International school got few tiers also. The most expensive ones are tier 1 like gardens int school.

Gamuda has to get one good international school in. That is done by the other developers too. Their current one in Gamuda Gardens is doing rather poorly.

So not really a great caralyst. Petron, fhe first petrol station is being constructed only now... yea its slow but finally.

The uge doesnt improve peoples lives here muchnor the tenancy rates.

Shopping mall or medical centre does. )

Some will say gamuda is quite slow etc compare to other township, but ppl forget this is a new township is only 7 year compare to other township which is already matured. I think they are doing a good job. Development takes time.

Any updates regarding Garden Square, other than it will be completed by the end of the year? There's another commercial area next to Danau Ria. Wonder which will fare better when both are completed.

Nothing much. Just stargrocer and zus and a couple of other lesser known names. Havent heard whether its mcd or kfc/other which is going to occupy the drive in. Hope there are more big brands comin. I think it will be challenging in the first few years given the occupancy rate in GG and the no of households. The people who will be thronging the square will be the neighbours who have lesser spending power.

The other at danau area will be slightly better as they are your speed 99, mamaks, clinics and what not. Still early years will be tough.

Im just making a comparison between this and eco majestic. That is close to maturing. 10 years now. 3 or 4 phases of shoplots already launched and built. They are now building eco majestic city lakeside plaza. Theres jaya grocer starbucks reserve, etc. Very fast building by the developer. A scour at the shoplots and ecohill mall does not show the affluent but rather the opposite. Again it shows you occupancy for the expensive units is low. Hence the crowd type. Townships situated far away and neighbouring existing low spending demographics have challenges breaking out.

I have to disagree a little bit. Back in 2016-2017 I always commute to Kuang and Puncak Alam. I still remember clearly that in 2016 Gamuda Gardens already exists with a huge entrance whereas Eco P. Alam is only signboard with small 1 lane road.

I would agree that Gamuda development is okay and some like it slow (cause you can have a peaceful quiet life here), but I think their strategy quite failed. See response below.

The problem with Gamuda after I spoke to some of the staff and based on experience living around here since 2016 is that Eco Puncak Alam know how to strategize their product and marketing by having basic necessities like Jaya Grocer built in parallel with the house.

Moreover, back in 2017, Eco focuses on finding business owner who would like to setup their business at their shoplot with free rental for 2 years (No need to purchase the lot), that's why they have more demand. While Gamuda does not offer like that and rather focuses like high-class and non-local attraction.

Their biggest mistake was launching the Luge without launching any shop lot nearby to the Luge to make their customer stay there more longer i.e. Foods (localized taste)/Windows Shopping.

But anyhow, life's goes on, it's good to see stuff around here starting to get some development with other developers.
