Actually the issue is on the width, not on the gate alone... Imagine 1 car width near 6ft, 2 cars then 12ft, so it left 6ft so car door opening, each side left around 2ft, this haven't minus the wall yet which also taken mayve 1ft from the 18ft? But luckily is gateless, else even harder..

How much is the total referral fee now ya?? 3% to share out, seems higher than other project? Maybe im wrong... Illaria selling how much now?

actually no fence also and 18x65 fit for 2 b segment cars inside car porch ok geh. just need to be really skilful to navigate the car so it fit inside. hahahaha


Referral fee based on the net price x 3%.

for Illaria Type C(20x65 starter homes) that I know currently selling at 660k++.

I see, 20 is definitely better than 18 then... But the pricing seems higher than Semenyih EM?

hahaha, Ya. Even gg phase 1 price higher than EM. you can check previous GG phase 1 vs EM price.

GG price is driven by the landscape architect that designed DPC. So there you go. And the latest illaria 20 x 65 built up is about 1600sf only and alrdy costing 660k.

GG needs to bring in more quality tenants to their waterfront to bring future purchasers in.

Eco Majestic just brought in Starbucks Reserve which is going to open very soon. Can read in the other thread.

Malaysians are not like londoners where gardens are top priority but instead yearn for malls and likes.

This is the reason I skipped GG. I rather buy a place where the place enjoys the spillover effect of its surroundings where it’s enjoyed by the community living in that district/area. Glad I found one ✌️

Gamuda Gardens has been on top of my list for sometime now for several reasons. The sale has been pretty good too. I have been viewing the NARA type unit and it has been sold out. With some few units remaining. Agents have stopped selling the NARA type units because it has been completed.

You may wonder 'so what if its completed? Better and faster to sell" right? Thn I recently found out it is harder to sell completed units because the valuation from the bank will reflect the true value of the house. I was quite disappointed and horrified to know tha bank valuation of the houses in GG. Such a nice place but the banks are valuing the property really bad. Some are even valuing the property almost 100 to 200k lower thn the SPA price. Sighhh.. I wonder if we go for the non completed properties in GG, if the value will hold after completion or it will suffer the same fate.

Hi. This is some good info. Could the house be over inflated which made the huge difference with bank valuation?

I think because GG has no amenities now but a 50 acre park and clubhouse. No commercials.

I think this is the reason why they are pushing hard for Gardens Square (the new commercial square) ala DPC to be built and completed by next year eventhpugh it was launched only last month. Somehow horse riding, award winning park and clubhouse are not the bank priorities smile.gif once Gardens square is up the valuation should be higher...

Hey if can share whats the valuation of Nara house that woukd be great .. so we can gauge the value now.

I see. Yup that would be really great. But Where is the Garden square located? Is it where the sales gallery is at the moment? I heard from agent last time that KFC was supposed to come in. But now KFC also pulled out due to some reasons. In terms of grocers, they are getting some brand which i have not heard of. I heard jaya grocer did not want to come in because not enough people yet. Maybe eventually.

Me and wife really love this place, but because of the bank valuation, we are not able to get an Unit here. the current valuation is between 650K-700K. Scarry! Selling price is around 950K. So much of difference.
But suitable for those who can afford to put in cash and take lesser loan.
