Got contacted by SA for this project last week. Corner unit 981sf selling at 467k from developer after discount. Is the price consider competitive with investor ? Lol...

I have been there to see both developer unit and subsales unit. Honestly, the worksmanship seem fine. The facilities provided considered decent (For the price the buyer is paying). Swimming pool and ample space to have the evening walk. The layout is also suitable for small family.

The nirvana view would still be a problem for some buyer. I saw black smoke coming out from one of the "factory" when I was on the 23rd floor. However, the nirvana view will very soon be covered by upcoming The Greens. I really dunno what is The Green buyer ('shah alam view')was thinking about when they made the booking.

Another things is that AS is really close to federal highway. You couldnt really avoid the jam during peak hour. But, it is very dificult to find a place without jam right?

As long as you dont mind the traffic, it would be a value for money buy for buyer on budget for a newly completed project. Considering current subsales selling price is around RM450/sqf.
