Wow so fast? When I locked the 2 storey on 2nd Dec, was told by agent that still have around 60-65% available.

Think phase 2 will be launching soon?

Last week when i visit on 4 dec already fully booked. So putting my name on waiting list, still waiting for any unit that loan reject or withdraw from their booking. Since you locked a unit, what you thinking so far for this project?

Wow fully booked in just 2-3 days, thought still available as I still see many ads on FB.

Pros:
1. Very reasonable pricing for a landed property in Bukit Serdang area (only RM400+ psf for 2-storey).
2. A shorter access to Bukit Jalil highway to be opened (hopefully will come true).
3. With some facilities compared to normal landed.
4. Parking lots are allocated for each unit, wouldn't need to argue with your neighbour blocking your front door every morning.
5. With visitor parking lots.
6. Good flooring (better tiles on lower floor, timber on staircase and upper floor) from the show unit, hopefully better workmanship from SDB.

Cons:
1. Maintenance fee is calculated based on built-up, not land area (which is strange for strata landed). However, was told by agent that developer could have increased the maintenance fee from 0.22 to 0.30 psf if calculated based on land area. Anyhow, will still need to pay RM4/500+ monthly maintenance fee for a 2-storey unit.
2. For 2-storey, there are 4 parking lots underneath the unit and one of them belongs to the opposite 3-storey. This might create some argument when come to car washing, improper parking etc.
3. Maid room in 2-storey occupies too much space of the kitchen, will need to hack it and make more space for wet kitchen.
4. Bare unit.
5. Need to climb some staircase from car park to lower floor, which is OK for me now to exercise more but could be inconvenient after retiring.
6. Traffic from Bukit Jalil highway to the industrial area via the current access.

Wau, very detailed pros and cons. The maintenance fee is one of the biggest concerns for me for now, but if that cannot be changed I rather the maintenance fee use in proper way and keep the project nicely.
Since you already know what is the pros and cons, do you already making the decision to get one there?

Ya finger cross the management will do a great job maintaining the project.

My agent told me that my loan has been approved, and I'm still making final thought before signing the S&P and loan agreement on this coming Sunday. hmm.gif

Hmm...regard to item 2, 1 parking belongs to opposite 3 storey. I wonder is this townhouse concept? Is the parking lot side by side or tandem? If it is proper landed superlink why can't they built proper car park. I am yet to view this project but this concept already put me off.

Did you compare this against the Sierra Hijauan project or their sibling project in Melawati?

Sierra Hijauan no, but I do visit 19trees, another project from SDB. I pull off after visiting the places, the view of the place is very nice but because is a mountain area and the price, so I didn't continue.

Red is 2 storey, blue is 3-storey. Btw am risking my life to post something not meant to be circulated, hopefully nobody will sue me sweat.gif

Thanks for the info. I believe the apdl already released for this development so there should not be any issue to circulate. Consumer should be make inform with the buying decision.

But I can't imagine 3 storey owner that's paying Xtra still need to share car park with opposite 2 storey. The 20ft alley sure will be very dark during day time. It let me relate to another project by IOI Puteri Hills.

Speechless on this design man... We probably see some handbreak release and push thing lol, provided that car is not electronic parking brake

Yea I think the car park is a major turn off for 3-storey potential buyers. Some more they need to pay RM700+ monthly maintenance fees.

Not sure if alley has lighting like basement car park, which I think they should really get those installed.

Hmm, why need to push since there's an alley for the inner cars to access? hmm.gif

The real concern for me is the potential argument with opposite neighbour and the potential noise created while cars passing by through the alley, hopefully not too disturbing sweat.gif

Haha well said but Puteri Hills unit wont share another parking opposite neighhbour's. It look akward to park additional parking infront neighbour's unit. Later car kena calar or jemur kain

From what I understand on their melawati project, will have some opening for light through and coupled with lightings..

Went to the show unit at Melawati , found it weird with this design especially the car park. I want the car park area in my compound legally haha.

The maintenance fees is a heart breaker , it come with a internal hot water system. This I believe causing the highest cost to the maintenance fees.
