FnG mainly means they sell you the house then get everyone's agreement and build fencing around it, then manage the fencing/guard for the first year before handing it all over to the RA. That can be individual title.

GnG in selangor now all must be Strata Title... no more individual title

TA maintenance fees is ~RM310.00

but its normal for g&g strata title, unless go for f&g. but have to depends on what kind of facilities the parcel is having also in order to justify the maintenance fees.
new high dense condo also jalan 0.2x psf nowadays.

hmm depends how you look at it.... chimes was sold at 560k for 22x75 during its initial launch...but then price houses back than was a little lower than now.... biggrin.gif

In term of psf, it's actually higher. Compare to Chimes sub-sales of 700K, you pay
lesser in term of build up or land area. Depend on how one judge it, which one to go.

100K higher than Chimes but built up & land area for Penduline is smaller! blink.gif So Penduline worth buying ka bro? blush.gif

Now sales in many DSLs in TA & ES also sangkut, no thanks to Penduline! biggrin.gif

if you buy to flip than think twice or thrice.. if buy for own stay for >5 years i think its still good .... I believe land (especially those far away from city) will still appreciate better over the years...
