if buying a property is only looking at the distance to KLCC and PJ only so simple only... the pricing here is at a slightly different level already... and also commercial activities... EG that area already established with tesco, econsave, speedmart, fast foods and alot more shoplots surrounding already... dabao one simple nasi campur go home makan also gt few more options... buy a small little bawang or ubi keledek no need drive more than 5km radius to get one...

BSC still is gradually improving... but BSC is 10 mins away from EG... in term of infrastructure and commercial facilities... its totally at different level... BSC residents might still need to travel to puncak alam for more things to get too.... and yea... i visited EG that side 4 years ago just like u and share the same opinion as u... within the span of 4 years... its 360 degree changes already...

i dont think there is HTC here... passby alot of times... but there are no proper basic amenities around... this is quite true.... u can imagine if u wanna buy a bawang or basic stuffs need to drive more than 5km away... its not really working for own stayers...

location to KL is nearer compared to Ijok project and direct link to HW... pro and con... as the pricing for leasehold landed... i would say its on a high side...

yea... its way inside... the Hollywood style billboard there not suitable for landed development lol.... but im not really sure the actual site is it very close to the sales gallery or not... if its slightly further away i think HTC may not be an issue.... other than eye-sore...

well... depends on how fast u wanna move in... for sure the first phase completed... the commercials also wont be up yet... how long u can stay thr without basic amenities offer for the first two years or maybe more... and what if they put commercials as last phase of the masterplan....

even there are commercials already built.... do you think the business there can survive easily just serving limited numbers of residents from GG... unless u say alot of residents from the kampung will spend on the commercial activities there too.... for now... when i look at elmina and alam impian.... i dont think a township without basic amenities is working well on a daily basis.... better to stay near anggun areas or the old rawang town there for ease of living... sometimes distance to city is not the only factor to consider for.... from anggun rawang to KLCC is 40km... from GG to KLCC is 5km... just a 5km difference only... why dont go for a slightly matured town to stay....

oh luckily some basic kai fan and chinese noodles and some cha sat still available in PA... but if wan seafood dinner or dai chao... tak ada... have to drive 20 mins away to get one for those.... laugh.gif laugh.gif

no la... thats my personal opinion liao... not for others.... there are ppl who enjoy staying in the new township without much basic amenities yet... i have fren already get used to stay in alam impian... just that before balik rumah... make sure everything bought at nearby office's supermarket first to go back home cook...

try search around whether there are any way to go to the city without paying toll during the weekend... otherwise from monday pay toll til sunday also not a great solution for a leasehold house at this pricing... and according to some of the forummers... there are some commercial lots near the kampung near this project if you are concern about basic amenities and there is a HTC too....

haha... i dont think GG can replicate the commercial success of setia alam... so i dont think its comparable... and they have alot of supports from klang lang who wanna move out.... if GG can make the whole township itself self sustaining... then toll factor is not significant... because u can get everything within the township without exiting the toll except for working purposes maybe... from daily necessities, grocery shoppings, foods options and even mall visiting....

There are 2 mix development area, one near waterfront and one more at the both side of the highway. Suppose to have shops there and also a Garden Mall. yea... and the question is how much support they can get from surrounding cities... like u mentioned currently their pricing is on a high side for leasehold strata title project with no actual amenities up yet and its still only phase 1... how about the pricing of the subsequent phases will be? and the waterfront or commercial lots that offered can only be successful if there are alot of populations there to support... in a way GG is at a location quite on its own... so cant rely much on visitors from other locations to make the commercial become vibrant... basically starting from a scratch...

but if peace and serenity is what you looking for... it wont go too wrong i guess...

some of the insight sharing from a resident living nearby GG area:

I live near that place and the road connections to many amenities like food courts and shopping centers are very poor. Only two road connections (and one highway) over there, and the road is only two lane wide. On peak hours, getting out of town can go up to 40 minutes, and you have to go through the village.

There is no change on the development for already 20 years and nothing much has changed.

Younger families with children and teenagers are avoiding the place due to the lack of access to public and general facilities. I saw a unit which is empty for 3-4 years due to the transportation problem and the owner recently put it for sale with the help of the realtor.

There are drug addicts (mostly glue sniffers) roaming around the town near the factories. It is not a good sight too if you bring along your children.

If possible, have a wait-and-see approach before buying. The villages are not going away anytime, and chances of redevelopment is at the minimum.

Well, Gamuda is a reputable developer. They have a project in Sierramas. I can vouch that it is going to be good. I respect the choices of people buying there. However, they should know the consequences of getting a property that cannot be resold because of a poor/distressed location.

However, not all places can be built before the place has been redeveloped. Unfortunately, these are the places that cannot be redeveloped due to the demographics.

I live in a place around after the Matang Pagar area. There are only a row or two shoplots there, and the nearest private clinic is 4kms away. On the north is the KTM Kuang station. The housing estates there are built from 2003 onwards, and it is slightly established compared to the village houses (which is built with mostly wood).

And the majority of the road to the GG has no railings or fences. If you are sleepy in the morning this could cause you to almost swerve into the jungle. The streetlights on these places are very sparse.

The water there taste funny too. Since it is nearby industrial area, it is not surprising that the water could be polluted.

*its basically as per what i mentioned in this forum since i first visited here before, basically GG is on its own, and if there are good masterplan but no good population supporting it, it wont become another Setia alam*

most importantly... the price tag doesnt match the level of commercial activities there... gamuda say they will build a very classy commercial square here in future... but got tenant come in or not is really another matter... this one is really wanna buy a bawang also need to pay toll punya project....

if ppl say puncak alam is ulu and kampung... this GG location is genuinely kampung than you can see.... unless they gt super strong pulling power bring in alot of quality tenants into their commercial area....
