a longer time to be approved.

“From our first phase and second phase buyer statistics, almost 80% are homebuyers, so we foresee this trend will go on until our third phase is introduced as well, and we are not so worried about the economic situation,” added Ung.

“We are also watching the economy very closely. Many developers are holding back launches because you do not want to go against the strong [economic] headwind,” added Choo.

Phase 3 is currently being planned and no details are available yet.

Tropicana also launched its RM16 million 16-acre central park, the largest park in Kajang which comes with a 750m linear lake and 2.3km-walkway that is 10 feet wide.

Some features include the floating gazebo and platform that serves as a meeting point. The park has approximately 150 trees aged at least 20 years old planted around it.

“Many people prefer outdoor activities nowadays. More and more people are enjoying cycling and jogging around the neighbourhood. As an example, Desa Parkcity is filled with visitors during the weekends, and as a parent or even as a whole family, we just prefer outdoor activities,” said Ung.

“More importantly, it is all about community engagement. When you have all these facilities, people of all races come out and engage meaningfully with each other which also helps our Malaysian identity to grow,” added Choo.

Tropicana also opened its RM16 million, 7,100 sq feet property gallery which is part of their two-acre recreational hub.

The property gallery will be converted into a clubhouse when the show units are no longer needed.

It will feature an Olympic-length swimming pool, kids pool, gym, tennis courts, and sauna, among other facilities.

I don't think that they are launching anymore DSL. I personally thought that Parkfields DSL are the last ones around. Idk. I may be wrong.

Rules can be amended later when MC is formed and the resolution is passed in the AGM but for sure the quorum is not ALL residents.

hi friends..went over to view the show unit. I have purchased a unit in Parkfield. I don't really like the open space in the 2nd floor. I would like to utilize that space by "closing" it and make use of that space. Is it possible? Asking this from construction and approval stand point. Any idea & advise pls.

hi, it is possible, and subject to if the wall structure is able to support or not, its not just about putting tiles to cover that place.
in case developer is not doing extra during construction to strengthen the wall structure over there, you may need to diy.

Ok that's good. So it is possible to do it structurally. Understand the current design gives a luxury look and seems spacious but I would like to build a room/ study area there. Thanks mate...

Double volume is nice. But if you are living in the house, I wonder how you going to change the curtain or clean the windows or even change the lights unless you have those very high ladder. Pretty risky to diy wink.gif

for double volume, for me there are few challenges:
1) lightning... lower ceiling need fewer lights to brighten up the hall
2) where would be the ceiling fan mounting.. unless you turn on aircon all day or mounting wall fan or using stand fan
3) window cleaning and curtain

For me i am not prefer dry kitchen..so the space for dry kitchen will be my dining and the current dining space will put cabinet tv same like show house..so it will be spacious but smaller kitchen..😭😭😭

I had this thought too..
nowadays the new houses are so small if compare to our parents one was due to the dry kitchen and the 'latest' layout..

Build up almost the same with semi d cluster. Plus minus. Price is more expensive for special unit. When got times, I post the leaflet. The one I know is 1.4 millions.

Apply to all double storey. Just that end lot, corner lot and special lot got side window which look grand a bit. The picture gallery show here is special lot. The width of the house is wider for special unit and with a front room near living hall.

Here is the double storey layout excluding Semi D cluster. Pricing is vary from unit to unit.
Those gray colour are special unit. Blue colour is corner unit. Green colour is end lot. Only special unit the house size is bigger and facade slightly different. The rest is same as intermediate.
Unfortunately, I didn't have times to capture the unit sold layout. FYI, there is not much left for double storey. Grab fast if you really want to buy for investment or own stay.

Here is the double storey layout excluding Semi D cluster. Pricing is vary from unit to unit.
Those gray colour are special unit. Blue colour is corner unit. Green colour is end lot. Only special unit the house size is bigger and facade slightly different. The rest is same as intermediate.
Unfortunately, I didn't have times to capture the unit sold layout. FYI, there is not much left for double storey. Grab fast if you really want to buy for investment or own stay.

Thanks bro for the sharing. The Special Units are all corner / end lots which explain why it is capable of having larger size. Given the scarcity, the Special Units could be valued buy (vs other ordinary corner/end) if the layout really adds value.

I just received Phase 2C billing for Parkfields - doors and windows. 2B for strutural frame was about a month ago. Is this realistic? Has anyone seen actual Parkfields progress at site? They should provide photos as part of their invoice for transparency.

For tropicana, a friend told that spec is not sync with the pricing. How was the park ?
I was in TH once but the park is not ready and too crowded, walk 1 round then left.

I have a question regarding implementation. What happen if the said strata precinct is not 100% sold? Say only 50-60% sold.

Once strata titled issued upon VP, that means developer will request formation of MC immediately. Do you think there'll be enough people (who probably haven't even started reno yet) to form a MC council? Who will volunteer? in the event of no AGM can be conducted due to no show, what will be developer's response? Will an interim JMB still be formed whereby management of said precinct be handled by developer and developer appointed management company for a certain period, say 1-2 years?

a yes for the project i purchased, developer will take care of the management first year after vp, handover to JMB at the 2nd year.

but when will you obtain strata title? because if strata title issued on VP, the regulation states that MC must be formed. Also for your info, JMB is actually an interim management body formed between developer and owners while waiiting subdivision of master to strata title, so technically if starata title issued on VP, then there is no formation of JMB.

i think the newly gazetted SMA act still have kinks to iron out.

Based what what have been told , strata title will be issued once vp, this is why payment need to be made upon vp.

am wondering once strata title issued, when will the first AGM of the MC (to elect council members) be done. there are certainly deadlines to the formation of the MC based on the act. for eg, developer will hand over to MC within 1 month of the first AGM. furthermore i have dig further and it seems that first AGM can be called if more than 25% of the parcels have sole proprietors ie quarter of the houses in the precinct has been sold.

you have to speak to developer on the team forming, and if they will take care of the management 1st or 2nd year, if yes then it will be best. JMB can learn 'how to' under developer's shelter.

ok about the time schedule, it's like this (under the new SMA act as well as STA ammendment)

upon CCC - developer has 3 months to submit proposed subdivision of strata title and additional another month to apply for actual subdivision of strata title (ie one month after issue of certificate of proposed strata title plan)

before collection of maintenance fees, developer is required to set up management account

developer has an "initial management period" to manage said property.

during this period, developers must pay into managemen account all maintenance charges for those unsold units (if any).

upon expiry of this initial period, developer must guide the MC to commence first AGM of the MC.

whereby the MC council members will be elected (management council).

after which, all monies collected in the management account during the initial period must be audited and handed over to MC.

you may read through the SMA act 757 (management of strata titled property) and ammendment A1450 to the strata title act. they're available from the AGC website and both are in the federal gazette with commencement for all states in peninsular malaysia from June 2015.

Just go to Kajang 2 and take a look. its under construction now. no wayang
TNB took the effort to relocate the HTC to make way for the flyover.

The other flyover connecting Silk to Kajang 2 also under construction. should be completing next year.

I've been to parkfield last sunday and I google through some company profile, just realize that tropicana have frequent changes on their high management... Would this affect their project??? I am considering their link house as investment as I like their township concept....

I got it. I dunno man. Letter from tropicana says like they are needed coz they applying water supply for us. But the letter we sign, to be send to syabas. Seems like to give permission for syabas to supply temporary water supply to the developer.

From my knowledge, it is the responsibility of developer if its still under master land title...but as for our case, the MOT has taken place and title is already under our individual names, so we will have to pay for it....correct me if i am wrong.

maintenance should be arnd RM250 for intermediate , due to the calculation is based on land size not build up

think i booked the most expensive unit for intermediate 899k ? since its left few unit to choose , when the time i book think less than 20 unit d , anyone bought the same price with me ? my unit in jln TH 2/2 , facing south

Thanks. But mine is semi d linked. 5%+1%+2%. Last year promotion. And the SA told me around RM 400. Somewhere 0.16 cent per square feet.

just get to know next launch will be townhouse , and commercial phase will be allocated for phase 6 ... really slow slow wait d like this . mayb around 5 years only can enjoy commercial there ? zzzz

Clubhouse is their sales gallery now. It's quite basic,with pool, tennis court. squash, badminton, gym room, beverage counter not also will be there or not.
