Hard to says and depends also.Some ppl got height phobia so they get a lower floor
some ppl feel that higher floor is very breezy and quite

if u talking about resale price for rumah wip will be unknown yet.Because rumah WIP house must not be sold in 10 years time

high floor lesser noise , lesser insects like cockroach , lizard , mosquito

ofcourse in china, jb , penang , there's few high floor incident , like kids climb over balcony grill to find mummy and ... , or dad throw phone from balcony and son jump floor to chase the phone , lol etc high floor case

If you jump down from 10 floor you will die, 30 floor also will die. If want to prevent those incident only can get either first and second floor.

First home buyer stamp duty is 100% waived. However, you still have to pay around RM 1.8k for the legal fees + disbursement fees to the lawyer along with the remaining RM 25k balances being the deposit (10%) payable to developer.

If talking about different side of building, it is like comparing apple and orange already.

But in general sense, most of the time, higher floor still fetch better pricing, even though it is facing highway and empty land.
As common sense, if the higher floor is facing highway, the lower floor at the other side can be suffering the highway noise more than higher floor as well.
No advantage for lower floor in this situation.

Once one has experience live in lower and higher floor in both, I bet most people will choose the higher floor one due to
1. Less noise especially near the lobby, and road, car passing by etc.
2. Better scene, even facing highway and empty land, as compared lower floor scene is limited.
3. Top 1 or two floor normally water being delivered by individual pump, instead of lower floor being delivered by natural gravity force directly from tank, can have higher pressure, more enjoyable for bathing. This is trivia anyway.  biggrin.gif

I stayed at 20th floor before with a mamak 300m away. When MU scored, OMG! ranting.gif Currently staying at 22nd floor facing pool, the noise from the swimming pool can be clearly heard also. So, my experience tells me noise travel even better at higher floors. Just my 20 cents. laugh.gif

No problem. Most first home buyer like us are "private limited companies" (at least I'm) and we need very good planning on our cash flows. So it is better if you know what is ahead of you while you do the planning unlike me struggled a lot, worrying about the 10% deposit, legal fees and stamp duties for the past few months. sweat.gif

I've booked 2 units of Nidoz on Block C. I'm buying it purely for investment purpose employing a certain property pairing investment strategy. After studying deeply and comparing with surrounding new projects, I'm very convinced with this project. Anyone have concerns and still sitting on the fence for this project can pm me.

All i can say is most of the SA in the showroom has very limited knowledge and are not good in providing suggestions and advise. It seems like they became less enthusiast after i told them i looking at D'nuri instead of Nidoz, there are a few that is still accommodating though. Just to let you guys know, don't let their attitude put you off on a worthy buy.
