AP most likely will be Advertising Permit. Start selling in the sense that they will ask you to deposit a sum with their lawyers as an expression of interest to buy. When they get their AP then they can ask the buyer to sign SPA.

Been there last week, this is what I have gathered:
- advance appointment is required
- 2 types (2 floors and 3 floors)
- both types will have 3 parkings, only 3 floors unit share one parking area with the 2 floors type
- Design wise its a back to back kind of concept with a small alley to move your vehicle to the designated parking
- 2 floor design (ground floor is your car park, need to climb a 20 steps floor to reach your living room)
- Price at the time (2 floor type - 1.16mil, 3 floor type - 1.5 ~1.6mil)

my personal verdict:
- dont really like the small alley in between moving cars around
- if you are buying a 2 floor type, get ready to argue with the other car owner whom shares one of your parking area when you try to wash your car
- unit design is ok as there's a dedicated maid room and toilet for them

are you getting one? smile.gif regarding the parking, it is 2 ways in-out no? either from the small alley (in between house) or the main road in front the house?

- was planning to get it, but the small alley and shared parking turns me off....
- the small alley seems like one way in and out, however there's a main road in front of the house

oh yeah, one more thing I omitted,
certain units for 2 floor type, the trash repository will be attached at the unit's parking area.....

Haha, I really doubted why some of you so free purposely go to spy the developer's projects and just want to post out to get attentions. I highly suspect your "curiosity" and what's your objectives behind all these? In fact I really suspect that you guys are experienced in the real estate industry but just try to be innocent and newbies. It's a shame that many people especially public don't understand the development process well and selling process, we can't blame a normal public who do not know the process and have doubts, we would advise perhaps you can check with some property experts in line other than just listen to some emotional nonsenses and bullshit around here and it is not even informative and benefit at all. Again I have to highlights there are some "bad" and "irresponsible" agents in the property industry, I believe it's not only in the real estate sectors but all others too. There are thousands of ethical and professional agents in the real estate industry who have served more than hundred thousands of clients. The buyers are not stupid as you thought, please don't insult them.

We understand there are some competitors and haters always like to create negatives about some developers, these kind of negative comments are really minority compare to thousand of residents who bought the developers' projects. Please understand that the Management Corporation of strata property is normally agreed and appointed by the majority of residents, it determines how well the maintenance and value of the property in future. You can't fully blame the developer in the event your management not doing their works right and as residents have you really contributed for your community?

Please don't try to fool the publics!

Spoken like a true agent lol. Not the best person to get honest opinion since that won't translate to sales would it? A piece of advice, the worst thing you can do is try to shape the discussion in a forum..

Well, I'm no trying to offense anybody here.. I sincerely apologize for it if my statement sounds like it. I understand some are true opinions and comments, but in fact some are just negatives from competitors. I'm not bias on any developer or any project, my comment is please seek for the right party on advices and to understand the real process well. It may not necessary an agent's advice, but maybe lawyers, engineers etc..

wow they still marketing this project ? seen this last year during they so called "soft launch" . At this price point 1.15mil above ... you have many choices ...

Just locked a 4+1 rooms intermediate unit today, RM446 psf for 2497sf. Almost a deal breaker with that maid room occupying most of the kitchen space but the agent said might be able to knock off the maid room wall. Hence, locked it first until they confirm with developer in these few days. Anyone else lock any unit or any thoughts (bad/good)?

Yes 500+ for 2-storey and 700+ for 3-storey. Can pay for a low-cost flat instalment already. sweat.gif

This could be another deal breaker for me, any other new landed choice in this area with similar pricing?
