My view on this project is, if developer able to deliver their final product quality above general expectation as what all the forumers commented here...then they price tag now may sound more convincing and solid to category as real premium product in the market.

My only concern is the narrow lorong peel.. not sure whether it can be widened? School is nearby with many cars likely to be parked at the side (one carpark per unit is not adequate) and UNA have another 400plus units using the same lorong.
If Pavilion wins the ongoing lawsuit, another 600 plus units would be sharing the lorong....

So i cannot imagine staying there neither would my tenant...just my honest opinion.

Your concern to me is not a big matter, if only Lavile alone in lorong peel then only is my bigger concern. But now the lorong having few projects in developing...quite confident local authority have their plan on this lorong in future time.

Dun forget cheras police station main entrance also located in lorong peel. How can let the lorong traffic jam till abang police cannot go out to patrol.

The Lorong Peel are reserved land for road. If they were to build something there, i wonder which MAFIA of COWBOY developer has such power ??? This is a selfish businessman

Nowadays many irresponsible developer use dirty connection with high government authority to simply build even reserved land. Those who support them are also to be blame. Because of these developer, market is now claimed OVER SUPPLY. OVER SUPPLY by lower range condominium. People that chosen these lower range unit will facing difficulties few years later to find tenant or secondary buyer. Then LELONG units will be everywhere.
I just know one thing, if these developer are so selfish and irresponsible, buyers can never put hope that they will provide good workmanship or quality product. I am so frustrated because i just made a booking. I do not wish they win the case to spoil this potential township. GO AWAY !!!!

Are you referring to the empty land beside Lavile which filed into legal case now? Which project u booked? Lavile or UNA?

the overbuilt issue is extremely serious in DBKL as u know who is in charge of this...
look at those Rumah Wip and PPA1M all over in K.L

My entire family in Cheras. This is awesome area. Walking distance to many convenient daily needs, shops, restaurants, banks, mall etc
Plus it’s more premium compare to M Vert, Arte, Parc3 & few more nearby. What won my parents heart, it’s one of the FREEHOLD LAND there. Super limited in that area. Even my dad asked me few times, ARE U SURE ITS FREEHOLD ???
I don’t care must about celebrity or artist or superstar.
All I care is peace environment, quality & neighbourhood.

In my opinion, no much issue to concern on this project itself and no doubt for the future development on this area. What you need to understand before you place your cheque for this product is your exit plan approach, the more you can apply the better. As we know the price range for this product was not cheap.

It looks like Block B pricing is higher than Block A. Rebates 5-8%. As usual, additional 20K for fully furnish.
I might be wrong, but it seems that products around this area apparently are moving up...

not everyone buy here for investment purposes only gua... this is not KLCC or MK... 1m project cant rent out for 5k per mth one...

but with alot of new projects in KL on hold and freeze now... things might move better towards this kind of meant to be long term own stay products already... instead of rumah pangsa style condo...
