Don't think the toll factor will be so significant, Setia Alam also a tolled township but still very successful.

Based on the master plan, it does seems that GG is trying to replicate a self sustainable township. How successful it will be is a separate question haha. Like the place and the plans but feel the pricing is a little high compared to other leasehold projects. yea... and the question is how much support they can get from surrounding cities... like u mentioned currently their pricing is on a high side for leasehold strata title project with no actual amenities up yet and its still only phase 1... how about the pricing of the subsequent phases will be? and the waterfront or commercial lots that offered can only be successful if there are alot of populations there to support... in a way GG is at a location quite on its own... so cant rely much on visitors from other locations to make the commercial become vibrant... basically starting from a scratch... but if peace and serenity is what you looking for... it wont go too wrong i guess...

some of the insight sharing from a resident living nearby GG area:
I live near that place and the road connections to many amenities like food courts and shopping centers are very poor. Only two road connections (and one highway) over there, and the road is only two lane wide. On peak hours, getting out of town can go up to 40 minutes, and you have to go through the village.
There is no change on the development for already 20 years and nothing much has changed.
Younger families with children and teenagers are avoiding the place due to the lack of access to public and general facilities. I saw a unit which is empty for 3-4 years due to the transportation problem and the owner recently put it for sale with the help of the realtor.
There are drug addicts (mostly glue sniffers) roaming around the town near the factories. It is not a good sight too if you bring along your children.
If possible, have a wait-and-see approach before buying. The villages are not going away anytime, and chances of redevelopment is at the minimum.
Well, Gamuda is a reputable developer. They have a project in Sierramas. I can vouch that it is going to be good. I respect the choices of people buying there. However, they should know the consequences of getting a property that cannot be resold because of a poor/distressed location.
However, not all places can be built before the place has been redeveloped. Unfortunately, these are the places that cannot be redeveloped due to the demographics.
I live in a place around after the Matang Pagar area. There are only a row or two shoplots there, and the nearest private clinic is 4kms away. On the north is the KTM Kuang station. The housing estates there are built from 2003 onwards, and it is slightly established compared to the village houses (which is built with mostly wood).
And the majority of the road to the GG has no railings or fences. If you are sleepy in the morning this could cause you to almost swerve into the jungle. The streetlights on these places are very sparse.
The water there taste funny too. Since it is nearby industrial area, it is not surprising that the water could be polluted.
*its basically as per what i mentioned in this forum since i first visited here before, basically GG is on its own, and if there are good masterplan but no good population supporting it, it wont become another Setia alam*

Yeah.. Happy to be part of GG now.. I guess this project is worth considering, given on the plus point of landed, easy access and (temporary trust the statement) also looking at the concept of the development. and true that nowaday is not easy to get new landed within klang valley anymore... Let me know if anyone need referral!
