very soon but not sure when it is.. maybe after they have done MV's store refurbishment hmm.gif

btw, saw some shops had closed down on upper floor of aeon maluri..

No projects between there because it will be separated by a reserved road. Furthermore 1 of their people mentioned that the land size is too small and awkward to be building anything

Probably best to go land office and verify if got any tenders

I don't think its comparable with PRIMA kua, since Orando's boss Datuk Eng mentioned that
“Our mission is to build homes of Swiss watch standards. Now, you may realise that a Swiss watch will still have two arrows and the standard 12-hour indicators. Why would someone pay more for one?”

Perhaps someone here can comment on their quality of existing completed projects in Cheras?

1. Pros: the only 'freehold' land of this area
2. Locations next to aeon and accessible to MRT station
(* To make correction that in fact NOT really 'accessible' to MRT. As discussed earlier, big challenge during sunny day/ raining day and also the street-safety issue)
3. In term of facade, planning, design, facilities, unit layout..nothing surprisingly and maybe below expectations.
(* Looking forward to the facade improvement instead of another apartment looks project. Visited to the showroom last week, it seems like no ID input, just simply putting the furniture. Floor finish, bathroom design and setup not up the premium market.)
4. consider high density development even though developer soft launching by phases but it will be delivered at the same time. High competition if looks for investment.
(* Phasing development within a same podium might not good. It could because of the developer's both marketing or financially not confident/ strong.)
5. Too massive and risky as the developer not own/ manage all the retails space. In fact, recently many projects with retails can't rent out or leave it empty and giving bad impression to the proj and its surrounding as well.

Btw, what are the selling points from developer besides freehold? whats the effort or 'wau' factors that developer/ designer has injected in to this project?
(* So far no answer means 'NOTHING good'?)
