A lot area same.
Even very reputable developer also need very long time to make it more happening

Sounds like marketing talk to me. Stargrocer opening year end/early year at GG. Is this not a grocer. Pls check facts esp this news is jn the post just above.

If commercial alone itself yes!! You are correct...
But if commercial beside a hypermarket won't be that worse as you said... Try to look at those commercial beside any hypermarket...

Have you been to the one in bdr sr damansara? It has rebranded itself.

Segi fresh is not. Fair comparison.

Gamuda will ensure star grocer do an upmarket job in Gamuda Square.

Visit all Rawang, Puncak Alam, Kundang commercial areas by all famous developer, then only comment.

If you still think all r very happening, then up to you.

I am referring to upcoming and you are talking about existing. No wonder you are not seeing eye to eye. Not that I want to see eye to eye with you. I didnt say star grocer is atas. Nor do i care about atas. I care more.about cultured people where I stay than atas places where people who think they are atas belong.

Seginl fresh brings affordable food to Malaysians who need affordable supplies. I respect that. I do not respect people who run them to the ground on grounds of caste.

yeah, we're a little dissapointed when star-grocer signed the MOU. Since there was a period of time Jaya/Village grocer was put forth as interested anchor tenant..

By the way, good thing the star outlet was mentioned at nearby BTP.. do note that it's not Star Grocer, but Star Market.. so expect some level of segmentation-play for Star just like how NSK is doing now, differentiating markets with subtle naming variants..

the area mentioned at BTP is quite interesting. for those who actually visit the site before.. it seemed to be an expanding area with allocated imminent big box development.

For GG to thrive.. a good mix of tenants that cuts across different spending-ability market segment is good.. so far, most of the makan establishment is a bit on the "atas" side.. it's not something that we would patronize on a daily basis..

so, hopefully the remaining take-up at G.Square can be filled with more bread-and-butter kinda of establishments.. if "atas" expats comes in, then Sri hartamas, M.Kiara, or Bangsar kind of night joints will make good sense..

There are still the G.Atrium to pay attention to, yes? Who will take tenant at that place, etc.. Luge is now focusing on nighttime opportunities..

Location as well as the future development plan. the developer keep telling them they gonna make this place as second DPC but we all know it’s impossible due to the crowd . Met some neighbors are Gamuda land staffs, they r trying hard to let go of their properties but still unable to let go even with low price, the Sales and Agreement value.

Gamuda sold at future future price. That future future time hasn't come yet. Need to keep holding.

say.. are you at phase 1? .... actually i have difficulties understanding why compare to current DPC.
i've noticed the achilles heel of DPC is probably the road infra.. with condos all around the place.. eventually something will have to give..
... by the way, if you're phase 1 and your SPA is way below 1Mil, hold on a little longer.. price couldn't go up readily because bank refuses to acknowledge with the seller's price due to evaluation(lack of infra, etc).. the infra is coming up.. so evaluation has to follow to some extend ba.

Besides infra, merchants are playing very important roles to gain potential buyer and crowds too. Monarc price are selling at 4.5mil, 7 mil, don’t they feel disappointed on the current lower standard of merchants that the developer bring in?

Many owners haven’t decide to move in is cuz they said there’s nothing much to shop and eat at the moment so they dont move in. Hence, there are still plenty of vacant houses around there. Some owner even bought and moved to another more developed township and trying to let go of their property at gg.

A neighbor is willing to sell his unit at 1.2, believe his SPA is nearly to 1mil. Another one which belong to Gamuda staff, his one also the same but intended to let go at spa price also couldn’t get potential buyer.

Phase 1 do have many are above 1mil. Just smaller and intermediate unit are cheaper at 700k only.
