Sime Darby now building sjkc and latest elmina ridge they ask joey yap to come and talk fengshui, quite obvious they want more Chinese to buy because their prices getting expensive

Illaria is on key collections now.. Anyone picking up theirs?

The co-working space only have 3 modules.. can't imagine having more than 300 units fighting for 3 spaces for lulz..

for the corner unit at DM 1/1, beside the kids playground.. it's going to be noisy and all..

For Selangor new properties, i understand that the bumi quota is 50% at launching. Thereafter developer can appeal and appeal. Gettng 50% quota filled is very hard. So of course need to push hard to get bumi buyers. This is nothing new. However the catch is this property is leasehold so once sold to bumi under bumi quota, when the bumi sells to non bumi, the chances are very high the first couple of applications to the state for consent will be rejected. That's why even experienced bumis know to buy freehold properties under bumi quota to enjoy the bumi discount and then sell to non bumis later for higher price.

Elmina project has an increasing number of non bumis coming in based on anecdotal evidence but only the sime darby team can confirm this.

Could be the case for Gardens Park as I could see many wordings such as 'Hak Milik Kekal' on billboards, flyover signage etc. instead of the usual 'Freehold'.

Gardens Park is not high end. GAMUDA Aalrdy clarified that Gardens Park is bread and butter ddvelopement where GG is the high end products consisting of bungalows and semidees.

Hakmilik kekal is well loved by Malagsians!

How was ur DLK mate? I got 1 friend over there and went for a visit. Such a nice house and location with a good price back during PKP time

Good to hear from you again. DLK cant compare to GG. But for its price, its a good build and on high ground overlooking the beautiful GG.

Now waiting for approval from local council for guardhouse and fencing. Plenty of things to do!

But really happy that the connecting pathway from Gardens Park to Gamuda Gardens goes through the front of DLK. So really great landscape and DLK residents can also use the bicycle/jogging path to both Gardens Park and Gamuda Gardens.

Hope you are having a good time in Illaria. Illaria sits on very high ground and noticed that the front facade is also stunning! Well bought!

For me DLK is more better value due to its free hold status. Put aside the design, but in terms of location, holding type, accessibility, DLK is the winner compared to Scentex.

Been staying Danau Ria for the past 2-3 years, now waiting for Illaria VP. I actually wanted to sell my Illaria last 2-3 weeks ago because I found a corner unit at BSC, after I transfer the booking, somehow the owner changed his mind don't want to sell lol. But anyway life goes on.

Hi,
some heads up.. heard a transaction of RM1Mil on LAVENA(intermediate unit) done recently. wasn't exactly sure if the buyer knew what they're paying into. the said property is just 1 row behind premium unit.

that's a good bump up for the seller (sans RPGT la).. if this trend continues, probably AGALIA will make the biggest profit amongst all phase 1 units.. heck, after say about 10 years from now, nobody will know all the names of the property at GG liao.. it's just psf and street

LAVENA, AGALIA, NARA, etc will just be.. memory/cache
