The first pic was an artist impression.

FYI The actual colours were the ones being approved by MBSA, as the earlier proposed colours were rejected due to MBSA's certain policies. Upon VP, you may choose to vote unanimously as unit owners to propose for a colour change, which is of course, subject to MBSA's approval once again.

the difference between 1st pic and the 2nd pic is just colours.

High Density? Original plans 600 units. Now still 600 units. No changes. So please do not speculate.

Medium Cost apartments - Alam Sanjung is amongst the lower priced apartments within the area.

Not just color..... the marketing picture does look high class.... i drive pass highway...the actual look is LOL..... I think I will have hard time helping investors selling it even at 400k...... next time buyers got to beware with what CB land products........ no wonder you are still very much behind compare other industry players...... good luck to you....dont angry..... accetera, in OUR opinion a bit "KIASU" type over the year and we continue to see "KIASU" in future too.

A lot of things I am sure cb land has reasons why it's done that way... As buyers he owes us a ln explanation.. And with Eric here he should just clarify them... When he doesn't... People will speculate... And comes the bashing...

And instead of clarifying... He says he gonna take them. To court...

Thanks for clarification...however, please take note that the thread starter(accetera) is an employee of Crest builder and he is representing crest builder as well. Whatever action he takes directly or indirectly related to Crest builder whether he done it on his own or asked to do it.

This guy also closed and reopened the Arte Mont kiara thread like five times in last 3 months..

I think lowyat should banned TS from closing and reopen back sesuka hati...if want close, then close for good!

News : Crest Builder - Property segment, 40% to top line by year-end

Alam Sanjung take up rate 70% - balance still have 30% unsold


2015 Jun 25

KUALA LUMPUR: Crest Builder Holdings Bhd expects its property segment to contribute 50% to the group's top line, from the current 40%, by year-end.



Executive director Eric Yong Shang Ming said, to date, the construction segment, the company's core activity, contributed 60% to revenue and the property segment 40%. However, the property segment contributed 70% to the bottom line and the construction division 30%.



Yong said the target will be driven by sales in the property segment.



"We will be aggressive in pushing the segment forward as we see the property sales picking up two months after the introduction of the Goods and Services Tax," he told reporters after the group's annual general meeting here yesterday.



He said the company expects to start the fifth phase construction of Hijauan Residensi, a project which consists of 646 residential units in August this year.



"Total gross development value of our projects for this year is RM320 million and one of our projects, Alam Sanjung, which is located in Shah Alam, has recorded a 70% take-up rate," he said.



Yong expects the performance of the group's construction segment to be better this year, supported by its external order book, which stands at RM350 million.



"However, we are actively bidding for projects, including in Sabah as well as testing the Penang market, through participating in tenders for projects in that state," he said, adding that company's success rate in bidding for project is between 10% and 20%. – Bernama

They use cheap material.... cut the cost....thats why the window look smaller... thats the reasons why the property division.....earning 40%..... but give them 70% profit as reported in thestar....... selling 490psf service apartments.....but delivered 200psf flats.. aka rob from poor .day light........ while the poor public and staffs who bought this service apartment worry about what food on the table..... just add them into...Crest Builder CB Land = bad developer.

about 2 years ago i book one unit at iproperty expo because sticker say it's selling fast (and last few months before gov will cancel DIBS). i got the loan approved too. but i got bad feeling about it - no website, brochure cincai one piece of thin paper (even dont give me booklets brochure after i placed the RM500 booking cash).

i ask to see show unit two months since place my booking. they say they still building it, but after that my SA say no show unit cos project sale very good almost sold out. then do search previous project, alam idaman very bad. i decided to cancel even when the SA warned me they wont refund the Rm500 booking. i cancel my booking and i'm glad i did. just sharing my experience and feeling i got when purchasing this project during launching. i still see there's no website about this project.

i suggest whomever considering to buy it to drive there and see the site for yourself. i worked in batu 3 shah alam before (2007-2009). morning and evening traffic is sooo horrible at traffic light to federal there. and sometimes it's flooded when raining too. now not sure if still got the same problem or not.

As an employee (out of my exact role though), here are some of complaints that some owner/buyers have shared with me:

1. Windows are too small.
2. Colour scheme of facade is not nice or matching to scale model.
3. DB box trunking is not concealed properly.
4. Corridor pipings have no plaster ceiling or concealed.
5. Wash basin in bathrooms too small.

I'll try to bring these issues up with my team and we will do our best to address it.

Item 2: even big boss Eric Yong say can't do anything, Need to wait jmb take over and change it

implementation security - the best developer can do is what they own us too.

acess card inside lift is what they promised before i signed spa

FYI, we are committed to practice effective management in order to keep the costs as low as we can. For security issues, I have also upgraded the system to allow for card access in the lifts. The utility rates have been adjusted to be of residential rates.

When I say constructive remarks and feed backs, I meant it to be both positive and negative. But if you choose to make allegations and defamatory statements, then I shall not respond to it here - and let the legal proceedings take place instead.

the apartment TBP facade structure already looks better liao. and at least the windows size much bigger.

+1 Agree rclxms.gif exactly, I thought oug parklane is the worst until I saw this . if the grey paint removed, it will be worst than oug parklane.

What do you expect, CB land used to build MOSTLY mid cost apartment all this while. Their design architecture sucks big time, still come out with outdated and ugly facade.

Even new developer Trinity and ekovest done better job than them.

Just compared with trinity's old project The Zest Kinrara which looks 100 times better than this alam sanjung!

Hi... I bought block a ..and with Dibs... I received letter from bank stated that there is 1 month installment due about 1k plus.. Would like to ask am I starting to pay my installment already? But we have yet take the vp and key?

Or I have to call cb land admin office to ask them to settle the payment with the bank because it is dibs? Can someone advise me on that?

Mr Eric young or mr accreta? And about the 5k rebate how do I check whether am I entitled or not???

have you received the VP letter? it will tell you the amount you need to pay for the balance of the maintenance fees and upon your banks disbursement of the last few stages... they will call u and arrange appointment

lotsa folks in block A has got it and appointments starts next week ...

I planned to buy a unit here but the agent haven't give me a proper price yet. He said rm470k but said will ask developer for which size unit is that price for. Read some bad reviews for this place...so is it worth it if I buy here? my 1st property though,,,

2) so near but are you going to work in a same company forever?
3) congratulation to you bro. but i think you can rent a master room / a unit of apartment after your wedding and wait until the project is completed.

for number 3.

Thats what i was planning as well until i got to know about this progressive interest thing. When the project is near completion I will be needing to pay rm2k for the bank and rm1k or rm1.5k for the hse rent. die loh...

Because cannot pay for 10% down payment and in the same time i need a unit. So no choice but to rent and serve interest.
For me, i rather rent a room instead of a unit as it much more cheaper.

One more thing is the AS already VP which means the price of developer sell is mark up already, maybe the developer price still cheaper than sub-sale.

Wow, compare to subsale, this is on very high side, and this is service apartment, more hassle on utility rate.

Compare to subsale around that area, 430 per sqft able to found, bigger build up, pure residential condo.

I expect can rent out 1700 with partly furnish, 912 facing facilities, 2 side by side parking, anyway, this depend on tenant need for furnishing and negotiable if interested.

perhaps negative 50-80%

expansive house, low rental. Lack of job opportunity supply.
even Shah Alam now is negative yield now. No need to mention semenyih.

mostly basic are renting from 1.4-1.6k

Semi from 1.6k to 1.8k, fully from 1.8-2k, those are actual transaction !

this all depends on how and what kind of furnish offer to tenants.

i'm not lar, got one unit there, just know a few owner rent around this price, if u own a unit there, no need to entertain the property agent below alam sanjung, most of them will ask for low rent price, engage ur own property agent or put the ads by ur own.

Hello everyone. am one of the unit owner.
I discovered to exit from L2A level carpark, i notice is narrow as the wall on the right is kind of narrowing the slope.
And they should paint a yellow line((at least 1 feet thinkness) on the wall at the entrance to carpark to ease the turning, and also the turning lead to carpark L2A. Seems some cars "kissed" the wall and left the markings

Rented out whole unit RM1600 semi furnish. Local professional couple. It's possible.

Fellow landlords, stand firm, put in your effort to differentiate your unit and maintain the rental rate as above. Also try advertise yourself too at the same time besides using agent. I use agents there too, some are quite good n responsive, got some viewings but found it myself in the end with my effort after 4-5 viewings myself after work. 1 owner rented 1.9k fully furnish, 1 owner 2.2k fully furnish. Theres a couples of 1.7k, 1.8k semi to fully. Basic also got 1.2k, 1.3k, 1.4k with some extra throw ins like aircon or kitcab I heard during this time. So depends how you structure your home & nego.

Maintaining a decent asking rental price helps filter better paying tenant too. Some tenants that came view because they change job to around shah alam/glenmarie/subang from KL etc.

We have a pre-jmb gathering on 10th January 2016 at Alam Sanjung (in fact it's potluck, bring some food) to know each other, spend time & discuss some matters to highlight to management together if any. We are a strong & friendly owner community. Even in telegram. Hilarious bunch of people seriously. Quite a number of ownstayers too that did up their units real nice.

Met some of them during the early key collection & renovation process brainstorm & learn together, I've learned a lot from them, that's what makes the owner community helpful & nice. Without them, won't know how to turn a bare unit into semi furnish. Thanks! Cheers!

Both under residential rate, for water is under management for now and yet to receive any water bill yet. welcome to alam sanjung. by the way, how much is ur asking rental price, mind to share ?

There are mostly RM1.2k-1.3k basic unit, RM1.5k-1.6k semi, and RM1.7-1.9k fully furnished unit transacted here heard from friends. Probably RM900 is very minority.

These days i would say almost 90% of condo/apartments/landed you give big angpoh to tenant every month de...if u just got your newly vped property in the past 2 years or so.

If you take into account of true cost of your investment plus all incidental cost + depreciation of your furnished unit...either fully or partially

Ofcos must use 90% loan for 30 yrs as the usual case. If based on low loan means 2mil prop 300k loan confirm very good surplus.

Developer only give rebate around 40k+ and they told me have this benefit cause of the CB Land want fast out Alam Sanjung unit and after that want focus sell The Greens o... If not, apa pun tak ada... lolz...

As my pass experience i had lived in an apartment at PJ area, just a beoken lamp the management also need to take 1 month+ for changed it after few house residents/tenant complain.

1. Can i know is the water pressure in Alam Sanjung good or not for high floor?
Becoz recently I stay at 10th floor. Every time when I shower I need to stick close to the wall. I hope in future if I move to a new place, I no need stick to the wall to shower anymore.. 😊

2. How about the water/electric bill? How much the estimate fees u all get? It is accepted?
Cause I heard from agent said that it is under commercial title. Water min need around RM12, and electric bill no respond from management. But management will re-calculate to under residential title. This is 1 of the point I worry.

Yes, the price damn attract me. But now I found out another issue is the water/electric bill.
It is under commercial title i/o residential title and the agent unable answer us and keep said management never answer them too. doh.gif

Ad per sa, they r in d process of converting water to resi. Quite good price, but cons is facing n near highway n d other side, facing west n view for lower units blocked by the green. I was told the green's project is located n facing Nirvana ! I wonder y so many units unsold after vp? Due to these reasons or developer hold back n now only released it for sale?

yes on the holding back ... coz they wanted to get more from the sales price after completion of block b - but failed miserably

in regards to the water conversion to residence - wont be happening anytime soon, only TNB is residential rate - residential rate for water in a commercial stratafied developement is a nationwide issue ... dont put too much hope on that .. a minimum of 11 ringgit per month is the current charge now

I have been there to see both developer unit and subsales unit. Honestly, the worksmanship seem fine. The facilities provided considered decent (For the price the buyer is paying). Swimming pool and ample space to have the evening walk. The layout is also suitable for small family.

The nirvana view would still be a problem for some buyer. I saw black smoke coming out from one of the "factory" when I was on the 23rd floor. However, the nirvana view will very soon be covered by upcoming The Greens. I really dunno what is The Green buyer ('shah alam view')was thinking about when they made the booking.

Another things is that AS is really close to federal highway. You couldnt really avoid the jam during peak hour. But, it is very dificult to find a place without jam right?

As long as you dont mind the traffic, it would be a value for money buy for buyer on budget for a newly completed project. Considering current subsales selling price is around RM450/sqf.

I went for viewing last weekend. 30 units left. Yep, now they give RM36k cash rebate given that one manage to secure 90% loan. Net price is RM430k for 864sf and RM450k for 921sf unit.

For me, the problem for Alam Sanjung is there's no perfect units. East facing unit has to face the noise from the highway while the west facing unit is hot of course and Nirvana view for the higher units since the Green is only 18 storeys.

Bank lelong is one of the options for subsale prospective purchasers.

So this Alam Sanjung thread cannot discuss about subsale as well? Brickz record cannot be shared?

No bumi restriction imposed by the bank (RHB) or auctioneer.
But under malay owner name. So is best to check with the developer whether this unit is under bumi quota/lot or not.

Lelong unit check in from SOHO unit (low floor, only level 1 is SOHO i think. not so sure).
But size is as big as the 3 bedroom service apartment above.
Maybe need to do creative partition, etc into actual rooms?
Only 1 toilet. Interesting.

Owner bought developer unit after project completion.

The cheapest unit 1-3A-A SOHO 913sqft unit sold at reserve price 242k yesterday.
Only single bidder. Won unchallenged.
Good catch. Very cheap price. thumbsup.gif

Still got 4 other this type of SOHO units in the market. Long way to go and wait for drop price if indeed 250k is the actual real value of such unit.

The SOHO unit has no partition and 1 toilet. Dont think can rent it out easily without partition

Yup, is designed for office usage mainly but today dont think got such market.
No choice but to convert as accommodation.
And those SOHO units also need to pay more maintenance fees compare to service apartment unit above.


Anyway, still got 2 SOHO lelong unit active in the market.

The Greens much worse actually in the lelong market.
Not dog friendly here.

Other than that, the property is good enough for own stay? Wife and me don't have big budget and she works nearby so this area is suitable for us.

I have a small dog which never barks. If I use a pet stroller to bring him in the elevator, is that acceptable? Only letting him out on the road area. He needs his walk in the evenings. Sorry for this weird questions, I never lived in condo/apartment before, always landed property only.

Tropicana Metro Park located across is dog friendly there.
Price of course is doubled the price here.
