Good analysis.

The waterfront will need some support as GG is the only high end developer here sadly. This development which consists of landed will give you a max of not more than 3000 houses? The rest of the development around GG are really budget and
nonlifestyle evelopers like scientex. Even tan and tan is only developing props at 400 to 500k, similar to scientex. Meaning residents with low to medium purchasing power.

The success of the proposed mall, offices, medical centre etc adjacent to NSE remains to be seen. A similar concept which is IOI putrajaya mall  which is also adjacent to the highway in a far away place is doing well. But this probably will be completed in the next 10 years especially with this covid hanging on our heads.

The park will be handed back to the majlis. Desaparkcity similarly will do so to dbkl. we all know what our majlis is capable of. Dbkl is more experienced in landscaping and should do a good job. Other majlis? I don't think so. Without proper maintenance, the beautiful lake will turn into a retention pond in no time.

Anyway these are the risks which may or may not happen. At least its started with good intentions. Love the ideology of Gamuda but doubt the execution by our govt.

“Similar concept which is IOI Putrajaya”

There is a huge misconception that IOI Putrajaya is “far away place in highway”

Behind the mall is Putrajaya, Cyberjaya, Kajang, Bangi, Semenyih, and beside it Serdang which is mature townships but all doesnt have a big mall yet ..thats why it is hugely successful

So Kuang or GG got that kind of population and township above? Nope

First of all the selling point of GG is the serene lifestyle and nice landscaping, not all development should have a big and busy commercial centres

First phase early bird pricing if not mistaken 6xx for 20x70 7xx 20x75. That is when it first launch, after that keep on increase price. During that period the access road and park is not up yet. For new township gamuda is consider very good because direct highway access don't compare with old township. To KL city is simillar distance with kota kemuning
*
Kota Kemuning is nearby Subang Jaya and Shah Alam to sustain their early years and get the spillover

But GG Rawang got what? There is a reason why Rawang develop really slow compare to KK which is actually newer

You are objectively wrong , Rawang is a big place , where exactly are you talking about ? Literally , from my current home ( Rawang ) it is 28 km to KLCC , 31 minutes  .

From Semenyih , that would take 35 km and 39 minutes .

Disclaimer - i am not a buyer of GG and i do not stay near the GG area .
*
We talking about Gamuda Gardens

Gamuda Gardens to KLCC is 40km

Bandar Tek. Semenyih for example to KLCC is only 34km

Semenyih got nearby big cities like Cheras and Putrajaya/Cyberjaya

Nearby Rawang got what? Kundang? Sg Buloh?

Not sure why u so against props in Rawang/GG.

Distance is not the only factor choosing a home and not everyone need to travel to klcc

Even if they do, it's not much different compared to Semenyih la

Not against Rawang lor but just answering someone claim that “there is no other place that close to KL” as justifications to dump their money there. That is wrong statement and i give Semenyih just an example

Dey, even the properties in Kundang will have 'Rawang' stated as part of their address (Kundang, Rawang). The same goes for some parts of Kuang.

You clearly and absolutely have no idea about Rawang.

Im talking about Gamuda Gardens claimed to the last “near KL” property
Im just stating the facts that there is plenty of development in Semenyih that actually nearer to KL

And whatever you said about Kundang and Kuang, they are not matured area compared to like Bangi, Kajang or Putrajaya that near Semenyih

Rawang is pretty isolated and it will take time to develop so i dont agree with the statement that Rawang will boom fast as it is “last large land near KL” that some forummer here claimed

1- Yes , lets talk about gamuda gardens and stop picking the longest route . The fastest route from GG to KLCC is 34km . U cherry picked bandar teknologi kajang also is a tie at 34km as well .
2- Semenyih to Cheras is 29km , at its shortest point is also around 20km +- . Semenyih to putrajaya also around 25km . Like this also nearby city ka ?

Bro dont bullshit to save face la . Do u know with 23km , gamuda garden can reach one utama already ?

By your logic 20+km is nearby right ? Then GG got pj nearby bro , semenyih got putrajaya only ar ?

Clearly this joker doesn’t know what he’s talking about .

Ps - you’re clearly making a blanket statement on Rawang but you’re picking on GG as u know its one of the niche parts of Rawang . From your last sentence , you are clearly whacking rawang as a whole .

Let me tell u again , rawang is a big place , do u know that Setia eco templer rawang to KLCC is only 22km ? Shocked right ? A whole 12km closer to KLCC than your favorite place , yet u talk as if rawang is worse than semenyih .

Again , going by your logic , 20km+- is considered nearby city right ? Then rawang is nearby KLCC leh . Semenyih ada ka ? 😂

My post is about someone claim that Gamuda Gardens is the only new place to buy house as it is “nearest to KL”

I just stated there is plenty of new development in Semenyih is nearer KL and it surrounded with matured areas compared to Gamuda Gardens

Simply said - there is plenty of new places that nearer to KL and GG is not the “last place available” that someone here claimed

Why you so tight and uppity until want to drag setia eco templar here lol

For Selangor new properties, i understand that the bumi quota is 50% at launching. Thereafter developer can appeal and appeal. Gettng 50% quota filled is very hard. So of course need to push hard to get bumi buyers. This is nothing new. However the catch is this property is leasehold so once sold to bumi under bumi quota, when the bumi sells to non bumi, the chances are very high the first couple of applications to the state for consent will be rejected. That's why even experienced bumis know to buy freehold properties under bumi quota to enjoy the bumi discount and then sell to non bumis later for higher price.

Elmina project has an increasing number of non bumis coming in based on anecdotal evidence but only the sime darby team can confirm this.
*
50% is only for low cost housing (PPR). Normal housing only 30% and developer can actually ask for lower if the bumi sales is not doing well
