When you got enough power and cash you can select more worthy vs price you paid.
But sometimes you limited power, then you have no choice just to select within your budget smile.gif
Just like if suddenly EcoSanctuary from 2mil++ discount 400k++ to price 1.6mil++. But for those no budget like me, still will need to select penduline sad.gif
Even is very more cheap compare in psf.

Chimes / Perennia => lower in term of psf but need to fork out around 15% initially. Can move in immediately.
Penduline => Higher in term of psf but down payment less (6~7%) only. Can move in after 2 years.

So Penduline good for those with less down payment.

For return in investment, do not expect to have good return in next 2 ~ 3 years time.

Yes, even though good bargain, saw only around 19 units had been "BOOKED" as of yesterday. Most investor do the "STOP" & "WAIT".

Anyway, most of the "LOWEST" price units already "SAPU".

Got one question here...there is no commercial activities in this new area yet.
So the current and future residents need to go to KK side for banking, school, food etc.
Do you that the access road/ round about between KK and Rimbayu will be very jammed up in future?
Is there only one access road between KK and Rimbayu?

Sometimes i feel quite JAM, like sat afternoon.
If you want to go out Kesas, consider 1 road.
If you want go KK / Bukit Rimau, consider got 2 or 3. Because you still can before the main roundabout turn left to another roundabout to come out Golf Club or Columbia Hospital.

Yah, the main road linking the 3 roundabouts in KK 2 lanes only, in future all jammed up by BR, TA & ES vehicles! biggrin.gif

I heard now Chimes cannot sell with good price in the subsale market, 1 of the reason is because buyers are waiting for Penduline? blush.gif

Chimes cannot sell with good price cause a lot of people not easy to get loan especially for sub-sales. Besides, for 700K house you need to fork out at least 100K first. This not including renovation if you plan to do so.

Anyway, I know quite a lot of people buy for long term investment. Mean they plan to rent out but not sell. Prove that lots of rich people, including Malay, Chinese or Indian.

Yes, TA still can reach Kesas. But I assume everyone want to go Kesas is go Subang / KL direction. So mainly still is KK mcD roundabout.
Unless you want go Klang direction.
Of cause now also can pass through Columbia hospital out Kesas to Klang direction.

Commercial launching early next year. 88 units, if not mistaken start from 1.65M and above

Any one plan to open a restaurant here? After 3 years I many house will be ready. Rimbayu at least Phase 1 ~ 6, TA Phase 1 &2, ES also Phase 1 & 2..... Few thousands house is ready

Both ways. But it will be more KM, longer distance if you want out for Subang Direction.
